THE CAVE on the 3rd floor has two trundle daybeds with twin mattresses (sleeps four), a TV, coffee bar & bathroom with glass walk-in shower.
BOHEMIA on the 2nd floor has a queen bed, TV, loveseat, walk-in closet, private bathroom with glass walk-in shower & French doors facing the bay that open to the wraparound porch.
MAP ROOM on the second floor has a queen bed, TV, loveseat, walk-in closet & full private bathroom with glass walk-in shower.
SANCTUARY (master) on the 2nd floor has a king bed, TV, loveseat, coffee bar with frig, microwave and sink, gas fireplace, walk-in closet, a large private bathroom with double sinks, large glass walk-in shower with dual heads, & extra deep bathtub, & French doors facing the bay that open to the wraparound porch.
ROOSTER ROOM, on the 1st floor has a queen bed, TV, closet & full bathroom with glass walk-in shower.
Bedroom 6, LABRADOR LOUNGE, on the 1st floor has a queen bed, TV, & has a set of French doors facing the bay that open to the wraparound porch & back deck.
The house sleeps fourteen (14) in beds and up to four more on couches. The rental includes high speed internet and an integrated sound system inside & out. All TV’s have access to the most popular steaming services such as Netflix, HULU, Amazon Prime, etc. A standby generaqtor stands ready to power the entire estate.
Watercraft may be available for day & half day rentals. Inquire with Owner regarding rates & availability.
The property is located 20 min from Pensacola, 10 min from Milton, 25 min from Gulf Breeze, 25 min from NAS Whiting Field, 30 min from Pensacola Beach, 30 min from Navarre Beach, & 35 min from Crestview.
Special Notes: The owner lives on-site. The adjacent Carriage House also rents on VRBO. Common areas are accessible to both rentals. The house is not wheelchair accessible. Families with young children, please note there are elevated decks & porches with railings, interior & exterior stairs, an unfenced pond & pool, a boardwalk without railings over the sawgrass estuary, & the owner’s pets and barnyard animals freely roam the grounds. This rental is pet friendly however due to the free ranging dogs, cats, chickens, ducks, geese, and turkey, visiting pets must be kept on a lease when outdoors (unless enjoying the beach/bay). Pets are allowed indoors but ate not allowed on the furniture or beds.. The one resident rooster will crow in the early morning hours. As an estate, exterior improvements may be ongoing on-site during the lease period. Such work, if any, would be limited to the grounds & would not be on or within the house itself.
Before booking & remitting payment, please open & read the Short-Term Lease Agreement. By booking the property, you are agreeing to the provisions contained within the agreement. If you are contemplating having an event at this location, reach out to Owner BEFORE booking. Only smaller events are allowed and typically come at an additional fee.
Finally, please note the following House Rules before booking:
1. Arrive/Depart: Check in is at 3:00 pm, check out is at 0:00 am.
2. Cleaning: While you have been charged a fee for a final cleaning, straightening up & general light cleaning like wiping down countertops & sweeping up excess debris on the floors is expected of you.
3. Supervision: All children, elderly or frail adults enjoying the outdoors must be constantly supervised by a responsible adult who can swim. The pool, bay, pond, boardwalks, & dock are not equipped with safety features such as a fence, railings or other pool or water area safety barriers. Children, elderly or frail adults outdoors must be always supervised. There is no exception to the rule.
4. No Diving: Please instruct all in your party; No diving into any body of water on the property. The pool, the bay and the ponds are all shallow and the true depth can be very deceiving. Please, no diving, especially off the dock. Due to tides, the water depth varies widely. The bay depth the day before may not be the same depth today. No diving, no diving, no diving, anywhere on the property, ever!
5. Quiet Hours: Quiet Hours are from 10:30 PM to sunrise. Quiet hours consist of keeping all outside noise at a minimum level. Outside speakers shall be set to off and voices shall be maintained at a low respectful level.
6. Parking: Parking is very limited. Carpooling is encouraged. Garage Bay #2 within the four car garage is reserved for Plantation House Guest. Additional parking is in the gravel area between the Plantation House & the Carriage House or in front of the Plantation House. Please do not block the garage doors/bays or circle driveway.
7. Smoking: Smoking is allowed on the porches & gravel driveway/parking areas only. Smoking inside, on the grounds or on the back deck is strictly prohibited. Please fully extinguish cigarette butts and deposited them in an outside trash cans. Please do not toss cigarette butts on the ground anywhere ever. Vaping indoors is acceptable.
8. Open Flames: Please note the burning of candles is not allowed. The inside fireplace is a remote-controlled gas fireplace. Fires outside are restricted to the fireplace at the pool and on the beach. Please never leave fires unattended and please FULLY extinguished them before walking away.
9. Interior Gas Fireplace: Please enjoy the remote-controlled fireplace but NEVER leave it on while you sleep or when you leave the interior of the house. Even if stepping out for only a few minutes, please shut fireplace off. It is very quick and easy to restart upon your return if you wish.
10. Fire Extinguishers. Five fire extinguishers are located within the Plantation House living space with additional fire extinguishers located in the lower-level garage. Please familiarize yourself with their location.
11. Trash: All trash generated during guests stay shall be deposited in the trash cans maintained inside the House and around the property. At no time shall trash or cigarette butts be left on the ground. Please do not flush any sanitary products or baby wipes down the toilet.
12. Guests of Guest: Guests visiting for the day (not one of the paid overnight guests) are limited to five and must exit the property by 11:30 PM. Sorry, open-ended parties are not allowed unless both properties are booked and a “paid for” event has been pre-arranged with Owner. Guests of guest over five is considered a “paid for” event and such shall be approved in advance by Owner and subject to an event fee paid in advance of event. Even if an event fee has been paid, the maximum number of Guest on site at any one time related to this booking, to include overnight and guest visiting for the day, is thirty (30).
13. Weapons: Discharging of weapons on the property for fun or sport is strictly forbidden. Weapons, if brought to property, must remain safely secured and out of sight.
14. Off Limits: Rental is for access and use of Plantation House and grounds. Guests are not allowed to access the Carriage House, its porches or decks. Please respect others privacy.
15. Amenities: Please return all portable amenities such as beach chairs, pool toys, fishing gear, etc. to their respective storage place in the garage. Please pick-up behind yourself & ask your guest to do the same.
16. The pool is semi-private. While guests are allowed to use the pool anytime they wish, please know the pool area is also available to Carriage House Guests. The pool has underwater lights and nighttime use is allowed. Just be mindful of the “Quiet Hours”, “Supervision” and “No Diving” rules.
17. A/V Equipment: The AV Equipment is controlled wirelessly. Please do not touch any of the settings, wiring, buttons, or connections. Anything that needs to be accomplished can and must be done through the Control 4 App. Please refer to the Operating Instructions binder.
18. Explosive Hazard: Fuels such as propane gas, gasoline and diesel fuel are stored on site. Please strictly adhere to “Smoking” rule as well as all posted warning signs regarding “No Smoking” and “Flammables”.
19. Appliances: Upon leaving each day as well at the termination of your stay, please unplug portable appliances such as coffee pots, hair dryers and irons, and please turn off all lights and the interior fireplace.
20. We desire for you to have quiet private enjoyment of the property and desire that your stay is everything that you expected and more. However, failure to follow any of the House Rules is a breach of the terms and conditions of your booking. We reserve the right to evict any guest or visitor who, after reasonable warnings, fails to adhere to the House Rules. If anything s unclear, please ask.
21. Guest are responsible for their own health and safety as well as the health & safety of others in their care.
