This property is owned and managed by a family that have painstakingly remodeled this unit. We have put thoughtful effort in providing a great place for you to stay and enjoy with your family and friends. Please be respectful of not only the property but also of the persons managing the unit. Though every effort has been made for Guests to be 100% satisfied, occasionally things don’t go as planned in life! And we ask for you to have reasonable expectations and patience. We hope you will return for many visits!
Check IN is at 4pm; Check OUT is at 10am. (Please check with Owner on possible other options.)
In the Winter, a 4WD vehicle with chains is REQUIRED. Owner is not responsible for getting Guest to property which is located at one of the highest residential areas in Mammoth. One parking space in garage and one (if available - usually is except can be difficult during holiday timeframes), in the communal parking area at complex. (Additional parking available in town at RV park.)
Welcome to your Mammoth Mountain Home! Perched high above the town of Mammoth Lakes you will find Timber Ridge – a quintessential mountain retreat! This cozy, fully remodeled unit offers beautiful views of Canyon Lodge with ski-in/out access (no green beginner access). Ski-out to Canyon Lodge via Bluejay (black) or walk a bit further down the path to Chicadee (blue), and come back at lunchtime to avoid the crowds at the lodges - one of the many conveniences of this unit. To access ski out take a quick walk (approximately 500 feet), to the first access point, Bluejay (black). The path to ski IN is accessed at the intersection of the runs Chicadee and Swell (you will see a small yellow and brown sign). Enjoy hot cocoa or your favorite après beverage on the balcony. In summer, hike or bike the many near-by trails. If you are looking for a great location with privacy, this is the place! Please note that this location and this unit are NOT suited or recommended for a "party crowd" – this is a family friendly and quiet complex.
UNIT ENTRY: Guests enter the unit by accessing the key in the lockbox to the left of the front door of the unit, hanging on the wall. Lockbox code will be provided BY TEXT to your mobile phone. It is highly recommended that the key be kept in the lockbox during your stay to avoid loss or misplacement.
From the entrance, the unit opens to floor to ceiling windows with an airy/high ceiling, fully stocked, modern kitchen where you will find the essential kitchenware for preparing tasty meals, snacks and making lots of fun memories.
Hardwood floors occupy the entire first floor. Beautiful outdoor tree views and Canyon Lodge await providing the feel of a treehouse setting. Enjoy the balcony with seating area and propane grill available for use year-round.
The Family Room has a cozy sectional sofa, TV with cable service, family games, lamps, a shaggy rug, and coffee table. A desk and chair (tucked under the staircase), with a lamp, power strip and printer is available for your use. (Note: Printer ink not guaranteed 100% of the time.)
The main floor provides a full bathroom (shower, sink and toilet).
Walk up the short staircase to the First Loft with a queen bed, reading area, two chairs, dresser, TV (streaming only), and a window (faces entrance). On the opposite side, this room faces the kitchen. This loft comes complete with a door for privacy.
Head up a few more steps and you will reach a landing which provides access to the second full bathroom (shower, sink and toilet) and Master Bedroom. Enter the Master Bedroom with king bed, two dressers, tv (streaming only), lots of windows, lamps, closet area and newly carpeted.
From the landing, take the spiral staircase to the Top Loft where you will find a small and nicely appointed room with twin beds, a TV (streaming only), small dresser and lots of windows with a beautiful view of Mammoth.
Each sleeping room and all upstairs spaces (minus the tile bathroom), have new carpet (cleaned routinely), as well as a humidifier and oscillating fan.
CLEANING: Rest assured that you will find this unit clean and tidy. Cleaning procedures follow high industry standard sanitation processes and the use of disinfectants. Time in between guests allows for thorough cleaning procedures to be followed.
LINENS: All towels, sheets, blankets/bedding provided. Sheets and towels are thoroughly cleaned at high temperatures between each reservation.
GARAGE/PARKING: Garage space is provided for ONE vehicle; ONE additional space is generally (see **Note below), available at the communal parking area located at the Timber Ridge entrance. The garage space is snug but does fit (approx 7’ high), an SUV type vehicle. Ok to leave the garage door open if vehicle is long (the Guests that share the unit also do this). The garage is shared between another unit and does not lock. The door is open/shut by a button on the exterior of the garage (right side).
