Princeton Heights is one of the safest, most beautiful neighborhoods in the city. Take a stroll in the elegant 19th-century Victorian walking park known as Francis Park, or take the short drive over to Grand Blvd to sample the international cuisine and experience the eclectic bars of South Grand, Nestled away from the traffic of downtown in a beautiful neighborhood with great walkability, but still within striking distance of the city center, you'll be a short drive to basically every major tourist destination in St. Louis: Soulard (Anheuser-Busch Brewery, historic district, dining/nightlife), Lafayette Square (historic district), Downtown (the arch/Laclede's landing, Busch Stadium, the Scottrade center, dining/nightlife), the Central West End (Cathedral Basilica, Forest Park, World Chess Hall of Fame, dining/nightlife), the Grove (dining/nightlife), the Hill (historic district, Italian dining), the Loop (historic district, dining/nightlife).

Unlike most other hosts, corporate housing is our specialty. We prepare our homes not just to handle the needs of guests staying a few days, but for guests staying for months or years. Not only are our homes better equipped for your needs, our long-term rates are among the most competitive available. Guests staying longer than 31 days will not be required to pay sales tax (saving an additional 17%), and will receive huge discounts on add-on services like pets and parking.

There is usually free parking right in front of the building on Holly Hills (directly in front of the apartment)

We wanted to provide garage parking for guests bringing a car while not inflating the nightly rate for those who wouldn't need it, so we've purchased a limited number of garage parking spaces, and (when available) rent the spaces for $15/night as a convenient add-on option for those who need it. Add-on services are paid separately after booking, and include all local and state taxes, so the rate you see is the rate you pay! We offer huge discounts for guests staying longer than a week –35% off stays 7+ nights, 65% off stays 28+ nights.

☆Pets☆

Bringing your furry friends? We're dog friendly! We offer guests the option to bring their pups along as an optional add-on service. Our pet fee is $18/night for the first dog and $6/night per dog after the first ($36 minimum). We allow up to 3 dogs with a weight limit of 75 lbs per pup. Add-on services are paid separately after booking, and rates include all local and state taxes, so the rate you see is the rate you pay! We offer huge discounts for guests staying longer than a week –35% off stays 7+ nights, 65% off stays 28+ nights.

☆Rental Policy☆

Most of our guests are incredibly respectful and kind, but occasionally we have guests who treat our home, our cleaners, and/or our neighbors with disrespect. We require all guests to agree to our rental policy, to pay any associated fines in the event of violation of these policies, and to take responsibility for any damaged or missing items. We require a credit card for incidentals, and reserve the right to place an authorization hold in the amount of $195, which will be released in full upon inspection of the property, provided that our policies were adhered to and there were no damages. We also reserve the right to perform guest identity verification and screening after booking. When you check out, you'll have the opportunity to review and accept our rental policy, which may be referred to as 'Booking Terms', 'Rental Agreement', 'Rental Policy', or by another name depending on channel you book through. Please familiarize yourself with our policy prior to booking.

☆Boarding Pass ☆

Your reservation includes Boarding Pass – an intuitive digital guidebook that makes check-in and check-out easy. With your Boarding Pass, you’ll be able to:

●Get directions to the property
●Access easy to follow photo check-in and check-out instructions
●Access guidebooks with FAQs about the property
●Purchase optional add-on services

Shortly after you book, we’ll send over your Boarding Pass, and you can complete your booking with a few easy steps:

1. Enter your details, selecting any desired add-on services
2. Verify your identity with a selfie / ID check
3. Sign rental agreement
4. Provide credit card for incidentals
5. Submit payment for selected add-on services (if applicable)

Once that’s done, the main screen of the Boarding Pass contains your check-in instructions, which will be accessible 2 hours before the check-in time.

☆Cancellations + Alterations ☆

Please consult the cancellation terms in the rental policy prior to booking to determine the amount of the refund, if any, that will be issued in the event of cancellation or alteration. We sometimes receive requests for additional refunds beyond those already offered. We understand that there are many valid reasons for needing to cancel or alter a reservation, so rather than acting as a kind of judge for the validity of each case (and in fairness to our guests who do not ask for special treatment), we refer guests to our cancellation policy to ensure it’s understood upfront and do not offer policy exceptions for any reason.

If there is some doubt as to whether you’ll potentially need to cancel the reservation, we recommend purchasing travel insurance to protect your stay.

Great Stay

The property was great, the rental was nice. The only thing that wasn’t ideal was the other rentals also had dogs that barked all day long, and on occasion at night. But that isn’t Brandon’s fault! He was very friendly and helpful. Great trip.

As Advertised BUT Beware of Noise & More

I am not rating too low but if you're in this unit and have an obnoxious sound in your room keeping you awake, please let everyone know the owner did nothing to remedy the issue. The first night of our stay we were awakened around midnight by a very loud and unusual sound. Mind you, I am a very heavy sleeper. We determined the very loud, rhythmic squeaking came from inside the floor boards directly under our bed. I recorded it. Eventually, we concluded it sounded more like a machine of some kind running in the unit below us. Around 2am we notified the owner through the app. Because it was coming from INSIDE the floor boards underneath our bed, we tapped loudly on the floor to notify whoever it was to turn off whatever they had running. They IMMEDIATELY tapped back but shut off whatever was making the noise. We provided the owner all this information. Next day the owner told us to not tap on the floor because tenants below complained. He just took their side. He also said he did not think the noise was coming from their unit. That night, the sound played 100% of the night. We considered leaving next day, a day early, because there was no relief in sight and we had barely slept for two days. We explained all to the owner. I also texted him my recordings. Owner claimed to fix it but never offered any discounts for our misery. Not even an apology. No dumpster in back as stated, but you must throw out garbage. Nowhere to put dog waste. Must use neighboring dumpsters for trash

2nd Stay

We stayed in a different unit in the same building earlier this year. Location is convenient for visiting family and is clean. Bonus, washer/dryer in basement. Could use a few more utensils but certainly enough for a short stay. Bed is comfortable. Could use an upgrade on towels. You may hear your neighbors but usually not too much of a problem. We would stay again.

For a short stay, this would be perfect. The couch leaves comfort to be desired. Location and basic needs supplied. 1 hand towel and two bath towels for 2 adults was lacking.
