SUMMARY
Soak in ocean & sunset views on your very own rooftop sky deck in this beautiful 3br+3ba house (no shared walls!) located steps to the ocean in the heart of Mission Beach. Indoor/Outdoor living at its finest with 3 levels of living space & outdoor spaces on each level, including our top level panoramic water & city view deck! Other features include 1br per level for utmost privacy, ensuite bath conveniently located in each bedroom, bbq, outdoor seating, gas fireplace, attached 2 car garage, a/c on 2nd & 3rd levels (no a/c on 1st level), & sleeps 6.
GROUND/1ST LEVEL (attached garage + patio + 1br + 1ba)
Enter through the front gate to a fully fenced patio with seating, bbq, & hose for rinsing off after a day at the beach. As you enter the front entry door, there is an adjacent bedroom with a Queen bed & ensuite bath (tub/shower combo). There is also a convenient attached 2 car garage with beach gear & washer/dryer (see “Parking” below for dimensions).
MIDDLE/2ND LEVEL (main living area + 1br + 1ba + deck)
A set of stairs leads you to an open, spacious main living area. This space comes complete with a living room equipped with a plush sofa sectional, cozy gas fireplace, SMART TV, ceiling fan, & sliding glass door access to the outdoor deck. Adjacent is a dining area with seating for 6 & a fully equipped gourmet kitchen with granite counters, dishwasher, & cabinets galore. Off the kitchen is a bedroom with a Queen bed, ceiling fan, & ensuite bath (tub/shower combo).
TOP/3RD LEVEL (master retreat + view deck!)
Anticipation sets in as you enter the top level that features an expansive ocean view rooftop sky deck, the perfect place to enjoy a glass of wine while watching beautiful sunsets or in the daytime to soak up the San Diego sun. This space includes outdoor seating & shade umbrella.
This level also houses our master retreat with a King sized bed, SMART TV (not shown in the photos!), coved ceilings, walk-in closet, & ensuite bath that includes an oversized shower.

PARKING (2 cars)
Parking includes a convenient attached 2 car side by side garage, allowing easy access directly into our home. NOTE 1 space fits most mid-large SUVs & the 2nd space is for more compact vehicles (see attached photo, dimensions 17'9” wide x 6'10” high x 18' deep long side & 15' deep short side). Additional parking includes free overnight street parking + various nearby paid & unpaid public parking lots.

Just steps away is the main street, Mission Blvd., with endless shopping, dining, and entertainment. Our guests are provided a comprehensive list of recommended local eats and discount codes for rental shops.
• Water Activities
If you're looking for something other than boogie boarding and swimming in the ocean, we are located just across the street to Mission Bay and water rentals shops, including jet skiing, wakeboarding, stand up paddle boarding, kayaking, and boating.

Enjoy a full day of family fun at Belmont Park located a short 4 minute bike ride away, SeaWorld San Diego is a short 4 minute drive, and world famous San Diego Zoo is located just 15 minutes from our beach home.
POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
