Heating the pool in the fall/winter is expensive. Pool Heating fee is $105/day
There are exterior cameras in place for yours and our safety and to protect our home and the liability of owning a pool. The exterior cameras in front (ring doorbell & driveway) and in the backyard (near patio pool coverage and back corner of the home facing the pool direct) are only monitored if a complaint is brought to our attention or an emergency occurs. They are NOT to invade your privacy. Covering or tampering with them at all will result in early termination of your lease. If you’re not comfortable, this home may not fit your needs.
HOUSE RULES:
No smoking, parties, or events
Check-in is anytime after 4PM and check out by 11AM
· Tenant agrees to leave the premises & its contents in the same condition as found upon move-in, normal wear and tear expected.
· The occupants shall not: exceed the sleeping capacity, use the premises for any illegal activity, cause damage to the premises or to any neighboring properties or other acts which interfere with neighbors' right to quiet enjoyment of their premises. Quiet time hours are 10:00pm(MST-AZ) and 8:00am(MST-AZ) .
* If using the BBQ grill the grill must be turned off after every use, to prevent a fire hazard.
*Smoking of any kind is not allowed inside the house. Breach of Smoking or Pet Policy will result in immediate termination & $450 fine per policy breached will be charged to Tenant
* A minor is defined as any person under the age of 23. We require at least 1 member of the party to be 23 years old.
*Report maintenance to us so we can handle it accordingly and swiftly.
*Tenant hereby acknowledges that the premises reserved includes access to a pool, the undersigned agrees and acknowledges that the patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the pool/community pool and patio areas
*Booking must match the correct number of guests on original booking. The maximum capacity of this house is 10 people.
IMPORTANT: When leasing this home, you agree to waive all liability and all children must always be supervised at all times especially by the pool. There are exterior cameras in place for yours and our safety. In the event of an emergency, these cameras are a must for insurance purposes. They are not there to invade on your privacy and covering or tampering with them at all will result in early termination of your lease and immediate forfeiture of your deposit.
