Cottage near the Delaware River

The Perch offers a warm hug to all who enter. Spacious living, luxe features, sitting places galore, and space to wander are all available here.

Kick back and relax in this calm, stylish space.

For those of you who like to ski, the house is only 18 miles from Ski Big Bear, Masthope Mountain, which is a great local family resort with 18 trails, 7 lifts and 3 Magic Carpet lifts.

The main level is a wide-open plan area encompassing the kitchen, living, and dining room. All are separate but connected, and perfect for entertaining and group activities.

The kitchen is a fully equipped professional kitchen with gourmet stove and every amenity to help the chef prepare something delicious. The dining room has a bank of windows but remains comfortable and enjoys lovely light as the sun sets. This room also has a desk area with seating if work calls. The living area has plenty of super comfortable seating, a large tv, and room for games. A gorgeous powder room is also on this level.

Upstairs are two airy bedrooms. One with a king size bed, the other with a queen. The king size bedroom also has a writing desk and chair for those that need a quiet place to access their computer.

A large bathroom is just across the hall. The bath/shower combo tub, fully stocked vanity, and views of the nearby mountain make this the perfect room to start the day.

Outside, the deck and partially covered porch offer three seating areas and outside dining. A BBQ grill is also available. The porch overlooks the lawn, surrounding woods, and nearby hills.

The property has plenty of private parking space. A large but gently sloping lawn leads down to the fire pit and makes for a great destination to enjoy a cocktail. Up the hill near the house is a tire swing for those in the mood for some fun.

Nearby are the quaint towns of Barryville and Eldred, both with good restaurants. Barryville has a renowned farmers market, a few bars, antique shops, and easy access over to Pennsylvania. You can also enjoy excellent fishing here. A 15 minute drive will take you to Narrowsburg, with boutiques, gourmet restaurants, and art galleries.

Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.

Rental Agreement: Please know that we require all guests to sign a rental lease agreement.

Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.

Weather: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” or more accumulation but we cannot guarantee an exact time for the plowing as the crews are often unreachable and out of cell service areas for much of the day.

This house has a steep / and or long driveway and extra caution is warranted. Please allow extra time when departing. Upstate Place does supply snow shovels and pet-friendly salt at each of our properties for extra safety.

Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.

Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take a time stamped video of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.

This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained.

The Perch

The property is next to a road on one side and the other side has a beautiful view, but is quite steep. The house is beautifully decorated and comfortable. We spent our time relaxing, talking and playing games. Had a fun time with old friends.

Great getaway

Comfy beds, relaxing living space, scenic/huge backyard with firepit. Lights (LEDs on dimmers could be finniky about dimmer position) and A/C (getting comfortable with use and displays on remotes) were a little tricky at first but we got that sorted out. Anna was very responsive. I didn't want to leave - wish we could have stayed longer.

Beautiful property

We stayed at the Perch to hideout from the Independence Day fireworks (both our dog and baby are terrified of fireworks). The Perch was a nice quiet retreat, we could hear some noise outside but inside the house was quiet. The property has a very large and beautiful backyard that our dog loved. The house is also very nicely appointed, comfortable, and clean. The owners are extremely responsive and helpful (they let us have a late checkout on our final day and we got to squeeze in an extra hike😁). Overall, I’d recommend this house and would stay there again. The only minor issue we had was that the house is located on a busy road, so you do see and hear cars whizzing by the windows in the main floor- our dog was a bit alarmed by this at first but he quickly got used to it.

Delightful Getaway

We trailered a couple of bikes up for the weekend to ride. I always worry about security with bikes being so easy to steal, but this property is incredibly private while also being easy to access with a short trailer. A large flat area made loading and unloading so quick. The house itself was cute, comfortable, and high-end, exactly what was represented in the listing. Usually with rentals you have to worry about bringing your own seasonings, cooking oils, etc., but the shelves were relatively well-stocked! The lights throughout the house were a little finnicky (flickering lights, confusing dimmers) but never a big enough issue to cause any problems. The property managers are communicative and helpful as well. The only negative note I have is really my own problem, where my friends and I didn’t prepare well enough to sort transportation for a night out. We were unable to get a ride share or local taxi company to pick us up on a Saturday evening and had a hard time getting food delivery, but we did figure it out! Schedule taxis ahead of time and don’t rely on Uber.
