Welcome to our spacious 3-bedroom, 3-bathroom home, with a pool that can be heated. Accommodating up to 16 guests, it’s perfect for family vacations! The house features an open-plan layout that seamlessly connects indoor and outdoor spaces.
You’ll be just a short drive from Lake Havasu Marina/boat launch, the famous London Bridge, and various restaurants and shops. The property offers ample parking space for your boat, recreational vehicles, or toys, with convenient direct access to the garage

House Rules:
1. No smoking in the house
2. Please set the thermostat to 75 (summer) and 65 (winter) when no one is home.
3. Please do not pour grease down the sink
4. Please do not take the bath towels to the pool
5. No wet clothes on furniture
6. Be mindful of noise after 10 pm (Lake Havasu City Requirement)
7. Any damage made to the property or furnishings will be billed to the guest and reported to VRBO.
DOG FRIENDLY!
1. No other animals allowed due to severe allergies within my family
(additional cleaning fee will apply if this rule is violated)
3. Dog(s) must be authorized to be on the property prior to booking.
4. The fee is $100 per stay for additional cleaning.
5. No wet dogs in house
6. Pick up dog feces to avoid additional cleaning fee (bags not provided)
7. Two dogs max with prior approval
8. Dog(s) are not to be left in house unattended (unless in crate)
**POOL INFORMATION **
Pool Rules
1. No glass by or in the pool
2. No food in the pool
3. No running around the pool
4. Dry off before entering the house
5. Do not leave children or dogs unattended in or near the pool
6. Use of pool shall be at your own risk
7. Do not adjust the pool heater at the unit, it is controlled by phone. Pool Heat is $50 USD per day and requires a 2-day minimum. (48-hour notice). if tampered with there will be a minimum of a $100 charge.
8. Additional cleaning fee of $100 if trash is left in the pool.
9. Owner is not responsible for accidents, damages, personal injury, or financial obligations resulting from the use of the pool

Please do not touch pool equipment as it is controlled by my phone. If equipment is tampered with we will have to charge you a minimum of $100 fee to send someone out there to reset it.
While we have a heated pool option, it works differently from a hot tub. The pool temperature depends on the weather and the heating system, so it may take some time to warm up if it's cooler outside. It won't heat up as quickly as a hot tub, which. is designed to be hot instantly. I just wanted to set the expectation that the pool's warmth can vary depending on the conditions.
Weather conditions play a significant role in how a pool’s temperature changes. Here's a breakdown of how each factor affects heat loss or gain:
1. Air Temperature:
Cooler air: When the air temperature is lower than the water temperature, the pool will lose heat through convection and evaporation. This is particularly noticeable during cool nights or early mornings.
Warmer air: If the air is warmer than the pool water, the pool may gain heat, especially if there’s little wind and direct sunlight.
2. Wind Speed:
Strong winds: Wind increases heat loss by enhancing evaporation. As the wind blows over the pool’s surface, it helps carry away water molecules, which results in greater heat loss. This effect can be especially noticeable on cooler days.
Light or no wind: Minimal wind reduces evaporation, making it easier for the pool to maintain its temperature.
3. Sunshine:
Direct sunlight: Sunshine is one of the most powerful contributors to pool temperature gain. The sun’s energy directly heats the pool water, increasing the temperature, especially in warmer months.
Cloudy weather: Without sunlight, the pool's temperature can drop more quickly, especially when combined with cooler air and wind.
All these factors interact, so the pool’s temperature can fluctuate significantly depending on the time of day, the season, and local weather patterns.
The pool cleaner comes twice a week and let's himself in through the side gate in the backyard.
