3 BEDROOM, 2 1/2 BATHROOM Townhouse in CENTRAL SAN ANTONIO. Best location, close to Medical Center, Seaworld, The RIM and all major attractions. Open concept kitchen, living area and dining table for 6, TV's in every room, 1 car garage (direct access) and private driveway for 2 additional cars. Fast Wifi and Roku (free channels), streaming available on all TVs. Primary has queen bed, walk in closet, ensuite bathroom and mirrored dressing table. Full over Full Bunk Bed in 2nd bedroom, 2 twin beds in the 3rd bedroom

DETAILED HOME TOUR
========================

ACCESS AND ENTRY: Entering your short-term rental should be easy and organized. Smart lock auto check in with well lit porch and entrance. The large console table so you can place keys, phone and purse is located directly inside the front door. Powder room located as soon as you enter the front door. Walk through the large entryway, past the direct entrance from the garage door to the kitchen and great room area.

KITCHEN / DINING ROOM - Large open concept space provides guests with the opportunity to socialize while meals are being prepared. The 55 "television can be viewed from the kitchen and dining room table.

Fully equipped kitchen (kettle, pots, pans, 11 "electric skillet, toaster, blender, microwave, food processor, more). We also stock oatmeal and dry pasta for our guests to prepare at their convenience. Cutlery service for 8 along with 8 large and small heavy plastic glasses. Don't worry about kids or teens dropping or bumping a glass. Serving for adults and hot drinks for 6, plus flutes of champagne for a toast! Assorted pots, pans , utensils, Pyrex bowls with plastic lids, pizza pan, cupcake liners, baking sheets.

COFFEE SETUP: drip coffee maker with filters, medium roast coffee, sugar and creamer supplied. In-tank water heater to ensure quick brewing and dripping for the perfect morning cup of coffee.

LIVING ROOM: Large area including a 55 "wall-mounted Roku TV, tons of seating, plus an area rug and dining table for 6. Dedicated laptop desk is in this area as well. Pull up feet with plenty of seating for your larger group 3-seater sofa and comfy chair, 2 ottomans, as well as 2 armchairs and 2 padded benches.2 End tables with resin top are impervious to heat, liquids and stains. The furniture is sturdy and of high quality so you can relax without worrying about damaging the furniture.

DEDICATED WORKSPACE - Offers a 30 × 42 "work surface. Desk has 3-110v (3 pins) on the front, no hassle with charging cables and power outlets out of reach. This home also features High speed secure WiFi Area is Well lit area with dedicated floor lamp.

SLEEPING AREAS (3 bedrooms and 2 full baths upstairs):
MASTER BEDROOM - Queen bed (gel mattress - fully coated against liquids, allergens, bed bugs), private bathroom, 31x40 "vanity / desk and walk-in closet. 2 nightstands with touch lamps (with 2 USB charging ports and 110v output ea.) 2 more drawers of storage at the foot of the bed. Ironing board, iron, lint roller and tide pens provided for our military members. Dressing table has an ottoman seat and large mirror to ensure viewing best if you are attending a special event or important interview. Small K-cup coffee maker located in the master bedroom; have a small cup of coffee in your room before you have to face the busy day. 32 "wall-mounted Roku TV.

BED ROOM: Full bunk over full bunk, secured ladder, 32 "Roku TV in bedroom. Small walk-in closet with hangers, extra towels and linens.


QUEEN PULL OUT / BONUS ROOM - Convertible room can double as second living room, teen space, zen den, or workout space. 32 "wall mounted TV, stream your workout. Queen removable, easy to operate, low to the floor, linens included.

***COMFORT***
The home features hotel quality towels and linens that are professionally laundered for each reservation and the home is professionally cleaned. Sign in with automatic locks. The heater and air conditioner work well, they quickly regulate the temperature. Everything in the house is documented to make your stay easy and perfect. 24-hour local emergency contact and maintenance personnel available for emergencies.

NO SMOKING WITHIN 6 FT OF FRONT OR BACK DOOR. Front Yards and walkways are shared with other residents. Guests will be charged to pick up Cigarette Butts thrown on ground.


You will be able to access the whole house. We have a locked supply closet in the 3rd bedroom for our extra supplies. Otherwise there are no other locked closets or areas. The home is yours, just bring your essentials.


BASIC HOUSE RULES

NO SMOKING WITHING 6 FEET OF BUILDING. Guests will be charged to pick up cigarette butts thrown on ground.

Load and start dishwasher at check out. No DIRTY DISHES please.

Bag all trash and take to OUTSIDE Trash Cans when Checking Out

Please put furniture back if you move it

No Auto Repairs on the property

Guests will be charged for damaged or missing linen and towels. NO HAIR DYING or any activities to promote stains. ($8, $5, $3 costs for towel replacement)

REPORTING OF TRAVEL ISSUES: GUEST agrees to report any issues of unsatisfaction to HOST immediately upon finding said issue but no later than 24 hours after finding it. GUEST will cooperate with HOST and allow for a reasonable solution. NOTE: Photos are taken of the premises after each cleaning and prior to GUEST check in. These date and time stamped images will be used against claims brought by GUEST.

REHOUSING – HOST will not be held financially responsible to rehouse GUEST if unsatisfied or if GUEST chooses to vacate early. GUEST will seek assistance from the booking platform.

SECURITY CAMERAS / TECHNOLOGY- Exterior cameras, video doorbells, keypads, smart home technology, etc. may not be tampered with or disabled. GUEST will be immediately evicted with no return of funds paid upon violation of this policy.

FALSIFIED RESERVATIONS: If your booking was made under false pretense, including, but not limited to, a falsified name, age, or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid.

S - Security. Keys, remotes, windows and doors.

Awesome Hospitality

Property is exactly as advertised, hospitality was top notch, only down fall was parking in the evening, and thats it. Location was perfect for our situation and gets you outta the tourist trap heart of San Antonio.
