Welcome to The Milly Pad at 47 Austinwood Lane in Santa Rosa Beach, Florida along the West end of spectacular Scenic Highway 30-A. This lovely, pet friendly home is nestled on a large 1/2-acre lot with 38’x18’ pool and is less than a mile to multiple beach accesses. This home features excellent privacy and is out of the hustle that you experience in many of the neighborhoods along 30-A. Austinwood Lane is truly a quiet, hidden gem in the area as it dead ends into the fence of Topsail State Park. The Milly Pad sleeps up to 12 and has been recently purchased, remodeled and refurnished by the new owners in May 2022. The main home sleeps 10 and the Little Cottage sleeps 2.

THE “Little Cottage” is a ONE BEDROOM GUEST HOUSE INCLUDED IN THIS RENTAL. IT IS A ONE BEDROOM CARRIAGE HOUSE THAT WE PREFER SLEEPS ONLY 2 BUT HAS A FULL BATHROOM, KITCHEN, LIVING, ETC.

As you pull up to the Milly Pad, you’ll immediately feel like you’ve stumbled upon something special. Mature shade trees line the driveway and exude the perfect ambiance for the wraparound front porch. This home has an emphasis on relaxing outdoors under porches, on the decks, around the pool, in the hammocks, you name it. A large two car covered carport will keep you dry if it rains and keep your golf cart under cover as well if you rent one (HIGHLY RECOMMENDED). It’s a blast to take the cart to and from the beach with the family or for breakfast in the morning and ice cream in the evening.

As you step inside the home you’ll find a bright open space with kitchen, living and dining on the first level along with a guest bedroom with two queen size beds. The kitchen is fully stocked with all stainless appliances, granite countertops, dishwasher, microwave, etc. The laundry is on the first floor as well as a full bathroom. Upstairs you’ll find a large master bedroom with king size bed as well as a twin size daybed/trundle combo. You’ll find a second full bedroom with just a King Bed and a bunk room with twin over twin bunks. There is a second full bathroom upstairs with a shower/tub combo and also a separate custom walk-in shower attached to the master bedroom. There are two different covered outdoor porches upstairs as well.

Outside you’ll find lush landscaping around the large pool area and deck that is fully fenced in. Another open deck with grilling space is located adjacent to the little cottage.

From this location you are only one mile to Stinky’s Fish Camp and 2 miles to Gulf Place with Shunk Gulley, Shelby’s Bar, The Perfect Pig, Sunrise Coffee, Yolo, Growler Garage, Pecan Jack’s, Pizza by the Sea and several other shops at the intersection of Hwy 30A and Hwy 393. You are a half mile from entering Topsail State Park where you can enjoy their eatery and coffee shop Kith & Kin or take in the beach access through the park for the day or hike and bike through the trails in the park. Grand Boulevard near Sandestin is only 5 minutes away with Publix shopping center, Starbuck’s, Wine World, Emeril’s Coastal Kitchen, Vintij Bistro, Tommy Bahama’s, Cantina Laredo and shops galore. You truly can experience peace and relaxation within minutes to the beach and plenty of things to keep the whole family happy nearby.

Dogs are allowed 35lbs and under-- non-refundable pet fee is an additional $300 PER DOG with a 3 dog max. PLEASE INQUIRE IF YOUR PETS ARE LARGER!!

Spring Break

It was our first time visiting this area for spring break. The restaurants and beach were close to travel to or walk. We appreciated the pool toys available and the corn hole boards. We sat on the deck chairs while some family grilled. My son especially enjoyed the cottage so he could spend some time with other friends, away from the adults. The beds were extremely comfortable. I appreciated the blow dryer, as I left mine at home. We will definately be back.

The house was great! We never felt cramped with our party of 10. The location is wonderful. We rode our rented golf carts everyday. The pool was wonderful to come back to after a day at the beach. We will definitely be back!

Great Getaway!

