• Brand-new Andersen windows have been installed on the sun-facing rear side of the house and the large side window in the master bedroom. These upgrades are designed to minimize solar heat exchange, keeping the house significantly cooler during the summer and retaining warmth in the winter.

• Brand-New Cedar Gazebo: This 12x20 ft. gazebo is crafted from cedar wood and features new overhead fans and lighting for added comfort.


🔥 Upgraded Firepits:

• A coffee table-style gas firepit has been added to the couch area under the gazebo (not yet shown in photos).

• A larger gas firepit has been installed in the gravel area at the back corner of the yard, complete with plenty of seating.


🎮 Enhanced Game Room:

• Now upgraded with color-changing LED lighting along the ceiling’s crown molding and a brand-new arcade machine. (Temporary photos uploaded to the game room folder.)

• Newly Resurfaced Pool: As of 12/12/2024, the pool is completely resurfaced and as good as new!

Child Safety Features:

• A child 🔒lock is installed at the top of the sliding glass door leading to the backyard.
• The sliding door is also self-closing for additional safety.


🔥 Heated Pool Details:

• The pool heater runs during winter months, maintaining the pool at 81–82°F at no extra cost.
• Guests can request heating to 90°F for a $150 fee (requires 24-hour notice).
• The pool heater is turned off completely during the summer.

• Standard check-in begins at 3:00 PM.
• If you require an earlier check-in, we can attempt to accommodate.
• However, We prioritize ensuring the home is thoroughly cleaned and sanitized for your comfort and safety. 😊

❌Check-Out🕒:

• Check-out time is 11:00 AM.
• Due to high demand (our property is booked 90–95% of the time each month), we typically cannot accommodate late check-out requests.


💼 Luggage Drop-Off:

• Need to drop off luggage early? We’re happy to accommodate secure luggage drop-off as early as 11:30 AM, upon request.

While I won’t be available in person, I’m always just a text, email, or phone call away—24/7. If any issues arise, I’ll promptly arrange for assistance.

My trusted local team includes Marc and Vic, who handle maintenance, pool care, lawn care, and property management. If an on-site visit is needed, I’ll coordinate with them to ensure everything is taken care of swiftly.

Very cute and quiet neighborhood in Round Rock near Austin TX. Minutes away from downtown Round Rock, less than 9 minutes from Kalahari Resorts, & Only 20 minutes from downtown Austin!

Uber and Lyft is easily accessible in the area. Also there is plenty of walking trails and pedestrian paths to use in the area. Car Parking in the driveway as well as street parking in the neighborhood is allowed and free. We only ask that you don't park in the garage as it stays locked for security purposes and that you don't block anyone's driveways when parking on the street of course.

🛠️ Weekly Maintenance:

• Every Tuesday or Thursday, our pool, lawn care, and maintenance professional, Vic, will visit the property to mow the lawn, service the pool, and take the outdoor trash to the curb.

🌊 Pool Care:

• The pool is cleaned weekly to maintain proper chlorine levels and optimal cleanliness.

• While the pool is regularly serviced and the pump and filters are maintained daily and weekly, some wind-blown debris may still occur. Our cleaners do their best to remove debris after every stay, but a little is unavoidable.
[Tip]: A net is provided for guests who may wish to skim the pool themselves for additional cleanliness. :)

Noise Monitoring:

• The property features outdoor noise decibel monitoring to ensure a peaceful neighborhood environment. It notifies us if noise exceeds acceptable levels in the backyard area after 11:30 PM on weekdays and weekends. This is our primary concern regarding nighttime noise.

Quiet Hours & Noise Monitoring

• No Loud Parties: Airbnb prohibits disruptive parties, and we strictly enforce this rule.


•••Backyard Quiet Hours•••

Weekdays/Weekends:

• Outside Music 🔊 off ❌ by 10:00 PM (Quiet-time hours start but backyard can still be used until 11:30 PM)

• Backyard is then closed 🚫 to all guests after 11:30 PM till 6:00 AM.

• After 11:30 PM, gatherings can continue indoors only. For fresh air, guests may quietly use the front patio area after 11:30 PM.
City Ordinance: No intrusive noise after 9:00 PM, so please be respectful.


