The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. The same goes for late check-out, if there is no one booked the night of your check-out date, we can block off the night for you for a guaranteed late check-out at half the price.
**HOUSE RULES/AGREEMENT MADE UPON BOOKING**

$250 Refundable Damage Deposit Pre Authorization taken at arrival, if booked by Airbnb/VRBO they will collect damage deposit/fines.

A great deal of passion went into the design and decorating our Nashville home so that it would be both beautiful to behold and beautiful to experience for ALL. We assume all of our guests will be respectful and excellent, but we still want to make sure you understand our rules and expectations so we're all on the same page. Please help us preserve our house for your and others' future stays by accepting these rules before you book:

-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house. Discard butts in the garbage can.
($300 Fine for smoking indoors, $100 Fine for picking up butts)

- Absolutely NO pets whatsoever allowed ON or IN the property. ($250 fine for bringing a pet inside)

-Absolutely NO major parties. If you're looking to book our place to throw a party, we have exterior security cameras that would allow us to see if there is a party going on and how many guests are ACTUALLY staying at the house. We're ok with small celebrations with the allotted amount of guests allowed/booked for -10 people max in a unit. (Fine of $200 applies if more than 10 people show up and enter the property)

-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. (Any tape residue or damage found on walls due to your decorations will result in a $200 charge)

- Do NOT co-mingle on the front porches. If wanting to hang out please use the back door by the alley and parking lot. You will receive one warning. (A second warning a $150 fine will occur)

-Use cosmetic wipes or cloths for makeup removal - not our white linen! (Fine $20/washcloth if ruined)

-Please leave the house in the condition you entered it in. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The fee is to cover the expense of hiring our awesome cleaner to clean all linens, kitchen, bathrooms, living areas, dusting, and up-keeping the house. It does not include her cleaning up after any disrespectful messes left behind. Please follow the easy check-out instructions we'll have provided you. If you follow those, you’ll be in good shape. (If you do not follow the check-out instructions a $200 fine will result)

-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable people and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.

-RESPECTING OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighborhood and neighbors by keeping your exterior noise level down at ALL times. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit and/or a fine of $250.

-We have installed noise devices that track the DBs inside of the home. If you go above the set DBs will receive a text message for a warning. If a second warning goes out a $250 fine will be implemented and after the third time, you will be asked to leave. We have these installed to respect our neighbors and neighborhood from loud parties.

-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (Fine $150)

- You get 1 parking spot in the back. You will be fined $150 if you have more than one car located in the back after the first warning and/or the vehicle could be towed with no warning. Additional cars need to park in front of the street.
