The Dawn 234-Aurora - located on the very front of this complex with a large balcony for morning views of the Gulf of Mexico. Have a great cup of morning coffee and watch as the morning sun comes up, shrimp boats head out on the horizon for the daily catch. Guests of The Dawn 234-Aurora will feel the cool breezes while they sit on a covered balcony above the tree line. This condominium is located on the 3rd floor - no elevators in this building, so guests get their work out in without going to the on-site fitness center. Large open concept living and dining area with views to The Gulf of Mexico from the Living Room and primary Bedroom. The living room and dining area flow directly into a full size completely functional kitchen that also has a full-size washer and dryer for the convenience of the guests. Kitchen equipped with all of the dishware, pots/pans, flatware and cooking utensils for 6 people. The primary bedroom has a king bed, ceiling fan and television and en suite bath with step-in shower. The second bedroom is a king bed. The second bath is a tub and shower for guests to use. The living area has a queen sleeper sofa. THE DAWN CONDOMINIUMS The Dawn is Located on Seawall, just West of 69th Street, can’t be missed with the tropical colors, palm trees and beautifully landscaped grounds and feature two swimming pools (one pool is heated to 81° in the cooler months), a poolside hot tub, community grilling areas, fitness center, on-site laundry and gated parking. All units at The Dawn offer a private covered balcony or patio, which is the perfect spot to enjoy your morning coffee or unwind in the evening with a glass of your favorite beverage. All kitchens are fully stocked with pots, pans and dishes to make breakfast, lunch or dinner, and guests are so close to so many delicious places to eat if you don’t feel like cooking or decide to order in after a long day at the beach or pool. All guests are required to pay per car for parking upon arrival at The Dawn.

NOTES Parking is paid to The Dawn upon arrival.

All guests must pay parking fee per vehicle. 1-3 days parking rate is $36.70 plus tax ($3.30) making it a flat $40.00. 3 or more days parking rate is $45.88 plus tax (4.12) making it a flat rate $50.00

Nice location with minimal issues

A very nice, clean condo with wonderful view of the gulf however with a few issues No elevator to haul the luggage to the 3rd floor, no power to the outlets in the master bath (no GFCI and we checked the breakers), and the blender is broken.Other than that all was great.

Great Location

Great location with beautiful view of the ocean. Can walk to Walmart and restaurants. Had a few minor issues which the property manager resolved quickly. New pots and pans would be good.. Overall, great stay. Would definitely book again.

Grandkids Getaway

We have stayed at the Dawn Condos on several different occasions. Still very pleased with the property however the condo we stayed was the worse so far out of six stays. The railing on balcony needs replaced. The sliding door on balcony is very hard to open and close. The tiles in living and dining room are loose and broken. The ice maker was messed up. The owner may not be aware of these issues. It would also be nice to know ahead of time if guest needs to bring their own laundry soap, etc. there weren’t any beach towels or beach toys. The front bathroom needs some kind of slip resistance both grandchildren feel in the shower. As far as condiments there wasn’t even salt and pepper. Barely enough dishes for our stay. They leave just enough towels. I understand the owner may not know of all of these but it needs to be relayed to owner by the cleaning crew. Overall still nice condo but needs some things replaced. Thank you for allowing us to stay. The beds and bedding was nice. The living and dining room furniture was nice.

Damaged & unsafe

The condo was run down and need repairs. The tile in the master bath is broken and shifts when you walk in it. My daughter caught her foot between the tiles and it pinched her toes hurting her. I tripped multiple times on the uneven tiles and we all worried the toilet would fall through to the floor below us. The outlets in both bathrooms do not work. The vents were rusted and need paint. There was mold in and around the patio door. The balcony was unusable due to massive amounts of bird droppings and looked like it has not been cleaned in months. The curtains were broken and wouldn’t close and wires were used for hanging them in places. The dust ruffle on the bed was ripped and the bed was sinking in the middle so badly that you physically rolled inward while laying in bed. The carpets were dirty. The ice dispenser in the freezer didn’t work. The pans were warped and difficult to cook with. Towel bars were ripped off walls and needed repair. The outside lock wouldn’t work properly numerous times and took lots of patience to lock each time we left. Additionally the check in process was not communicated well and arrival was confusing & stressful! Do not rent this property. Please use other property management or you will be highly disappointed! We reached out to management but did not get a response in return. Highly disappointed!

Nice view, good location and nice pool

Condo is nice, good location and pool. Road noise is loud on patio and living room. Condo is in need of some repairs. Tile floors through your the property need to be re grouted and/or replaced. Duck taped tiles in mater bath, loose tiles in multiple locations and chipped, missing grout through out the house. Walls need touch ups and beds are not comfortable. Overall we enjoyed our stay but, for the price expected a better maintained unit.

Property exactly as pics show and listing describes. Check in process could not have been easier. The pools and property grounds are kept clean and well maintained. The stairs can be daunting but if the view matters to you then a few extra steps are well worth it.

Family Beach Vacation

We booked this property for our family of 5. Loved that is was right across the street from the beach and also had a pool. However on the first night when my husband took a shower we could never get the water to heat up. We called the property management company to let them know and left for the beach when we came back around lunch they still hadn’t come and addressed the issue so we called again and the maintenance man came while we were eating. Turns out the hot water was fine just the the valve was slightly off. We were following the diagram the shower gave us. But really in the master shower you only have to go half way in between the hot and the cold and in the guest shower was still in the blue to get hot water. So just make a little note. The cold water did feel good after coming back from the hot beach but I like a hot shower to end my day. It was an overall good stay!

Cute spot, great location!

Pictures were accurate. Condo was cute and had everything we needed for a short stay. They even had a playpen for the baby! The pool was nice and not over crowded. We would come back for sure.

ENTRY WITHOUT NOTICE!

I noticed upon arrival that the condo did not have an interior keyless deadbolt or chain lock for us to use while we were inside the condo which bothered me. I should have listened to my gut because while we were out of our condo enjoying the beach someone entered the condo without notification via phone or email. Apparently, the fridge "was fixed", yet we never reported an issue. Especially during COVID Times, we would expect more respect on this matter. We also paid extra cleaning fees because of COVID and now we were left to wonder if they sanitized everything that was touched. Should we be concerned about our health now? Did the person or persons wear a mask? How long did they remain in the condo while our belongings were laid around the condo including our purses with IDs, money, credit cards, passports, etc? Did they go into our bedrooms or look at our belongings? We reported the issue the day it happened (Wednesday 17th), reported it with a Ryson Employee during check out (Thursday 18th), and wrote a complaint through VRBO. It has been 4 days with ZERO correspondence on this matter! No email, call, text...NOTHING. The landlord may own the property, but that doesn't give him or her carte blanche to come and go in the condo at will. Our rights were violated and left us feeling very vulnerable (2 women & 2 adolescent girls) without an interior lock within the condo. We locked our bedroom doors at night because of this fact. Not something you want to feel the need to do on a vacation.

Beautiful view

Comes with a beautiful view and is right on the Seawall! This also comes with all the activity of this busy street, so be prepared for street noise. Couple minor issues with the property, Internet and cable went out and when we tried to log in it said the payment was late and to pay in full to restore service. We happened to be there during the snow storm which was beautiful, but the heat couldn’t keep up. Property was very drafty, and it was 54 degrees when we woke up. Wondering how it keeps cool in the heat of summer? Great location, close to a Walmart, groceries and restaurants. Pretty property, pools were nice.

This property is too nice to have tile this awful!! It’s a safety hazard with the grout cracking and missing all over and the cracked tiles with Duct tape doesn’t help either! The floor is just an accident waiting to happen!
