1) We provide complimentary trash pickup for guests staying 6 days or longer at mid-stay. A guest agreement must be electronically signed by the booker after the stay is confirmed. The guest cancellation policy is as per the platform on which your stay was confirmed at the time of booking. (A $55.00 card processing fee is charged by a third party when canceling a reservation on VRBO).

2) Our family cabin does not allow pets at this time, and currently cannot accommodate early check-ins. Please note that the roads in the mountains are typically narrower than your average rural road. We also kindly ask that no parties be on the premises. The cabin features a staircase that leads to the water's edge, allowing easy access to the kayaks from the rack for quick launching.

3) WE ENCOURAGE GUESTS TO PURCHASE TRAVEL INSURANCE THAT IS DESIGNED TO PROTECT AGAINST LOSSES DUE TO SUDDEN TRAVEL CHANGES. WE ARE NOT RESPONSIBLE FOR ACTS OF GOD OR UNFAVORABLE WEATHER CONDITIONS.

4) Like many in the area, the cabin is on well water. The water has been tested and meets U.S. EPA guidelines. We have also taken extra measures to ensure continued water quality by installing an ultraviolet Triton water treatment system with a PENTEK filter, including a backwashing system. If you still have concerns, please bring bottled water.

5) Please be aware that bears and their cubs are occasionally seen near the cabin, as it is located near a large water source & the Great Smoky Mountain National Park. Even though bears may appear gentle, it's important to remember that they are still wild animals. Please avoid touching or approaching them. Even if they seem hungry, do not feed wild animals or leave food or trash in your car. Always keep your vehicle locked, as bears have been known to open unlocked doors.
