Notes:
The Cape is Secluded. It will be 30 minutes to a real grocery store. Plan ahead!
The wifi is very fast but it is beach wifi and it could not work at all at times. It is not 100% reliable.
Most cell carries will be spotty at best and likely won't work at all.
Sand gets everywhere. It's likely you'll find little pieces of sand in the home even when it is freshly cleaned. Sand just has a way of doing that.

Items Left Behind:
There will be a $50 shipping and handling fee per item for any item left behind that you wish to be returned. We will provide a tracking number within 3 days of receipt of the fee.

All guests must sign a Rental Agreement after booking. You will be sent a link to click and sign.


All persons MUST BE 25 years of age or older to stay in this property (this does not include children accompanied by their parents)
A damage deposit and / or damage insurance coverage (if available on the booking channel) is required.
If no damages are incurred and home is left in the order it was found & there have been no other
violations of rental policy, then deposit (if applicable) will be mailed back the following Wednesday after
checkout. Damage insurance coverage is a non-refundable fee.
NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any
other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the
right to apply the damage deposit to offset expenses and charge you for any damages that are not
covered by the deposit or other coverages. Note you will be personally responsible not only for any
direct damages but also for any loss of rental income and for any other indirect third-party damages that
result of your stay (e.g., accommodation and travel expenses of guests checking in after you in case they
are delayed till repairs are done).
- If any mattresses have been “wet”, loss of full damage deposit will result.
- ABSOLUTELY NO SMOKING IS PERMITTED! Your security deposit will be forfeited, and you will incur an
additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in the house or
on the premises.
- Pets are not allowed. You will be charged $500 if you bring a pet. .
Pillows, sheets and towels are provided; however, we ask that you bring your own beach towels.
Soaps, toilet paper and trash liners are provided UPON ARRIVAL ONLY to cover your first night of stay.
Extra items needed are the responsibility of the guest.
Trash bins must be pulled to the curb on trash days and brought back no later than the evening of the
same day.
Owner (and any of his authorized representatives) is, by Florida law, allowed to enter the home at any
time if he/she suspects any actions that might breach this contract. The owner may also enter home to
check A/C filters and for any other reason necessary to maintain the security and comfort of guests or
property.
WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS
RESERVATION INFORMATION & AGREEMENT.
No check-ins before 4 p.m. Your personal access door code will work for your dates only.
Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of
personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property
during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to
damage, loss, or theft of such personal property.
Conduct on the premises and compliance with City Ordinances:
1. All furniture must be kept in the house, except the outside patio/porch furniture.
2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the
neighbors. (Noise ordinances are enforced.)
3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment
system, or television set at a volume, which causes disturbance to the neighbors. (Noise ordinances are
enforced in Destin.)
4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a
reasonable person would deem likely to annoy or disturb the neighbors while on the premises.
5. The parking space for the house is in the driveway of the house only. There are enough parking
spaces for up to 3 vehicles. Vehicles parked on the side of the road are in violation of city ordinances.
Guests must abide by all laws and ordinances of the state of Florida, County, and the city. You are staying
at this property and using the facilities at YOUR OWN RISK.
6. All guests MUST be 25 years of age or older unless they are a child under the age of 18 AND
accompanied by their parents.
You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for
personal use and agree not to use the Services in a manner prohibited by any federal or state law or
regulation. Transmission or download of any material in violation of federal or state law or regulation,
including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for
and exercise no control over the content contained on the Internet or is otherwise available through the
Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the
event that we receive a copyright infringement notice from a copyright holder and/or an Internet
service provider, which includes a date and time of the alleged infringement that occurred during your
stay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or
Internet service provider and you will be responsible for any associated fines.
Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or
anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether
homeowners or other will be primary in the event of any loss or damage to the property or persons
occurring at or about the premises during the term of this agreement. This includes the house,
swimming pool, and all grounds of the entire property as described in the listing. It is the duty of the
guest(s), while occupying the premises, to guard against accidents and to caution all
members of their party to do so. Reckless endangerment of or by any people in your party is against our
policies and is not allowed. We will not be held liable for any such action.
Guests must notify the owner of any maintenance problems immediately that would affect the safety
and security of any person renting and staying in the house.
Balance of rent, tax and damage deposit (or damage coverage) must be paid 30 days prior to check-in
day.
EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS
SET FORTH HEREIN.
Be considerate to your new neighbors! Quiet hours are from 9:30 pm to 8 am, during which time the noise
from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the
property boundaries during non-quiet hours shall not be more excessive than would be otherwise
associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if
you have parties or make loud noises. If the Police are called, we may lose our permit to do vacation
rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for
consequential damages.
Amplified sound that is audible beyond the property boundaries is prohibited.
Vehicles shall be parked in the designated onsite parking area which is on the driveway. Please do not
park on the street or block the sidewalks
Wireless high-speed Internet access is available.
Clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on.
Absolutely no pets allowed on the property at any time. There will be a $150 charge and you will be
asked to leave if you sneak in an animal of ANY kind
Please do not flush sanitary products down the toilets.
Turn off all lights and fans while out to conserve energy.
Absolutely No Smoking in the house or near any open doors or windows.
Trash collection are Mondays & Saturdays.
Follow these Checkout Procedures to Avoid an Extra Cleaning Fee:
- No late check-out or early check-in. If a guest does not vacate the property by 11AM EST on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property.
-Please leave sheets on the beds. Place used towels in bath tub. -Please DO NOT remove
mattress covers. Leave quilts and pillows in the rooms.
-All dishes should be clean and back in place.
-Take out trash, turn off all lights, TVs, sound and fans.
-Close and lock all doors.
-As the saying goes... leave the campsite nicer than you found it

