THE SPACE
First floor condo at the gated Riviera Gardens. Fully equipped kitchen with cookware, flatware, utensils, Keurig coffee maker, juice blender, air fryer and toaster. The living room is equipped with a smart tv with premium channels. The bedroom has a queen bed and smartTV. In-unit washer and dryer, and all new stainless steel appliances-refrigerator is filtered water and ice, dishwasher, microwave, oven and gas range. There are four pools and hot tubs in this gated community.
GUEST ACCESS
Guests will have access to the entire condo plus common areas - pools, hot tubs, and green belt to walk and jog.
HOUSE RULES
Absolutely no smoking or vaping inside the unit or outdoor common areas. No outdoor footwear inside the unit to keep the floor clean. Host left clean and sanitized slippers you can use indoors, and leave your shoes in the basket by the door. This will prevent the spread of germs, dirt and grime from the outside so you can enjoy clean and sanitary indoors, esp during this time when many experience health issues. There is a community trash dumpster where trash should be routinely discarded to avoid smell and flies. Absolutely no firearms or any type of ammunition is permitted at the unit and community. This is a fully furnished unit and no personal furniture of Guest(s) are allowed inside the unit.
ONLY REGISTERED GUESTS ARE ALLOWED IN UNIT. UNREGISTERED GUESTS are not allowed for overnight stays unless you have prior approval from your Host. There is an additional charge of $75 per person per night for unregistered guest.
PARKING is available in the roofed carport, 1 car is allowed in the covered parking and if you have a second car, must be parked in a guest parking spot without a roof. This is first come first serve – don’t worry, there are plenty of parking spaces available at all times.
ELECTRICITY
Guest(s) pays for electricity over $100 per month. So please be mindful and turn off electric driven appliances, fans, air conditioner/heater if not needed and when you leave the unit. During the cooler months, the ceiling fans alone work well to keep you comfortable.
ACCESS
This is a residential condo community, not a hotel. The Home Owners Association (HOA) have deemed owners responsible for Guest behavior, therefore, I encourage enjoyment of the facilities and space but smoking/vaping, loud noise, parties, unruly behavior, and cussing in common areas will not be tolerated and the Host will immediately terminate your stay without refunds. HOA fines Hosts for damage done by Guests. All fines will then be passed on to the Guest(s) for reimbursement. Any type of damage and complaints will result in your deposit not being returned and negative review/feedback.
HOUSE RULES & IMPORTANT THINGS TO NOTE
YOU MUST BE AT LEAST 25 YEARS OLD TO BOOK.
*Host has the right to cancel booking within a reasonable amount of days if Guest(s) fail to provide the proper identification of Registered Guests (government issued ID), and information such as car license plate no. (if driving a vehicle).
*Guest(s) must fill out and execute a Standard Rental Agreement, required by City & HOA.
*Guest(s) may be required to a make a refundable security deposit.
*Guest(s) MUST adhere to check-in and check-out day and time. Requesting additional day(s) stay must be done directly with Host who will make arrangements as necessary. Violation of this condition will be subject to court action/lawsuit and forceful removal by authorities, if it becomes necessary. Host has the right to call and obtain assistance of law enforcement.
*60 days minimum stay.
ADDITIONAL HOUSE RULES:
*No outdoor footwear inside the unit
*Appropriate attire and swimwear in pool area and common grounds
*No nude sunbathing allowed
*Absolutely NO food or glassware in pool area
*Security will advise of violations
*No parties
*No smoking/vaping/tobacco inside or outside of the unit and common grounds
*No overnight occupancy of unregistered guest or Host will immediately terminate occupancy without refunds to registered guests
*This is a residential building and guests are expected to act and behave in accordance to House Rules and HOA rules. Guest agrees to pay all fines and charges for violations and if damage occur.
Damage to the property by the Guest(s) or their party is responsibility of the registered guest(s) and will be liable for damage costs.
PAYMENT & BOOKING BY GUEST(S) MEANS THAT GUEST(S) HAVE READ AND AGREE TO ALL THE HOUSE RULES AND HOA RULES, AS SET FORTH IN THE DESCRIPTION AND ENTIRE LISTING AND WILL ADHERE TO ALL THE ABOVE HOUSE RULES PRIOR TO BOOKING. CHARGEBACKS ARE NOT ALLOWED AFTER CHECK-IN. CANCELLATIONS STRICKLY 30 DAYS BEFORE CHECK-IN DATE.
