BOOKING: All occupants must be 25+, with the exception of a 25+ adult with child. Maximum occupancy is 3 total. All occupants need to be registered with management, so contact information, guest names and ages will need to be provided after booking, before check in.
UNIT: Third floor large corner unit studio condo. Newly remodeled in 2022. White and turquoise coastal beach theme. Unit has a hallway, utility closet, cleaning closet, bathroom, walk-in closet, common/sitting/sleeping area, kitchen/dining/lounging area and balcony facing the ocean (the view is obstructed). The balcony has two chairs and a table overlooking commercial space, a main road, the SlingShot ride, Longboards Restaurant, Hammerhead Fred's Restaurant & Bar, and more. The main common area has a queen memory foam bed, night stands, lamps, dresser, sitting chair, TV, Roku, and WiFi (very fast internet speeds of around 80 mbps download and 12 mbps upload, on average). Kitchen is stocked with basic kitchenware, small drip coffee maker, toaster, blender, sink, stove/oven, fridge/freezer, microwave, trash can, ceiling fan, dining table and chairs. No dishwasher, so please hand wash and dry any kitchenware you use. There is also a twin pillow top bed in case you need separate sleeping arrangements. Large walk-in closet with handheld vacuum, small ironing board, iron and hangers. Large bathroom with a full shower/tub, toilet, double sink, mirror, hair dryer and towel hooks. Cleaning closet with broom, mop, plunger and fire extinguisher. The unit also has smoke detectors, a fire sprinkler system, central heat and AC, and a small window. The door has a lock, and a key code will be provided.
PROVIDED: One parking pass is provided that must be returned prior to check out (otherwise there's a $20 security replacement fee). If you have a second vehicle, there are some paid public parking lots nearby. We provide one hand soap, one kitchen towel, one trash bag, one roll of toilet paper and one small shampoo to get you through your first night. We provide one basic bath towel and one wash cloth per guest. One basic queen sheet set, two pillows and one bedspread provided. One basic twin sheet set, one extra pillow and one blanket provided. No linen exchange service or daily housekeeping. Please do not use the bath towels at the beach or pool. If you need extra towels, linens or bedding, please bring them.
RESORT: Enter the resort near the intersection of Thomas Drive and Joan Ave. It has a gated entry so a gate code will be provided. You can park right in front of the building. There are stairs and an elevator. Luggage cart available on first come, first serve basis. Resort is directly on the Lagoon and has a private dock for fishing and docking a boat (first come, first serve, so if bringing a boat, message me in advance, and there is a docking fee and boat registration process). Only one block away from the beach across the street, with public beach access point nearby. The resort has a pool (not heated), clubhouse, sauna, 2 lighted tennis courts, 1 pickle ball court, shuffleboard, barbecue, outdoor dining and lounge areas, and secure gated parking lot. Conveniently located right above retail space so simply walk downstairs for restaurants, coffee, stores, winery, etc. Across the street from the famous Ms. Newby's bar, and within one block of restaurants, ice cream, gas, convenience stores, go-carts, rides, attractions and more. Walmart is approximately one mile away. The resort is in a great location, on the main Thomas Drive strip. The area has Uber, Lyft, taxis, rental cars, rental golf carts and more.
ADMIN ITEMS: Check in is 4pm local time (Central). Check out is 10am. Unauthorized access outside these times is trespassing, which is illegal. The resort has security cameras in the general areas and entryway has Ring camera. Leave the unit like you found it. Let me know of any missing or damaged items prior to check out so I can get them replaced for the next guest. Leave the parking pass on the table before you leave, to avoid a replacement fee. Respect the property and neighbors. No smoking in the unit (smoking allowed on the balcony with the door closed). No renter pets allowed per the Condo Bylaws. No parties (the unit has noise monitors to monitor sound levels, but they do not record audio).
-Please bring any extra linens, pillows, towels, bathroom items you may need.
-Not following house or resort rules may result in expulsion without refund.
-A cleaning company cleans, launders, and restocks the unit after each guest, and we perform a deep cleaning quarterly.
-Early check in and/or late check out cannot be guaranteed since it depends on the cleaning lady's schedule, so please ask in advance.

-The resort and area were affected by the last hurricane to hit the panhandle. There may be minor repairs happening around the resort as a result.
