This 3 BEDROOM / 2 BATH luxury lower level duplex bungalow boasts one of the most spectacular oceanfront views around. This well appointed, very well cared for upper/lower duplex home is beachfront, on the sand living at its finest. It truly is a slice of paradise in the exclusive private guard gated Beach Rd community. Everyone who has stayed with us always says the pictures are so beautiful but that âthe pictures do not do it justice!â We agree! The true beauty is hard to capture in one dimensional photos.
**Please note-we have a very strict no dog/no pet policy. No dogs/no pets are permitted anywhere on property and our community HOA District has a ordinance prohibiting dogs.**
The open concept, fully equipped kitchen with island overlooks the spacious great room that has floor to ceiling glass windows and sliders. The great room has a beautiful fireplace and dining area. There is a luxury buttery leather couch with an exceptionally comfortable pull out sofa as well as 2 reclining chairs to sit back at the fireplace or watch the waves roll by from the comfort of inside. This entire kitchen and great room offer a front row seat to your 5 star ocean view!
The large oceanfront wood deck sits on the beach sand of the ocean. There is a deck privacy wall to the right and 2 empty lots to the left which affords for rare added PRIVACY not commonly found on Beach Rd oceanfront decks. It really is a specialty of the property. At the foot of the wood deck is a private, elevated strip of sand that has a built-in gas fire pit thatâs perfect for catching the breathtaking sunsets disappear behind Catalina Island while sipping a glass of wine or making sâmores. The fire pit has custom built bench seating with brand new comfy cushy cushions. Itâs truly one of a kind on Beach Road. No other property has one like it.
In this lower villa of an upper/lower duplex, you will also have oceanfront beach access along the south side of the property. We have 2 empty beach lots next to us which affords extra privacy (no direct next door neighbors to the left) and full morning sun, both not commonly found in the community.
This home is family friendly however it has NOT been child proofed and is better suited for older children due to no solid fencing on the ocean deck and protective rocks below.
The home is equipped with public space audio/visual recording security cameras for guestsâ safety and security. No hidden or private space cameras.
The home is a short drive to world class dining, great hiking trails, Dana Point Harbor, San Clemente Pier, historic San Juan Capistrano, and much more!

When rented with the upper penthouse unit (additional cost), 12 people can comfortably sleep in this duplex with six bedroom, 3 up & 3 down. This makes for a great family compound for family reunions and gatherings. Please inquire within for availability and additional rental charges.
*NO garage parking. 2 uncovered assigned parking spots. Additional parking is available in guest parking steps away.
*Washer and Dryer (brand new) in non-private garage. There is also a same day full service 3rd party pick/up drop off laundry business nearby, not affiliated with us.

Due to moderate coastal climate, this home (like most in the area) does NOT have A/C.
Amtrak runs behind this neighborhood. The railroad track is on the opposite side of Beach Rd & Pacific Coast Hwy. It is a low level and brief noise that we feel is mostly hardly noticeable.
Decor, linens and furnishings may change as we update and replace frequently so photos may not always be accurately detailed but always beautiful as we take very good care of the property. It is not your typical high use weathered beach rental. đ
Due to the gated community, this property is suitable for quieter groups and families. There is a zero tolerance policy for excessive noise, parties, gatherings or large events. No noise ordinance 10pm-8am per city STR ordinance. 8 person overnight MAX occupancy with 12 person max at ALL times. Daytime visitors must exit premises by 10 pm. If out if compliance with max occupancy, grounds for immediate cancellation of booking without refund.

*Please no confetti, sprinkles, glitter, spray tan or hair coloring while on property. It adds additional clean time and ruins linens and furniture.
