Welcome to Sunshine, a delightful, semi-oceanfront home in Avon with a private pool, a brand-new hot tub, a game room, and plenty of bright and beachy areas to make memories with the whole family. Updates for 2022 include new carpeting, new outdoor furniture, new exterior lighting and paint, new interior paint, and new TVs. Outside, a paved driveway provides plenty of parking, and a spacious deck surrounds the large swimming pool. Inside, you'll find an expansive game room with a pool table, foosball, a kitchenette, and ample seating - a great spot for cooling off after a day at the beach, which is a short walk away. On the main floor, prepare your favorite meals in the well-equipped kitchen, share them at the 10-person dining table and the three-person breakfast bar, then gather on the new furniture for games and movies in the living room. Don't miss the incredible views from the third-floor deck, an excellent spot for a cup of coffee at sunrise and a glass of wine at sunset

The private pool is open seasonally from 4/26/2025 and closes 10/12/2025. Dates are subject to change.

Good rental

We enjoyed our stay at Sunshine. Pros-the kitchen was so well stocked with all kinds of cookware, bowls, plenty of utensils etc, comfortable seating in living room, beds were a great firmness (not too hard but good!) Cons-we were surprised to see dirty wet clothes on the chairs at the pool when we arrived (we just left them there?), the fan in the King bedroom works and then stops and works when it wants to-there is paper or something wedged in the switch to try to keep it held in the right place to make it work but that doesn’t work anymore. Other than these minor issues, we loved our stay and I would stay here again.

Family friendly beach house

Our family really enjoyed our stay at the house. The pool is a major perk with younger children! The beach is a short walk away and the house is also walking distance to ice cream and other attractions. Two big outdoor showers and a hot tub also were really nice. We would recommend this house! The beds were really not uncomfortable despite what some of the other reviews noted.

Not completely as expected

Beds were advertised as having 2 kings and only one room had a king. The beds are pretty noisy too. There were a few cleaning issues. Made them aware. Great location. Hopefully they will correct the description and double check the cleaning. Overall a good property.

Family Fun for SURE!

Perfect spacing and rooms! Layout of the house works for having pirvacy along with the kitchen and living room opened for socializing. Great location. House was very clean and comfortable. Nice house! Fun fuse ball and pool table for middle school kid's age. Double sink in the kitchen was very helpful when more than one person in the kitchen. Wonderful memories!

Good location/needs furniture updates.

Beds are terrible. Box springs make creaking noises just pushing with your hand… now imagine laying on them. We cut our vacation short due to lack of sleep.

Sunshine Home

This home is a great place to stay! If you are like me and don't read the location of the rooms, be prepared for the kitchen on the top floor. The rooms are nice and the kitchen, dining, living room is spacious. Remember to bring beach towels along if you plan to go to the beach at all. I wpuld recommend staying here.

Great vacation spot at OBX

Our family was looking for a low-key place to relax and recharge during Christmas and the house with its proximity to the beach were the perfect combination for a peaceful vacation. The house was clean, and the amenities exceeded my expectations. My family enjoyed the puzzles, board games, streaming services, hot tub, proximity to beach, and game room. Overall, we are very satisfied and hope to come back next year. The only issue was that the gas grill was very dirty, but we didn't plan to use it, so it didn't affect us.

Nice family getaway

The property was great for our fall family getaway! It has plenty of room for everyone to go their separate ways but also plenty of things to do as a family! We loved the pool table and the pool. The walk to the beach is quick and easy and the beach wasn’t crowded at all! Would recommend!

This place was beautiful, everything you need was right there. The pool was perfect, large enough for two families to have fun. The walk to the beach was short. The views from the top deck were amazing. Would definitely stay again and recommend to friends and family.

Great house no cable

Great home for a family stay for a week. Home was well equipt and comfortable. Only negative was that the home owner didn’t pay the cable bill and it was disconnected. Property manager was notified day 1 and it wasn’t connected during our stay. Seemed like an easy fix that no one seemed to care to do. Aside from that, place was great.

Avon ocean side home

Upon arrival was one of the cleanest houses we have ever rented. Pool was perfect large enough to actually do laps. Walk to beach was very close. Everything inside the house was immaculate. Loved the pool table. Only downside was the privacy of the pool other houses were very close. Would rent this house again

Major decline since our last stay

We are repeat guests at Breakers Watch. Not sure what happened since last summer but there is a noticeable decline in the up keep of the home and cleaning services. The house was still quite dirty when we arrived. There was no mid week pool cleaning services provided (which is definitely needed) and the 2022 updates that were claimed in the description were not actually done. There was no new carpeting, new outdoor furniture, new hot tub, new exterior lighting and paint, new interior paint, and new living room furniture. All of these items were the same as 2021. There were new bunk beds in one of the rooms. We love Breakers Watch but if this maintenance situation continues I foresee the home declining quickly.

Stunning!

The view of the beach was way better than the online pictures capture and the walking distance to the beach was so great too. Also walking distance to the ice cream shop! Quick drive to anything else in Avon too. Thankful for someone else's review about the uncomfortable beds. We were at least mentally prepared, but yeah the big beds were painfully hard to sleep on. Though my son said the bunk beds ( which replace the double bed picture ) were very comfy. I would also greatly suggest to guests to always wear shoes on the decks. I am barefoot every chance I get & I was sure to pick my feet up when I walk and not shuffle them, but there were numerous moments of almost splinters and our last night a good piece of wood ripped my foot open bad. It was pretty sore for 24 hours, but nothing some Neosporin and band aid couldn't take care of. Otherwise this house is just a dream!!! We were so so very overwhelmingly thankful for our time here and hope to come back again. Thank You!!

Beautiful home with great view of ocean

This home was clean when we arrived and well maintained. The kitchen was well stocked and cabinets are labeled. The furniture looks new inside as well the deck furniture. The pool is also very refreshing. It is a short walk to the beach and very close to restaurants and shopping. All appliances are great!