ACCESSIBILITY and WINTERTIME VEHICLE REQUIREMENTS: Vehicle MUST be 4WD and CHAINS! Owner is NOT responsible for getting Guests to unit under any circumstances. The road leading to Timber Ridge, John Muir Road, is notoriously dangerous in extremely heavy snow conditions. If Guest is unable to get up the hill to the unit, Guest may park in the communal lot located at the entrance to Timber Ridge – and take the short walk up to the unit. (not ideal but will work during extreme conditions.) Owner has made every attempt, and in good faith, to plan for extra time in between guests.
ANIMALS: NOT permitted at any time for any reason in unit. Owner family member has related life threatening allergies. Thank you for observing this house rule and health necessity!
WI-FI: Complimentary WIFI is available and is typically very good. As is the case with all WIFI, there can be outages and/or other disruptions from time to time.
LOSS of ELECTRICITY / WIFI / CABLE ACCESS - given the location of Mammoth Lakes and the severe weather conditions that can occur (and availability of reliable service), from time to time there may be power outages which may cause a loss of electricity and thus loss of WIFI, cable and other access.
CABLE TV: Available in Family Room only. Though each room has its own TV, only the Family Room has cable access. In all other rooms, Guests can bring passwords to stream numerous apps. Each TV is equipped with an Amazon Fire Stick which will then provide you access to Apps such as Netflix. Please come prepared with your login details and please do not charge anything to Owner accounts.
NO SMOKING: Smoking of anything at any time for any reason inside the unit or on the balcony or porch is strictly prohibited.
KITCHEN ESSENTIALS PROVIDED: All major appliances and minor appliances such as coffee maker, blender, waffle maker, pancake griddle, tea kettle, cookie sheets, baking and roasting pans, platters, plates, glasses, pots, pans, casserole dishes, and much more! (If you have any specific questions, please ask!)
PAPER PRODUCTS PROVIDED: Paper towels, toilet paper, garbage bags, dish soap, dishwasher soap and rinse, communal shampoo / conditioner / soap (no individual toiletries provided).
FIREWOOD / Fire starters / Lighters: These items are not provided with this rental (though if in the unit, please feel free to use). Please bring or be prepared to purchase - Vons, Hardware Store and other locations around town. No Duraflame type logs.
HOT WATER: Can take a little while to get going especially during the morning hours. It is recommended to let the water run for a little while. Caution: Once the hot water starts, it is very hot -- always use caution!
FIRE EXTINGUISHER: Located under the kitchen sink. “Fire Extinguisher” label located on the outside of cabinet. FIRE ALARMS / CO2 Detectors: Located throughout the unit as required by the State of California.
POOL & HOT TUB: Located at the communal club house near entrance. Pool is summer use only. Hot Tub is year-round. Pool and spa towels are not provided; feel free to bring bath towels.
The risk for avalanche is real. Ski with a buddy and be aware of your surroundings at all times. Snow falling from roofs and trees is also a risk in Mammoth. Keep an eye on inclement weather as roads into and out of Mammoth close temporarily (and often times with little warning) for clearing, including the 395 highway which means you cannot depart Mammoth. When booking a reservation, please understand that if severe weather is coming, you may get “stuck” and potentially not able to depart when you originally intended. (Owner will make every effort to accommodate your continued stay but it may not be possible under all circumstances.)
CHECK-OUT PROCEDURES / SECURITY DEPOSIT (HOW TO GET IT BACK): A Refundable Security Deposit of $1,500 is required with each reservation. In order to receive a full refund of your Security Deposit, all rules and policies of this unit must be adhered to; leave the unit as you found it - in excellent condition.
Departure tasks such as loading and starting dishwasher, taking garbage to dumpster, turning down the heat and replacing key in the lockbox are required and will be emailed or texted as a reminder prior to your departure, (and also notated in the unit), and must be strictly adhered to.
