The Space:
Please note, all guests staying at a Portoro home are required to sign a rental agreement and provide a valid form of ID.

With 1500sqft of indoor and 1000 sqft of outdoor patios there is plenty of space for everyone to enjoy this home. Upon entry you’ll walk into a large open concept living/dining and kitchen area. Downstairs you can find one large bedroom, featuring a king bed with en-suite bathroom and laundry. Up the stairs you’ll find 3 more bedrooms and two bathrooms. To the left of the stairs is the primary bedroom featuring a king bed , desk and a large en-suite spa like bathroom complete with double shower heads. The other two bedrooms feature a queen bed in one, two queens in the other and share the third bathroom. One large patio can be found downstairs in the back of the home and another upstairs facing the front of the home.

Guest Access:
We offer convenient keyless door codes for self-check-in. Portoro Homes uses smart locks with check-in details provided 48 hours prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

Getting Around:
Austin is an easy city to get around without a car in this location! Walk, rent a scooter or bike, easy access to Uber/Lyft. Austin offers plenty of transportation options. Ridesharing, micro-mobility, and mass transit are available everywhere. The airport is just 15 minutes away.

We also provide guests with a full list of recommendations and services. This information can be found in the House Manual upon check-in.

Other Things to Note:
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at one of our Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk.
- Some homes have cameras for external monitoring only.
- Stays over 29 days – please inquire separately for terms and conditions.
- HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%.
- YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses.
- This home is pet-friendly. Please note, only dogs allowed and 50lb weight limit, up to 2 dogs per stay. $150.00 fee applies, per stay, per pet.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

Interaction with Guests:
Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 48 hours prior to arrival date (keyless entry). We offer convenient keyless entry for self-check with no need to stop in at a local office. We do typically check in with guests by email/text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions/inquiries. We are available to guests 24/7.

We follow the CDC and Airbnb Recommended Cleaning Guidelines. You can rest assured this property has been completely sanitized prior to check-in.

Inside is clean but needs attention to details

The inside of this house was very clean and the bedrooms were spacious. Much of the furnishings are new, and the bathrooms and kitchen have been renovated. The owners were excellent in communicating with us. The house needs some attention to detail: there are no coverings on the bathroom windows, the showers have partial stall walls that allow the bathroom floor to get wet, and the outdoor furniture was too dirty to use on our weekend of beautiful weather.

Looks Nice but has Problems

The area is safe and mostly quite , except for the Rooster next door! It is Texas. The house was clean and when there were problems, management was quick to respond… I had asked about cookware since there were 7 of Us and one frying pan was not enough. Within an Hour there was a New set at the door. The door to the master bedroom, would stick when closed, it was really hard to open and made a lot of noise doing so.. the room across from the door wouldn’t stay shut. And then we had a leak in the upstairs bathroom that led to water leaking into the kitchen. The patio and balconies were pretty filthy and hadn’t been cleaned in a while.

Affordable rental for group trip

Great price for this rental, even during ACL Music Festival. It is in a good central location between the airport and the rest of town. The neighborhood itself isn't the best - but I think the price reflects that. Just be sure to do your research and know where exactly it is that you'll be staying. We were able to rent this property and one owned by Portoro Homes up the road, so it was nice to have our two groups close together. Portoro Homes made it easy for me to book this on behalf of my crew - I emailed them direct with questions and got a response almost immediately. Communication through the app wasn't as reliable, but I'd prefer email anyway. Overall, I'd book this rental again!

Not what it seems

Pros: it has the amount of rooms it states, and the pool table was a plus (the only good thing about the place). It’s also 10-15 min from all downtown stuff. AC works. Cons: the neighborhood is sketchy looking. Not somewhere you feel safe walking your dog if you bring them. There’s a reason why there’s no pictures of the outside of the property. The backyard looks abandoned. Broken wood and trees in the back. There’s 1 grimy chair in the backyard, and the patio in the balcony and the backyard are covered in what looks like 20 years of dust. It’s gross. It’s a “no smoking” property but there were cigarette buds ALL over the front of the house and the backyard. And a tray full of cigarettes. The inside of the house wasn’t much better. Crumbs all over the stair case, spider webs on the decorations and tables. Cockroaches climbing into our bags from the room. Everything looks like it’s falling apart. The doors literally look like they’re falling off the hinges, corners of the stairs and flooring all torn apart, mystery clear goo on the sink faucet, toilet paper holder falling off the wall, towels are all stained. Pillows are horrible. The whole place looks like cheap ikea showroom. If you touch the tables too much they’ll fall over. Communication is an automated messaging system, so no help. They wouldn’t allow us to check in early because they were “cleaning”, wouldn’t even allow us in the house 15 min early to use restrooms. GROSS place falling apart. We’re an easy going group

Roomy and Beautiful

The bathrooms looked newly remodeled and had great showers with nice soap and shampoo. The beds were comfortable. The pool table and ping pong was a lot of fun but we also used the table for dinner. It’s a great house I would definitely recommend.

Nice people, but property needs work

We enjoyed our stay, but it seems like the property is really being beat up by other renters. It could use some attention (and may already have received it, what do I know?) While we were there, the kitchen faucet was leaking, the dishwasher was out of service, and there were water issues because of the showers’ designs. The kitchen is very minimally stocked, so plan for that. Saw one roach inside, not that the place was dirty, but they’re around.

Group trip to Austin

We had a big group going to Austin for funeral. The house was in a good location close to downtown and other places where we were going during the weekend. The house was stocked with coffee, towels, tp, kitchen equipment, etc. The host responded very quickly to our few emails we sent. Its nicely decorated and was easy to find. We would rent here again. Just shut the bedroom door in the king bedroom upstairs so you don't hear the rooster in the morning! lol Thank you for everything!
