139 Mooring Buoy - Brand New on the Lagoon and Steps to the Beach
Construction is finally complete, almost all the furniture has arrived, and we're just putting the finishing touches on our home. So, it's time to make your reservations now.
Our brand new, dream come true, home is located directly on the lagoon and beach path in Palmetto Dunes - just 750 feet from the beach. And, it will be ready to welcome guests beginning summer 2025!
If you're looking for a tranquil, refined, but relaxing retreat for your family, be one of the first guests to book this brand new 5-bedrooom home complete with two primary bedrooms, two additional bedrooms, and a bunk room. All bedrooms offer ensuite bathrooms. Perfect for several families or multiple generations.
From the moment you walk in our home you will be captivated. The 1st floor great room is large and inviting with beautiful views out the back of the home. It has various seating areas and is open to the kitchen and dining area, with the dining table able to expand to 12 ft and seat 12 individuals.
Connected to the great room and dining area, the kitchen boasts double islands with more seating and a back kitchen with a second refrigerator and dishwasher. The large 6-burner Wolf range with griddle and double oven can handle your largest meals. And, if two refrigerators and dishwashers on the first floor aren't enough, there's another full-size refrigerator in the garage, several beverage or mini-refrigerators in various locations, an ice machine, and a small dishwasher upstairs in the mini-kitchen.
The 1st floor great room / dining area opens to a large screen room, which overlooks the pool and lagoon, just like the dining and great room. The screen room has a gas grill, outdoor beverage center, big screen TV, dining and seating space. Down the steps, there is a terrace with more dining space and then an extended length pool that allows for lap swimming or relaxing.
Back inside and down the hall on one side of the house, you'll find the laundry, guest / pool bath, a dedicated private office with desk and printer, and the 1st floor primary bedroom and bathroom with freestanding jetted tub and beautiful tile shower.
The 1st floor primary bedroom has direct access to a covered porch where you can sit and enjoy coffee in a glider chair and look out over the lagoon and pool. More of an inside person? There's no need to venture out. You can also sit in one of the two swivel chairs in the seating area inside the bedroom and look over the lagoon and pool from inside the bedroom.
On the other side of the house, there is a long hall leading to the two-car garage, which is available for guest use. Off the hall, is the stair tower to the 2nd floor rec / game room, a second primary bedroom, and three other bedrooms, including the bunk room.
The rec / game room is set-up for TV watching, playing cards, snacking, and relaxing with a large sectional, dining table, and mini-kitchen. Still to be delivered are a foosball table and shuffleboard table.
Connected to the rec / game room is a half bath and then down the hall are the first of the four additional bedrooms. The bunk room is on the right as you go down the hall and overlooks the front of the home. On the other side of the hall is the "back bedroom" with white coastal bedroom furniture.
Further down the hall are the last two bedrooms. The 2nd floor primary bedroom with a king-sized charcoal poster bed is on the back of the house and has a beautiful pool / lagoon view and large bathroom with shower and its own water closet, so both individuals can be in the bathroom getting ready at the same time.
The other bedroom on the front of the house has a king-size bed and view of the large live oak tree. It shares a thoughtfully designed Jack-n-Jill bathroom with the bunkroom with each bedroom having its own private sink / vanity area. Between the sink / vanity area is the tub / shower and a separate water closet. So, again, various individuals can all be using the bathroom at the same time.
With king beds in the two primary and two other bedrooms plus two queen beds on the bottom and two full-size beds on the top in the bunk room, our home comfortably sleeps up to 16 adults / children,
Professional photos will be coming as soon as all the furniture is in place. But pictures from our stay at Christmas will give you a good overview of our home. The last remaining items are really just the outdoor furniture, lamps, and some artwork, so don't delay. I suspect our home will book quickly, as our villa on the island, 2203 Island Club (ref. VRBO #155437) is full almost year-round, and some weeks have already filled just from guests knowing our home was coming on the market.

My husband and I live in Tipp City / Troy Ohio and have been vacationing on HHI for nearly 40 years! Our children grew up coming to Hilton Head Island and in 2003 we bought 2203 Island Club. With our children grown and needing more space, we purchased 139 Mooring Buoy in March 2021, so we could build a house that would accommodate more than 5 guests. We love HHI and consider the island our home away from home. I love helping guests make their stay spectacular whether it is in our villa or in our home.

We chose 139 Mooring Buoy for our home due to its ideal location. First, Palmetto Dunes is located mid-island. So, it provides convenient access to anywhere on the island. More importantly, 139 Mooring Buoy backs up to the lagoon and is right on the beach path. You can fish or launch a kayak off the dock and it's a short, easy minute or two walk to the beach. There's no worrying how to get all your gear to the beach and having to walk or bike some great distance. Just go out of the house and the beach path is right across the street!

Our property is somewhat unique because of the ideal location and then also because no detail has been overlooked in this brand new construction. We've tried to think of everything you might want when designing our home. In addition, you get to work directly with the owner and not through a rental company that may or may not strive to ensure you are 100% happy.
