★ MAINTENANCE SERVICES★
Please note that we have weekly pool maintenance, landscaping, and general maintenance workers who may need access to the home/pool area. We will notify you beforehand of scheduled services. There is no daily cleaning service.

★ QUIET HOURS ★
We kindly ask you to respect quiet hours between 10 pm-8 am (city ordinance). During this period, no music should be played outside, and voices/sounds should be kept low to ensure neighbors are not disturbed. NoiseAware decibel monitoring system is installed to help you keep acceptable noise levels.

The house is located in a serene, family-friendly neighborhood in central Hollywood, Florida. The entire area is quiet and peaceful, so we kindly ask you to respect the quiet hours and all the neighbors.

There's a small fee to have the pool heated.
Note: Due to the operational limitations of external pool heaters, they will not operate when the outside temperature falls below 65 degrees Fahrenheit.
A $1,500 security deposit is required.

If the booking is for local residents, there will be an additional deposit required.

If you book within 7 days, there will be an additional deposit.

The additional deposit is $500 for houses with 5 bedrooms or less and $1000 for houses that have more than 5 bedrooms.

Check-in time is 4pm. Check-out time is 10am.
Quiet Hours are between 10pm-8am.
No unauthorized guests.

1. Check in /Check Out - Check in time is 4:00 pm . Check out time is 10 am. Unless otherwise authorized by the management company. We MUST have 24 hour notice for extensions of stay or you will be expected to vacate at the 10:00 am checkout time.
2. Maximum Occupancy: The maximum number of guests is limited to the number indicated in listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.
3. Trash: all trash is bagged and put in waste bins provided.
4. Pets: We do allow house trained pets but please make sure to clean up after them. A pet fee of $150 will be charged if you don't clean after your pet. This applies in open areas (patio/backyards) and inside of homes. It is your responsibility to deliver the property in the same conditions as received.
5. Parties or events: We do not allow parties, loud gatherings or events of any sort to be held in the property.
6. Smoking: There is to be NO SMOKING in the property. Smoking is allowed outside but do not toss butts in the patio or grass or outside of the home. Any evidence of smoking inside the home (i.e. smells of smoke, ashes, burns etc) will be an automatic forfeiture of the entire damage deposit.
7. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given.The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.
8. reservation/Security Deposit: A reservation/security deposit is required to reserve the house. The refundable deposit automatically converts to a security deposit upon arrival. The deposit is in addition to the nightly rate. It will be refunded in the same manner paid provided the following provisions are met: *No damage is done to unit or its contents *All debris,rubbish,and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately. *No linens are missing, damaged or excessively stained *The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance *There are no police enforcement actions by the City or Homeowners /and items 2,3,4 and 5 are adhered to and there are no violations of house rules as posted in the house.
9. Failure to Vacate: If you fail to vacate the property on or before the termination of this agreement , you shall pay for the period of your holdover a sum equal to 2 times the daily rate of your property or the maximum sum by state law.
10. House Phone: There is a landline in the home incase of emergency
11. Cable TV: There is no Cable TV in the house . No refunds shall be given for outages, content, lack of content, or personal preference with regard to TV service.
12. Internet/WIFI: Hi speed wireless internet is provided as a convenience only and is not integral to the agreement. NO REFUND of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet services.
13. A/C system: Please keep levels of a/c at appropriate temperatures. Keep doors and windows closed while in operation as humidity accumulation can cause freezing of units and disfunction.

Would never stay again

The payment and checkin process was painful and nothing like we've seen ever before (and we all travel multiple times a year). There were multiple people contacting us via email, texts and WhatsApp, reaching out 20-30 times over the period of 2 weeks before the checkin, making additional requirements such as: additional credit card form, credit card picture, ID picture, selfies with credit card and ID card and making a security deposit. Without it, you're left in front the property, despite paying for the whole thing already while making the reservation. The property is spacious and good to stay for groups of 10 and larger. It has everything you might need to throw a weekend party and leave. However, at the same time it is way past its prime and clearly lacks proper maintenance. The pictures of the house and the reality are much different, so don't get fooled by them. Right from the moment you enter, the smell is hurting the nose. There was mold inside on the AC units and when reported, we've heard back from the manager that "it's from condensation". Nothing has been done about that nor about the water on the floor from it. After checking out, getting the security deposit back required multiple reminders. The neighborhood clearly isn’t friendly towards short-term stay (as seen on multiple signs). This is not a premium property - it might have been 20-30 years ago, but not anymore. Definitely not worth the price. Would never stay again.