Roomy house was perfect for our family! The cottage was adorable and the pool was a hit. The only downfall was the master bedroom didn’t have its own toilet. Two bathrooms in a big house was a bit of an inconvenience for us.

Family Fun in FL

Josh, was a very easy host to work with and check in and check out was very easy. The location was very central and nice to be on 30A. Our family of 8 was very comfortable, and it had plenty of space for our 2 grandsons to run around and nice yard to play catch in. We call commented every morning how comfortable the beds were and how happy everyone had a bed to sleep in.

Great location to state park top sail. Very secluded. Very clean. House was a little different. No master bath but we made do and a little older home. Screen porch was very nice. Pool was good but we had to clean it as it was between cleanings. Overall had a great time.

Great Getaway

The home plus cottage rental was prefect for our group. Neighborhood is quiet/tucked away, great for walks and enjoying the surrounding nature paths. I would recommend renting a golf cart, local beaches/restaurants are a distance.

Great Home away from home

We had so much fun staying at Milly Pond. Josh was great to work with and accommodated us very well. I was pleasantly surprised to have a conversation with the actual owner and not someone who was paid to manage the property. 12 of us stayed comfortably and enjoyed the many different private areas to sit back and relax. There are so many outdoor areas to enjoy; two balconies, a deck space off of each home, the pool patio area, and the beautiful screened in porch. Though the property is not new like some of the ones we stayed at in the past, we liked that it felt like we were at home. The neighborhood is quiet and private, which was a great place to hang out when the tourist areas started feeling crowded. There are several beaches within a very short distance, you can even hear the waves crashing while sitting out in the yard, which was pretty cool. The pool was cold, but we all enjoyed swimming in it all week. The property provided a lot of extra perks like beach equipment. Whatever we lacked in the kitchen we found in the cottage. The beds are comfortable too, which we all were thankful for. If you are looking for a comfortable, lived-in home away from home in Santa Rosa, I would highly recommend staying at the Milly Pond.

Home away from home!

Spent an amazing week with 7 adults and 3 kids. Couldn’t have asked for a better time and place to stay! Very clean and cozy and a great host! Pool was fantastic! Everything is far enough from the bigger cities but close enough to get to if you want that environment. The beaches there on 30A are perfect. Definitely recommend!

Amazing Trip - Great Hosts

Quiet location and a short golf cart ride (easy to rent) to the beaches and great restaurants. Josh was spot on with recommendations and prompt communication! Our kids lived in the pool when not at the beach and we had plenty of room in the main house. In-laws loved the small cottage on the property as well! Overall great family spring break trip and will be back.

Perfect house for a family of all ages

We really enjoyed our stay! The house was very roomy. We had 6 adults and 4 children (aging from 1 year to 5 years old) and we had plenty of space to spread out and be comfortable. The pool was perfect in this hot weather. It was very well maintained. It was so relaxing to be able to just walk outside and jump in the pool and cool off anytime we wanted. The owner was very responsive to all of our needs. The landscaping was really pretty so there were plenty of places to take photos. All in all we had a great time and really enjoyed our stay.

Just what we needed in 30A

Our family of 8 ranging from 3 yrs to 77 yrs old had the most wonderful stay in this home. It met our needs for space, cleanliness, proximity to the beach and fun. The kitchen was stocked well enough for us to cook a few meals during our stay and simply having the space to eat all together in the enclosed patio was nice. We rented golf carts for the week and enjoyed riding up to the beach area a couple of times a day. The host, Josh responded quickly to our questions and so kind of enough to drop off a few items we needed like beach toys and towels.

Felt like home

The Milly Pad was just what we wanted. Spent a wonderful week with our family of 11 and couldn’t have asked for a better place to stay! Very cozy and clean. Josh was an excellent host! Communication with him was fast and very helpful. Pool was just what the kids ordered lol. We also rented a golf cart for the week which made it easy for a fast trip down 30A to the amazing beaches or just to grab a cup or two of coffee. Would 100% definitely recommend. Thank you Josh.
