Guests will have private access to the entire upstairs unit (3bed/2bath) of the newly renovated home. (There is a separate basement Airbnb unit completely locked away from this unit.)

The interior was professionally designed in chic mid-century modern style and all furnishings are brand new (furniture, mattresses, towels, kitchenware — all brand new). Your comfort is our top priority.

Every bedroom has a TV with access to Netflix, Disney+, HBOMax, Discovery+, and ESPN+.

Our property manager lives just minutes away from this house. This home is professionally managed by highly rated Airbnb experts with properties across the country. Customer service is important to us, and we’ll make sure you enjoy your stay.

The gigantic back yard where the gas grill and outdoor seating is located is shared with the basement apartment.

Guests will have access to the entire main level of the home which includes a living room/dining room, kitchen, 3 bedroom, 2 bathrooms and washer/dryer access. Additionally, guests will have access to three parking spaces located in the back of the home. Guests will NOT have access to the basement apartment which has its own private entrance at the rear of the home.

The back yard is the part of this home that is shared with the downstairs apartment. We offer discounts for guests who wish to also rent the basement apartment. Ask for details!!!

We live down the road and are very responsive to the needs of our guests.

We are located 10 minutes from downtown and 15-20 minutes from the airport. Our home is located about a half mile from I-20 making it really easy to get everywhere you want in metro atlanta.

Atlanta is definitely a driving city so we suggest renting a car. Uber/Lyft is available 24/7 and is pretty cheap for when you don’t want to drive.

***The basement apartment with its own private entrance is available for rent if you desire more space and/or privacy.

***Accurate guest count is required by Airbnb and our insurance. Please make sure when you book the house you enter the correct number of guests including all those that will be staying overnight or visiting. For example, if you plan on 6 people staying overnight and 2 people visiting during the day, the guest count is 8 people. If you have questions about this policy, please send us a message before you book.

***Please note a $500 pre-authorization hold (not a charge) will be placed on the credit card used to book your reservation 24 hours before check-in. This hold will be released after your stay, provided there are no damages or additional charges. Once the pre-authorization is successfully processed, we will send check-in instructions to the phone number associated with your VRBO account.
1. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund.

2. Events, weddings, and parties are prohibited. If you are not sure your reservation qualifies as a party or event, please reach out to us and explain what you are trying to do and we can determine if its possible to host your event. Good communication is key.

3.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. Burning incense is also prohibited. We also do not allow smoking weed outside. Both our neighbors have small children and spend a lot of time in their backyard.

4. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations between $20 and $25.

5. The maximum number of vehicles that our home can accomodate is 4. If you think you will have more than 4 vehicles send us a message so we can figure out a parking situation. We have a very large driveway that can easily accommodate 5 vehicles

8. Do not park in front of our neighbor’s house. Our driveway has plenty of parking for all cars. If you need to park in the street, please only park in our driveway.

9. Guests must provide an unaltered copy of their Driver's License or Passport to host through Airbnb message thread within 24 hours after booking so we can independently confirm your identity and finalize your reservation.

10. Our cleaning team charge a $350 biohazard fee if they have to clean up any bodily fluids (blood, urine, feces) and $100 if they have to clean confetti.