•••Inside the Home•••

• After 12:30 AM, noise 🔊 levels must remain low enough to avoid disturbing neighbors. Enjoy yourselves, but keep music volume reasonable and respect quiet hours.

• Our main concern is maintaining quiet in the backyard to respect our neighbors.


•••Monitoring•••

• A noise 🔊 monitoring system is installed in the backyard and inside the kitchen to monitor decibel levels only (no recordings).

• A camera on the back patio monitors access after 11:30 PM. This activates only during quiet hours from 10 PM - 7 AM the next day.

• Do Not Tamper with Noise Devices: Please do not unplug or disable the noise monitoring system in the kitchen. It ensures compliance with our rules and Airbnb policies.


Noise Complaints & Policy Enforcement

•Repeated or unresolved complaints may result in immediate termination of your booking without refund.

Loud, disruptive parties will also result in:

• Immediate termination ❌ of your stay.
• Potential additional cleaning or damage fees.
• Reporting to Airbnb as per their No Party Policy.


•••Miscellaneous House Rules•••

Pool Heating🔥:

• Pool heating requests require 24-hour advance notice.
• Standard heating (up to 80°F) is free. Heating to 90°F incurs a $125 fee. Only our maintenance team may adjust the temperature.


•••Guest Count•••

• Accurately list all guests in your booking. If your party size changes, let us know so we can adjust your reservation.
• Extra guests above 8 incur a fee of $30 per person per night.


•••Smoking/Vaping•••

• Allowed outdoors only. Please dispose of cigarette butts to avoid an additional cleaning fee.


•••Pool Maintenance•••

• Do not remove chlorine floaters from the pool, even while swimming. This ensures the pool remains clean and ready for future guests.


•••Garage Access•••

• The garage is locked for security reasons. Use the driveway or street for parking, but prioritize the driveway first.

•••Wi-Fi Router•••

• Please do not unplug or tamper with the Wi-Fi router.


•••Property Access & Emergency Protocols•••

Business Hours (9 AM - 7 PM CST):

• If urgent property maintenance is required, we will attempt to contact you via call, text, or Airbnb messenger. If there’s no response, maintenance staff may visit the property, announce themselves, and address the issue.
After Hours:

• Maintenance or property management will not enter the property outside business hours unless in the event of an emergency or at your request.

Soccer weekend

Came down for USYS semifinals in Round Rock and found this place. Looked great in the pictures and was great being there. I assume most guests will enjoy the pool because of the TX heat but there it was an abnormally cold weekend in the 20s. We had already paid to have the pool set to 90 thinking it was going to be in the mid 60s. The pool heater was working overtime all weekend and we had a blast coming back to the house and relaxing in the pool after the soccer games each day!

Pool Party

Reserved home for a pool party to celebrate birthdays. No issues with information prior to arrival, check-in, cleanliness, or communication. There was an issue with the home outside of the owner’s control - we were notified immediately and given option to cancel. We chose to stay as it was actively being addressed despite being a weekend and we could work around it. Unfortunately the contractor did not do their part so we were unable to stay overnight but were in communication with the owner the entire time. The kids had a great time. Enjoyed the pool and pool table.

Perfectly adorable house for sleeping many people

This place is so cute and cozy! Love all of the velvet and squishy beds. If you need a lot of beds for your stay this one definitely takes the cake! The pool is heated and backyard is lovely for hanging out in the daytime. Couldn't be outside at night, but that wasn't really an issue. Thanks for everything!

Family Staycation

We rented this property because of the entertainment (game room and pool) and the fact that it can sleep up to 14 people. We had 3 adults and 8 kids in our party. The house was clean and spacious. Everyone was able to sleep in their own bed. Our host, Derek, was responsive and helpful through the whole rental process to the time we checked out. The location is also convenient. There is a 7-11 around the corner and an HEB 10 minutes away. The neighborhood is nice and quiet, also. We will rent again!

An Oasis in the Backyard

What a great home to spend time at while in Austin. The Texas heat can be intense but a great backyard with a pool, covered table with a fan, lounge chairs to rest poolside made it enjoyable even during a heat wave. The house has a nice kitchen that is well stoked and is right off the backyard, all the rooms were really clean, and the beds are very comfortable. We'll definitely be staying here on our next visit to Austin.
