☆ BEDROOMS ☆
All four cozy bedrooms are equipped with a Smart TV, ceiling fan, comfortable bedding, and ample closet space. On the main level, you'll find one bedroom with a king bed, a second bedroom with two full beds, and a third bedroom with two twin beds. Upstairs, there is an additional bedroom with a king bed.
The 4 bedrooms can accommodate up to 10 people.

This home offers 2.5 bathrooms, conveniently located across both levels, ensuring easy access for all guests. The main level includes a full bathroom with a tub/shower combo and a nearby half bath. On the upper level, there's a full bathroom with a shower.

The kitchen features stainless steel appliances, custom cabinets, and a Keurig Duo coffee maker. Enjoy a homemade breakfast with the oven, microwave, and other kitchen gadgets, while the dishwasher handles cleanup. The open-concept design allows ample space for multiple guests, with seating for six at the dining table and four at the kitchen bar. The living room offers a cozy sectional sofa and a flat-screen TV for relaxation and togetherness.

Enjoy spacious indoor and outdoor lounge areas for large groups. Host gatherings on the decks, unwind on one of four balconies, and take in the ocean breeze. Outdoor dining areas with picnic tables and a private charcoal grill make for great family meals—just bring charcoal.

Wi-Fi: High-speed wireless internet and Smart TVs throughout the house – Just log in to your own streaming services to watch your favorite shows and movies.
AMENITIES PROVIDED
Please note: Starter supplies are provided for your convenience. Be prepared to purchase more for the duration of your stay. Supplies include: 1 roll of paper towels, 1 small dish soap, 2 dishwasher pods, 2 laundry pods, trash can liners, 1 hand soap & face soap per bathroom, and 1 roll of toilet paper per bathroom.
We provide towels for bathing and bedding but please bring your own beach towels.
REFUNDS & CANCELLATION:
We adhere to the cancellation policy agreed upon at the time of booking. We strongly recommend purchasing travel insurance to cover unforeseen issues, including weather-related events, as no refunds are provided for circumstances beyond our control (including weather, natural disasters, or power outages). Please note, no refunds or date changes are available after the free cancellation period.
MONTHLY RENTALS: Available from November through February—perfect for a winter escape to the Gulf Coast!

HOUSE RULES:
☞Rental Agreement: After booking, you will sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.
☞Security Deposit: A $500 security deposit "HOLD" will be placed 1 day before check-in and released 3 days after check-out, provided no damages are reported. The time it takes for the funds to appear in your account will depend on your bank's processing times.
☞Trip Insurance: We recommend purchasing trip insurance for weather or health-related emergencies. Please note that no refunds or date changes are allowed after the free cancellation period.
☞Cancellation Policy: We will adhere to our cancelation policy, In the event of cancellation, any Travel Insurance, Damage Protection and any processing fees are non-refundable.
☞Rental Age: Per HOA rules, guests must be 25+ to book and must stay for the entire duration. No third-party bookings allowed.
☞Occupancy: Max occupancy is 10 (including children). An additional fee of $150 per person, per night will apply for over-occupancy, charged to the card on file. Please only seep children on the top bunkbed.
☞Visitors or unregistered guests are not allowed. Unauthorized guests will incur a $150 per night fee. Exceeding maximum occupancy will result in a $500 fee.
☞Parties are not allowed. Do not attach banners or balloons. You, the booker, are responsible for any damages or extra cleaning fees.
☞Parking: Parking is available for up to 4 cars. No street or remote parking available. Do not park on the grass.
☞Check-In: Self Check-in anytime after 4pm via smart lock. $50-$100 fee for early check-in, depending on cleaner availability and not available during peak seasons or holidays.
☞Check-out: By 10:00 AM. Late check-outs will incur a $50 fee for each additional half-hour.
☞No Smoking: $250 fine, loss of security deposit, and damage charges for smoking inside.
☞Security Cameras: 2 cameras (facing parking & staircase) recording during your stay. Tampering incurs a fee.
☞Pest Control: We have monthly pest control and bed bug inspections. To minimize insects, please keep doors and windows closed when not in use.
☞Outages: Electricity, internet, and cable services may be interrupted during storms or due to issues beyond our control. While such disruptions are rare and typically resolved within a few hours, we cannot offer refunds for outages, weather conditions, natural disasters, or other unforeseen circumstances.
☞Trash: Trash pick up days are Monday and Thursday. A service will take them to the curb and bring them back in.
☞Outdoor Grill: Always supervise while in use and clean it afterward, removing charcoal and food debris. Please bring your own charcoal.
☞Quiet Hours: 10 PM to 8 AM. Respect neighbors. Violations will incur a $250 fine, loss of the security deposit, and possible eviction without refund.
☞Restricted Items: No candles, confetti, hair dye or glitter. Use of any of these will result in a $100 fee, plus charges for any damages caused.
☞Showers: Please keep the shower curtain liner inside the tub and fully closed to avoid water damage
☞Toilets: Only flush toilet paper. Do not flush feminine hygiene products, wipes, or trash. You may be held liable for any repair costs due to misuse.
☞Items left behind: The host is not responsible for items left behind and cannot assist with retrieving or shipping forgotten belongings.
☞Pet Rules:
Dogs only, up to 2 dogs (50 lbs max).
$150 fee for 2 dogs, $200 per pet for nondisclosure.
Crate dogs if left alone. BYO pet towels and crate.
No pets on furniture or in bedrooms.
Dogs must be house-trained.
Clean up after your pet and dispose of waste in outdoor bins.
No dogs in the backyard sand.
☞INCIDENTALS:
• Our cleaning service provides "start-up" supplies including: one roll of paper towels, one small liquid dish soap, 2 dish washer pods, 2 laundry pods, kitchen and bathroom trash can liners, one hand soap and face soap in each bathroom and one roll of toilet paper per bathroom.
• Be prepared to purchase more to get you through your stay.
• The property comes stocked with dishes, glasses, utensils, cookware, linens and 2 bath towels per guest, beach towels not provided.
• Prepare to bring or purchase incidentals, like soap, shampoo/conditioner.
• Coffee maker provided. BYO Coffee.
