West Newport is (in our opinion) one of the best locations to live/rent in Newport Beach. From forty-seventh to seventy-fourth, W. Newport is home to many long-term and permanent residents of Newport spending their time enjoying the beach without all of the hustle and bustle of the Pier & Tourist Areas. Inclusive of the W. Newport Park, you will find everything from children's Jungle Gyms to Racquetball, Pickle Ball, Tennis, Volleyball, and basketball courts. For those looking to explore the Bay, we recommend launching your stand-up paddleboards and kayaks from Channel Park on 46th street.

The community of West Newport also has some great local restaurants. From breakfast at Cappy's Café to fine dining at Cucina Alessa, a home-cooked meal at the Spaghetti Bender (get the Gnocchi) to a sandwich at Tidepools or grab a Burrito on the run at Chronic Taco. There's nothing you won't find within a few minutes of home.

IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beach-goers should be expected.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- You are provided with (1) Covered Parking Spot, Oversized Trucks/SUVs are not recommended.

Guests utilizing EV Charging must notify Management prior to their arrival. Additional charges of $15 per day will apply for reservations of less than 7 nights.

Charging can take place between 8-3pm for $15 a day. Charging must be prescheduled at lease 24 hours before your arrival date.

Comfy, spacious, cheerful home.

I love the unique decorating and the home was very comfortable for 7 people. We have many wonderful memories from this rental. We were in the area for our daughters graduation and we all had a great time at this beach home.

Great property close to the beach

This was a wonderful place for the four of us to get together while visiting for a conference. We loved having our own parking spot, a great kitchen and living space, and our own private rooms to retreat to. Found the microwave late as it’s tucked into a cabinet in the kitchen but that’s hardly a complaint! Everything worked and was as described.

RAT INFESTATION DO NOT STAY HERE!!

This was one of the worst stays I've had at a VRBO, avoid this property!!! One morning, we saw that something clawed into an apple we bought the day before and left shreds of the skin all over the counter. We then left and came back to find more claw marks in the apple while we were gone and multiple bags were chewed through. I called the owner to report the infestation and not only did they not apologize, but their response was "it’s getting cold so the rats are probably trying to get inside” and they would "put in a work order to try to get someone out today." When we came back that night, we didn't see any traps and more bags were chewed through. It was shocking they would be so cavalier and unapologetic about a rat in the kitchen of their property, and none of us slept from being so disgusted and freaked out. We had multiple issues beyond the rat as well. Multiple kitchen chairs were broken, a bedroom doorknob fell off, the cabinets had holes in them (likely from the rat), and one of the cabinet faces was completely broken off exposing the gas lines to the stove. The property looked like it hadn't been cleaned either! Multiple bedspreads were dirty, towels were stained, and plates and glasses were unwashed. One blowdryer also tripped a fuse that turned off most outlets in the house including where the router was plugged in, so we lost wifi. I emailed the owner detailing this all and got no response even though they reviewed me as a guest. Truly awful experience.
