The area hosts year round river, mountain, summer and winter recreational activities, etc. For families, couples, & individual stays. 90 mins from NYC, 7 mins from Metro-North Port Jervis Train Station, and close proximity to Tristate locations. Relax, enjoy and get inspired by nature!
Close proximity to Tri-state locations such as City of Port Jervis Metro-North NYC rail line (7 mins), Milford, PA (10 mins), Mountain creek (25 Mins), Legoland (25 mins), and shopping centers, etc. Our spacious home is located in our 7+ acres property, with river frontage, views and access to the Delaware river, Bennykill Channel, and views of Eden Islands.
Our property hosts a comfortable and spacious area inside and out for your relaxing and staycation needs in all the 4 seasons! You will find everything you need for your enjoyment, relaxing, and entertainment needs during your stay. Complimentary coffee and a variety of teas for your enjoyment. Sit and get comfortable by the living room and fireplace, or cook yourself a gourmet meal in our modern kitchen that stocks all cooking ware for your cooking needs.
If looking for a relaxation treatment, our Roman bathtub is a perfect spa bath treat for you while on your stay and ideal after a nice hike exploring our property and area.
The house:
Consists of 2 bedrooms each with Queen sized beds, 1 full bathroom, Living room with wood fireplace and 1 Queen sized and 1 full sized sofa beds, dining room, modern kitchen with granite countertops, laundry in basement. Bed linens, towels, shampoo/conditioner/body gel, and other amenities included for our guests' use.
Wi-Fi and Entertainment:
We offer high speed Wi-Fi, Amazon fire stick, and TV Smart channel apps for your viewing needs through Amazon Fire Stick which includes Amazon Prime, Netflix, and other smart apps. Board games, card games, puzzles, and outdoor games for your enjoyment.
Property House Area:
Please be informed that we have a Ring doorbell camera and one exterior camera facing the driveway. No indoor cameras.
The back of the house area has a fire pit and log seats with memorable views of the river right behind the house. Perfect for day and night outdoor entertaining and s'mores galore. We also have our gas grill and log grill with wood log seats, folding chairs, and outdoor game activities for your outdoor cooking and entertainment needs.
Property has river frontage on our very unique river beach . Scenic views and access to the beautiful Delaware river produced Bennykill Channel and views of Eden Islands, and surrounding mountains. These islands are known as Eden Islands for their "Garden of Eden'' uniqueness, and natural untouched wonders.
The islands themselves are 30+ acres and offer a unique view of the changing seasons, an abundance of birds, and wildlife in and around the property area including beautiful and rare sights of Bald and Golden Eagles that reside in our property and on the river islands.
Access to the river and islands is of close proximity to the house and accessible through trailing down a dirt trail (be careful as it can be steep, weathered by nature). Beautiful views of river from river frontage area.
Only confirmed guests will be granted access to river access area and for River recreational activities such as swimming, fishing, river edge trailing, and river paddling/tubing/kayaking (must bring your own life vest and equipment) and at your own risk and responsibility, no lifeguard at premises. You are welcome to cross the river over to Eden Islands and explore at your discretion and responsibility; please let us know if you do cross the river!
Please keep in mind and respectful of river frontage area being shared by other vacation staying guests nearby, or visiting family or friends. No loud noises, or party’s allowed by the river frontage please!

Delaware River and Eden Islands River frontage (2 mins), City of Port Jervis, NY (5 mins), Milford, PA (10 mins), High point State Park and monument for panoramic views and trailing views/hiking and lake swimming (7 mins), Point Peter panoramic views at Elks-Brox Memorial Park (7 mins), Delaware River Water Gap for trailing/hiking and water fall viewing (10 mins), Tamerlane Farms in Montague, NJ (8 mins), Sunflower maze Sandyston, NJ (10 mins), Space Farms Zoo and Museum, NJ (15 mins), Mountain creek Resort, NJ (25 mins), Legoland resort, NY (25 mins), and Shawnee Resort, PA (40 mins), etc.

Guest Access Information:
Guests have access to the whole house, house area, and property river access behind house which includes: river frontage and Bennykill channel/Delaware river usage.
Excludes: garages, sheds on property, neighboring houses, and their specified areas.
Signs mark the areas of our property and we advise you to please stay within the property area and be courteous with any neighbor and anyone working, or also using the property.
The water level of the Bennykill channel which is produced by the Delaware river might increase/decrease depending as to the season. In the summer months the water level might be shin/knee high depending where you access the river, some areas might be deeper than others and usable for either swimming, kayak/canoe usage, or fishing.
Crossing to the island in front of our river frontage is possible by foot in certain areas of the river where the water level is low but we advise to be cautious in exploring the island without any supervision, or confirmation to us that you would be doing so.
Exploring, kayaking, fishing, and tubing is allowed on our property at your discretion making sure that you stay within our property lines. Please refer to our property area map located in our pictures, and guest manual to better understand the property limits. Please do not ever hesitate to ask me any questions, I am always available via direct message, text message, email and phone call.
Other details to Note:
Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property.
There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire, or for the fireplace inside the home but it is preferable guests bring their own firewood in case our firewood might no be usable/available.
Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving.
Our Policy:
We are partnered with Superhog (Know Your Guest) – the leading vacation rental guest-screening provider.
Prior to initiating the booking process, it will be necessary for you to undergo identity verification and provide your ID, as well as submitting a damage deposit.
Important: We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you will be asked to complete our independent verification.
Please note: Before your booking begins, you will need to verify your details with us to complete your booking. You will be contacted automatically via email and/or text to complete the verification.
You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver.
Kindly note the following:
**If you choose to pay a refundable deposit, the $750.00 damage deposit will be automatically charged to your card.
**The damage deposit will be refunded 7 days after the check-out day.
**The damage waiver fee is $75.00, and it cannot be refunded.
**There is a small non-refundable $20 fee associated with the "Know Your Guest" Verification process for the damage deposit fee transaction.
**Failure to comply with our policy and house rules will result in the cancellation of the booking without issuing a refund.
