A luxurious stay in complete tranquility! This sublime 400m2 property offers a perfect balance between modern comfort and natural splendor, guaranteeing a memorable stay for 8 guests. (10 people from November 2024)
Nestled on the heights around Lake Annecy, it benefits from a breathtaking panoramic view of clear waters and the mountains.
The adjacent property can also be rented for 16 people and the entire area can accommodate 26 people.
First Floor:
Spacious entrance opening directly onto three bedrooms, each equipped with a dressing room, a bathroom and toilet.
- Bedroom 1 "Annecy": two single beds (90x200 cm) which can be joined to create a King size bed, with adjoining bathroom, toilet and view of the garden.
- Bedroom 2 "Veyrier du Lac": Master suite - King size bed (200x200 cm), private balcony, adjoining bathroom with luxury bathtub offering a view of the lake, work space, dressing room, shower and separate toilet.
- Bedroom 3: two single beds (90x200 cm) which can be joined to create a king size bed, en-suite bathroom, luxury dressing room, private balcony with lake view.
Second Floor:
- A spiral staircase leads to a large living space including a living room, a dining or meeting table, offering a spectacular view of the lake and the city of Annecy.
- Kitchen/Bar equipped with a refrigerator, dishwasher, microwave, coffee machine, etc.
- Guest toilets.
- Bedroom 4: a Queen size bed (160x200 cm) with adjoining bathroom and private balcony offering a view of the lake. Two additional beds will soon be available on this floor, ideal for children or seminars.
Garden Level:
- Three comfortable and spacious terraces: one south-facing, one south-east and one south-west equipped with a jacuzzi.
These three terraces offer a breathtaking view of Lake Annecy.
A large gas barbecue and a small charcoal barbecue are available.
- A large modern open kitchen with central island, breakfast bar and dining table opening onto the front terrace with lake views and a terrace equipped with a barbecue.
- Living room with television, fireplace and ceiling fans, opening onto the three terraces and offering extraordinary views of the gardens and the lake.
- Dining room with access to the private garden and jacuzzi.
- Separate prep kitchen with large fridge freezer and refrigerated wine cellar.
- The laundry room is equipped with a washing machine, a dryer, an ironing board, an iron and a steamer.

A swimming pool will be made available in spring 2025.
10 minutes from the center of Annecy, 30 minutes from the ski resorts, you will find everything nearby to spend a superb vacation, organize a seminar or simply rest and relax.
In the village of Veyrier du lac: Bakery, small supermarkets, pharmacy, wine cellar, bank, tobacco/press, florist... but also a 2-star restaurant!

We ask our guests to respect our property as well as neighbors by avoiding excessive noise and nuisance behavior and by not parking in their parking lots.
- No Parties or Events: We do not allow parties or events in our house. We want our guests to feel at home, but we also ask them to respect the tranquility of our neighborhood.
- No smoking: Smoking is strictly prohibited inside the house.
Guests may smoke outside the house but must dispose of cigarette butts properly.
- Animals :
We accept dogs if they are well behaved and do not climb on sofas and beds.
For information, the domain is not fenced.

Beds will be made upon your arrival depending on the number of people booked.
The bathrooms will be equipped with bath mats, one bath towel, one towel and one pool towel per person.
3 tea towels in each kitchen.

Toilets: Each toilet will be equipped with 2 rolls and a tissue box.
Kitchen: Dishwashing tablets, sponges, coffee and decaffeinated pods, paper towels, trash bags, salt, pepper, vinegar, oil, aluminum foil, cooking foil and cling film.
Laundry room: Laundry
are included in the package, as well as end-of-stay cleaning.
A concierge service will be at your side throughout your stay to meet your needs and requests.
Change of sheets is available for an extra charge of €25 per bed.
Additional cleaning throughout your stay is available, arranged at least 48 hours in advance - €45 per hour or within 24 hours €55 per hour.
We welcome small events, wellness retreats, filming, brand launches, celebrations - we ask that you let us know if you are using the property for an event.
