Charming 2-bedroom apartment in the heart of downtown Phoenix. You are a mile away from Chase Field and the Phoenix Convention Center!

* Only a 7-minute-drive from Phoenix Sky Harbor Airport and close by to many amazing restaurants and bars that Phoenix has to offer.

This unit was recently remodeled. We would LOVE to host you!

Our place is unique because it's in the heart of downtown but in an up and coming neighborhood. Three of the houses on the block have been recently renovated. You just cannot beat the central location to EVERYTHING.

You have the entire two bedroom to yourselves.

The only common space is the patio, however, you will have your own set of table and chairs.

Up and coming neighborhood with wonderful neighbors. You'll notice that several homes were recently renovated as downtown Phoenix recently has a huge culture shift bringing in many travelers.

The parking driveway is first come first serve.

Please assume 4:00 PM check-in and 11:00 AM check out.

** By booking this reservation, all communication (welcome message, check in instruction and keypad code) will be sent via your email, not via Vrbo messenger.

✍️ Guest MUST answer all pre-booking questions (even on instant booking) to make sure it's a good fit as well as to help us prepare for your stay.

✍️ Guest MUST provide a security deposit ($100) and matching driver license ID (if profile has zero reviews, bad reviews, is local, and/or one night stay).

** Maximum occupancy is 6. If there are more than 6 people at any time, a valid & verified noise complaint or more than 2 vehicles at any time, you agree to forfeit the reservation (no refund) along with immediate eviction.

** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the firepit falls under the same guidelines.

- You will then be given the choice between paying a refundable deposit $150 or a damage waiver of $20.

- We follow and abide by all rules by the city of Phoenix, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us.

- The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 2 cars, you are subject to forfeit your entire reservation.

- Although the property does not have an enclosed garage, it does have a parking lot that should perfectly fit up to three cars. This space is shared with two other units and it is a first come first serve; however, parking anywhere in the street is also available.

- A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the fire pit falls under the same guidelines.

- Quiet hours start at 9:00 PM. We don't want to disturb the families nearby.✔️⏰

- All # of guests staying and visiting must be approved as we abide by city occupancy rules. We must obtain a DL or ID from the person making the reservation. This person is in charge of the entire group and is its representation.

- If you're local to the area, we require a message stating this to the host.

- Once you check-out, you may request security deposit back (may take up to 72 hours to receive security deposit back after review of the property).

- We would love to accommodate all early and late check-out requests, but this isn't possible unfortunately. We ask that you please respect set check-in and check-out times. There's a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.

- By booking this reservation, you agree to pay $100 fee if guests haven't checked out the property by 11:30 AM. ($50 additional for each half an hour thereafter).

- We apologize, but NO PETS are allowed at this property. If there are any unauthorized pets at the home, you agree to pay a $500 fee + any additional cleaning fees. (Double original cleaning fee).

✔️ If any House Rules are BROKEN, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).

❌ NO smoking inside the home or within 15 feet of any windows or doors. This impacts future guests' stays and there's a fine of a minimum of $750. (Person that books agrees to this minimum fee as it represents their entire group.) If you plan on smoking outside, please dispose of any butts in the trash, or there is an additional cleaning fee.

- The city trash and recycling pick up comes every Friday. It would mean the most to us if you could take it out on the street anytime on Thursday.

❌ We all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ State Law (Bill 1350).

- Minimum of $750 fine charged to the person that made the reservation.

- There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.

- There's a Smart TV in the living room that has YouTube TV (cable with live TV and on-demand) as well as some TV apps. There's also a 40-inch Roku TV in the second bedroom. Feel free to log in to any of your personal apps if you wish to.

- Phoenix is the valley of the sun so it can get really hot out there. Temperatures can go easily above 110 degrees in the summer. Generally AC units can provide about a 20-30 degree difference between indoor air and outside temperatures.

***WHEN YOU CHECK-OUT***
- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.

Please keep in mind if something is not to your satisfaction, please let us know upon the day you check-in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.

- Please treat this home as if it were your own. We don't want you to work on your vacation, so we don't have any mandatory check-out procedure. We just simply ask if you could pick up after yourselves and leave the house in good shape. We would appreciate it.