Beautiful, peaceful spot for our family get away
Everything thing was as stated and we were pleasantly surprised to have large tvs with ability to use the guest mode and add our apps. Also, a few options for making coffee and a blender is always a plus. We appreciated the extra chairs and beach accessories as were limited in our packing. It’s a secluded spot with great places to eat and a coffee/ ice cream spot right around the corner. Beds were comfy and everything was clean and up to date. My only suggestions are a few hangers in the closets and another towel for the shower as I personally use 2;).

Beach Break
This was an absolutely beautiful home. Everything we needed was available. Beach towels and a beach wagon are provided. Plenty of room for our group, comfortable beds, lovely bathrooms (3 full and one half bath with little hotel-style toiletries) and an outdoor shower for rinsing off after the beach. Impeccably clean and maintained. The location is steps from the beach, and you have a ocean view from both of the covered decks. A short walk (about 1 block) from a seafood market (which serves fried seafood lunch Mon-Fri), a donut shop (get there early), and the Trading Post for groceries, liquor/beer and souvenirs Check in was seamless (access by code right at 4p) and checkout was easy without a lot of required work - just empty the fridge, load the dishwasher and take out the trash. Communication with the host was easy with quick responses. 10/10 would rent again

Best Getaway
The beach house was perfect!! Plenty of room for the 10 of us. The outdoor shower made coming back from the beach and cleaning up so nice. Easy access to the beach, gorgeous views of the gulf. We saw tons of dolphins from sitting on the deck. It was a perfect quick trip with the perfect beach house for what we wanted!!

APSC inaugural company fishing trip
Took our plumbers to Cape San Blas for our first annual fishing trip. This place was wonderful for our needs. Spacious and exceptionally clean. The beds were amazing and i slept better than I have in months. Everything we needed was provided. The location was beautiful with an ocean view, and there was great seafood a 2 minute walk away. 10/10 would rent this location again

Yearly Cape Trip
We had an amazing vacation at the Cape again. This house was perfect for us. Having teens it's always nice to have a space of their own and this was it. The girls had the 1st level room with the video game machine and I'm not sure who played it more then or me. And having their own refrigerator was a huge plus. Luke's house is beautifully decorated and has everything you need. Luke was very responsive to the couple times I messaged him and the house has a camera outside which is a huge plus for me when traveling with My Daughter and her friends. Couldn't have asked for a better place.

I definitely liked this house. It has top-of-the-line materials like granite countertops and quality flooring. The kitchen is fully stocked and has a double oven, which came in handy when cooking multiple dishes at different temperatures. There were lots of bathrooms on all three levels, so we never had to wait for each other to have access. Roku TVs in every room with an automatic sign out feature at the end of our stay. Very large TV in the main living area. Beach equipment available. Comfortable foam mattresses. The Jacuzzi tub was wonderful. There were even a couple pack-n-plays that my baby could sleep in.

We had a wonderful time at this beautiful home! It was so clean and well-appointed. While we were there for a girls’ get-away, the beach access is very convenient and would work for a family with children. Luke was a great host. We hope to be back and highly recommend!

This beach house was perfect. The house was clean and location, views, amenities, communication with the host were all great. The best house we have stayed at so far on the Cape. Thank you Luke!

Amazing stay
This property is awesome and the host was fantastic. Great views from both decks. The home is perfect for 2 families of 4. The beach is just a few footsteps from the front door. It’s perfect.
