THINGS TO KEEP IN MIND:
Master bedroom is upstairs across from the loft space. There is no door on the master bedrooom which some people dislike. It was meant for the upstairs space to be all master area, but when the loft space was added, a door to the master wasn't put in place.
Flagstaff is a rail town. The train runs right through the center of town and there are not a lot of areas where the train can't be heard. The train runs a little less than a half mile to the north, so you will hear it. Some people love the train noise, and others don't like it. There are no horns/sirens or anything like that. It is just the rumbling of the train moving through. We have never had anyone complain about this, but we like to be as "full disclosure" as possible.
There is a full barn and stable area on the property. Sometimes there will be a horse or two being boarded there. Someone may come to feed and tend to the horses. It is a decent distance away from the house, and it is likley you wouldn't even know they are there (they are very kind, sweet people who board their horses there and we have done extensive vetting to make sure they match up with us and our guests!).
THERE IS NO AIR CONDITIONING! This is common for houses in Flagstaff. If it is a hot summer, usually a couple fans (provided) are all you need. We have a roll around a/c in the master. If you open the windows at night and close them in the morning to keep the cool air in, usually this is absolutely sufficient. But every now and then you can get a hotter than normal day where the roll around a/c is necessary upstairs.
