This book contains information about the cabin and to help you enjoy your stay. You should find everything that you need, but if you have a question that isn’t covered in here, please don’t hesitate to reach out.

Lastly, this is our home away from home and we treasure it. We are happy to share it with you and hope you truly enjoy your time here as we do whenever we are able. We just kindly ask that you treat it with respect so that our family and amazing guests like you can enjoy it for years to come!

IMPORTANT NOTE: All guests are REQUIRED to SIGN the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.

Additional rules

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Follow state laws when using fire pit

5. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.

6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

7. For noise complaints

7.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.

Follow all check-out procedures:
1. Take out all trash
2. Wash dishes

Note:

* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the carpet). All damages will also be charged to guest.

* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.

*Any costs incurred by the host as a result of a late check out will be passed on to you.

Wildlife – There is plenty of wildlife in the area. Please be sure not to leave any food items or trash outside the cabin that might attract unwanted visitors. Any trash items should be placed in the trash bin outside.

Water & Septic – You’ll find our water to be some of the best tasting water in the Hills! We have our own well and septic system. Please note that water pressure will decrease when using multiple sources, e.g. washing machine, toilet flushing, showering. We also have a limited septic system, so please limit your laundry use to 1 load per day and showers short.

Trash – Please place all trash in bags in the trash bin outside of the cabin. If you are at the cabin Thursday, please put the trash bin down by the road before you leave or before 6am on Friday. The trash bin can be brought back up to the cabin when it is empty.

Heating the Cabin: The cabin is heated by propane heaters and electric baseboard heat. Please keep all heating sources clear of any clothing, blankets, pillows, luggage, furniture, or other items that could start a fire.

For the Upper Level there are thermostats in each room for the electric baseboard heaters. We recommend turning them to ‘Comfort’ to begin with and then adjust as needed. If you choose to open windows in any room, please turn the thermostat to ‘Off’.

The Upper Level also has a gas fireplace stove. This heats up the space quickly, so if you want the ambiance, turn off the electric baseboard heat in this area. The gas fireplace stove thermostat is on the wall by the stairs. Slide the switch on the thermostat to ‘Heat’ and adjust the up or down arrow as needed. We find keeping the temperature at 68ºF is quite comfortable. If the stove does not ignite, check to make sure the switches on the back are switched to ‘On’ on the left and ‘Remote’ on the right. PLEASE NEVER TURN THE RIGHT SWITCH TO ON. Also make sure the gas fireplace stove is plugged in to the wall so the fan will blow.

For the Lower Level Great Room, we prefer you utilize the propane wall heater and not the baseboard heaters. The thermostat is on the wall by the stairs. Slide the switch on the thermostat to ‘Heat’ and adjust the up or down arrow as needed. We find keeping the temperature at 68ºF is quite comfortable.

For the Lower Level Bathroom and Bedroom we recommend turning the thermostats to ‘Comfort’.

When you leave, please turn the propane wall heater thermostat down to 50ºF (or ‘Off‘ in the summer) and turn all electric baseboard thermostats to ‘Off’.

Cooling the Cabin:

There are wall mounted air conditioning units throughout the cabin that can be used as a fan to circulate air as well as for cooling. These are controlled by the white remotes. You can turn the fan operation on by pressing the red circle ‘Power’ button. Press the ‘Mode’ button to select from a variety of cooling options.

Kitchen Items: The kitchen is fully stocked with most everything you should need for preparing meals. Feel free to use anything that you find in the kitchen. Please just wash, dry and put away when finished.

Games - Please feel free to use and enjoy any of the games in the game room. We just ask that you please pick up the pieces and return them to the game that they belong to in order to keep them organized for the next guest.


TVs: The TVs are smart TVs with wifi.


Washer and Dryer: The washer and dryer are standard units with standard operation. Due to the limits on our septic system, we ask you to limit your loads to one per day.

Grill and Outdoor Heater: Feel free to use the outdoor grill or propane heater on the deck. There is a propane tank connected to the grill that can also be used for the heater. There is a lighter in the drawer to the left of the kitchen sink. Please clean the grill when done using it.

Bugs - We absolutely love the Black Hills and all it has to offer! However, please remember that you are in the forest and while we have an excellent cleaning and pest control crew, it’s common to see a few spiders or bugs around, that’s just cabin life.

SoloStove Fire Pit: There is a SoloStove Fire Pit down by the creek. This is only to be used by adults and in appropriate conditions. DO NOT USE the fire pit when the National Weather Service or Forest Service has listed the fire danger as extreme or high risk of fire.

Recommendations:

There are so many wonderful places to explore when visiting the area, which makes recommendations difficult. However, our family has compiled a list of our favorites for you:


Alpine Inn, Hill City (5 minute drive)

Lunch: 11-2:30pm Dinner: 5-9pm No Reservations

Known for their single item dinner menu (bacon-wrapped filet mignon) and their 30-item homemade (AMAZING!!!) dessert menu! The lunch menu is incredible as well featuring traditional German dishes, original salads and sandwiches.

Mickelson Trail Access (8 minute ride)

The George S. Mickelson Trail is a rail trail great for biking that extends 108.8 miles, from Edgemont to Deadwood, with approximately nine miles of additional branch trails, including a three-mile paved link from Custer to the Custer State Park.

Easily access the trail by heading east 1 mile down Reno Gulch Road then turn right on Hwy 385 and head south ¼ mile. The trail will be on the east side of Hwy 385. Hill City offers several bike rentals.

A warm retreat in the heart of the Black Hills

The property was beautiful. It was complete with all of the necessities to make our stay comfortable. The area experienced some really cold temperatures. -18F overnight and we were warm and cozy inside. We enjoyed our stay and would highly recommend this property and host.

Perfect Little Spot on Reno Gulch

This was a great place! Easy to find! Location is secluded enough you feel away from the hustle but really close enough to all the attractions! The house had everything we needed…beds were comfortable. The host was very accommodating and responsive to messages. Loved our stay!

Perfect stay!

Beautiful home on an even more beautiful piece of land. Everything was true to the listing and photos. Beds and pillows were super comfy. Great location if you are looking at activities in Hill City & Custer areas. Host is fantastic with communication. We would absolutely choose to stay here again and again.

Beautiful Mountain Cabin

My wife and I enjoyed the cabin. It was extremely clean, fresh and felt like home. It was wonderful to unwind in such a peaceful setting. The views were amazing, 360 degrees of beauty. Amenities were on par. The sound of the babbling brook made for a peaceful night’s sleep. If we are back in SD, this will be the place where we would stay. Thank you for making our vacation a memorable one.

Peaceful

Everything was as it looked on the listing. Well equipped kitchen was really nice as we mostly make our meals. Our favorite was the living room/ dining room where we really enjoyed family time after our daily activities. Would absolutely stay here again! Lots of games to play as well. Really felt like a home away from home. Even enjoyed some young deer playing on the property on our last day.

Hill City getaway

Everything was as advertised. Would stay here again, if ever in the area. Only glitch was the address being incorrect in the description of the property. Was correct in another place on the VRBO site. Might put an address plate along street, present one is not obvious if you’re not familiar with the area. Hosts were readily accessible to us. We enjoyed our stay here and in the Black Hills!
