❗️Important Considerations... let's be sure Lunar Beach Bungalow is the right fit for you and your group:

1. RENTAL AGREEMENT: Must sign agreement & provide ID within 48 hours of booking (or immediately if arrival is within 48 hours). Failure to sign will result in cancelation with applicable cancelation penalties.
2. Riverfront Cocoa Beach facility details:
• Located 2.2 miles from the home.
• Open daily, 10:00 AM–Sunset, weather permitting. No refunds for closures.
• Guests must sign a waiver for use upon arrival.
• Pool is not heated.
• Events, including live music or private events may occur during your visit to facility.
• Pool seating is first-come, first-served.
• Cabanas and canopies available to rent for additional fee, first-come, first-served.
• Kayaks and stand paddle boards (SUP) must be reserved at least 48 hours in advance by contacting the facility.

3. Occupancy: Max of 6 persons at any time/ applies 24 hours a day, including infants and children. This applies to non-overnight guests / day visitors as well.
4. Minimum Age: Primary renter must be 21+(or active military) & an occupant of the Property.
5. Accessibility: Small step at the main entrance.
6. Transportation: Vehicle recommended although area is walkable & bikeable.
7. Fencing: Fully fenced yard, but small gaps may allow small or digging dogs to escape.
8. Fire pit: Available year-round but subject to local burn bans.
9. Sleeping Arrangements: 2 king beds, a twin daybed with trundle (2 twins total) + queen sleeper sofa.
10. Dynamic Rates: Rates vary by date. Enter exact dates for accurate pricing.
11. Saturday Check-ins/Checkouts: Not available.
12. ANIMALS. PET POLICY. DOGS ONLY. NO CATS or any other pets/ reptiles. Well-behaved, potty-trained dogs welcome with non-refundable fee of $25/ night/ dog (if not selected at time of booking, will be requested post booking). Must register in advance. Keep off furniture; Dispose of pet waste outside; must remain leashed while outside of home; Emotional Support Animals (ESAs). ESAs require a written request at time of reservation & official documentation (from a doctor or the government) of a diagnosed disability, unless readily apparent. Or the pet policy applies. Service Animals. Service Animals, defined by §413.08, Fla. Stat. (2024), incl. animals in training, require a written request at time of reservation. No documentation is required but a person who knowingly misrepresents him/herself as being qualified to use an ESA or service animal commits a 2nd degree misdemeanor, punishable pursuant to 775_followed by_082 dash 083, Fla. Stat. (2024). Removal. VRM can remove any animal for inappropriate behavior.
13. Nature and Pests: Expect bugs in Florida. While we take precautions to prevent critters from entering the home, occasional encounters are inevitable.
14. Home Age: Nearly 80-years old and though renovated there are some charming creaks and imperfections unseen in photos.
15. Smart Home/Security: Exterior cameras at entry door and driveway (NO interior cameras), noise monitor in hallway (decibels only), and Echo devices in living and bedrooms (can be unplugged).
