Ample parking ensures space for everyone, and the home is accessible with a small threshold at the front door and one step to enter from the backyard.

SECURITY:
For your safety, the property is equipped with 3 security cameras monitoring the garage, gate, front entrance, and backyard (overlooking the pool). These cameras do not record indoor spaces and only activate when motion is detected.

Important: Before you arrive you will be asked to complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Superhog will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.
CANCELLATION: All polices will be followed as stated on each platform. In the event of a cancellation by the Guest, and depending on the channel used, any and all fees incurred by the host (including but not limited to the credit card processing fees) are NON-REFUNDABLE and a processing fee of $100 for the cancellation will be retained by the host. The remainder will be refunded to the guest within 10 business days.

-Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement.

- Must be over 25 to rent this home.

- When you stay with ManageWay Vacation Rentals, you will be asked to go thru a Screening process thru Superhog and pay a $35 Damage Waiver. Coverage details are spelled out in your rental agreement. This is applied to directing bookings & VRBO bookings (this does not apply to Airbnb bookings).

- Pool Usage and Maintenance Fee:
Our property features an above-ground pool for your relaxation and enjoyment. To ensure it remains clean and safe for all guests, we kindly ask you to follow these guidelines:
1. **Proper Use**: Please follow all provided instructions for spa use. Avoid using any oils, lotions, or other substances that may contaminate the water.
2. **Hygiene**: Shower before using the spa to help maintain water quality.
3. **Drainage Fee**: If the spa requires draining and refilling due to improper use or excessive contamination during your stay, a maintenance fee of [800] will be charged.
We appreciate your cooperation in keeping the spa in excellent condition for everyone.

-Main renter must sign a waiver upon arriving to the property.

- For liability and security purposes, there are external on the main house facing the front door, pool and off the garage. There are NO inside cameras. Hosts may monitor external cameras at any time via a smartphone app, and cameras are not to be tampered with or covered.

-Concierge services available! Charcuterie Boards, Private chef, grocery delivery, and more!


Pets are welcome but for a $150 one time fee PER pet and must be remitted BEFORE your check in. Dogs must be potty trained and house broken. Any pet urine stains found from any animal will result in a $250 fee being assessed plus the cost of any damages. Any additional damage done to the house by any animal will be charged full replacement cost and paid 100% by the guest. Any holes dug by dogs must be filled in or repaired prior to check out or a $150 will be assessed. No exceptions.

No candles, glitter, confetti, or plug in air fresheners are allowed. No tape or anything sticky is permitted on the walls or any part of the home. Please do not put nail holes or tape or anything that could damage the walls.

Smoking not allowed anywhere on the property.

Events are only allowed if APPROVED, a contract is to be signed and a minimum $250 fee will be assessed on top of booking amount. An Additional deposit will be required paid directly to owner of $500.

If you have the chance to stay here, do it. It is beautifully decorated and the lay out is comfortable for a small to a large family/friend gathering. The new outdoor space with lounging pool is wonderful! With everything you could ever need and not have to leave the house (except for food of course), this is the place you need to stay at!

Our stay had no room for improvement. Everything was perfect. Easy location to find, close to everything, nice neighborhood. The house was well stocked. Perfectly clean and nicely furnished. I personally remodeled this once dilapidated home in September of 2020. The previous owner had not set foot in it for 7 years and their property management company fell short on the upkeep. Making this house feel like a home was of the upmost importance to me. I hope guests truly enjoy what this home has to offer. It is spacious and comfortable with all the amenities one may need during their stay. I have spend a lot of time ensuring my guests needs are met and we exceed expectations. We are a older home that has character, charm and some quirks but I am so excited to welcome you to stay!

The year-round plunge pool will be a wonderful addition! (Construction is underway). The sun sets perfectly so the backyard is an oasis in the evening. The kitchen is fantastic for entertaining. The two living rooms makes accommodating big groups with different preferences a breeze. The access to Hwy 6 is amazing - literally right down the road. St. Joseph hospital is right down the street along with fantastic restaurants, grocery stores and shops!
