Breathtaking Sunrises & Sunsets on both the 2nd & 3rd floors of our S. Cocoa Beach Home. Having 3,400+ sq ft. it features 4 bd, 3 & 1/2 baths. Just trip across A1A by foot for a perfect day of relaxing and swimming in the ocean or surfing. This location is a perfect spot to watch the launch from Space X. The Banana River in the rear is perfect for kayaking. Continued relaxation abounds in our outdoor space. Relax in the egg chair, take a dip in the heated pool, or hot tub. When hunger strikes, head back into the gourmet kitchen nicely decorated with space for all. We can comfortably sleep 10 and that is our max capacity, including children. One additional infant in a pack and play.

The second floor-Primary suite features King size bed- sleeps 2. 55" TV-cable box.
Ensuite bath- spa bath, steam shower, and soaking tub. River view from private balcony.

The second floor bedroom has 2 sets of bunk beds-Sleeps 4.

The outside space has a heated private pool, deck, and hot tub. We have pool toys and beach toys, including boogie boards. We ask that you rinse off and return items to proper place after use.
We include 4 kayaks *1 inflatable) and life jackets for guest use -AT YOUR OWN Risk
We provide a few bicycles for guest enjoyment at guest own risk.
Guests have access to all areas except for the garage and 1 closet used for storage and employee/owners office. These will be locked.
Trash (green lid bins) get picked up on Monday and Thursday mornings.
Recyclables (yellow lid bins) get picked up on Friday mornings. Guests are asked to put bins out on the street / curbside for pickup. If guests forget or can’t please let us know so we can stop by to take them out.
Pool and hot tubs are serviced on Monday.These service providers will enter the rear of the property without knocking so as not to disturb the guest and perform the services.
AC/HVAC- There are 3 units. One on each floor. Please don't leave the doors or window covering open in the middle the of day during the summer months The house will take longer to cool down if that happens. Particularly the 3rd floor The Viewa are amazing but the afternoon heat is oppressive
Guest are expected to read and be agreeable to following house rules. Please don't book this property if any in your group smoke ( cigarettes, e-cigarette, vaping, or use drugs of any kind) and will not abide by our policy. No parties, commercial filming, or events in or on the property. NO PETS ARE ALLOWED ON THE PROERTY. The owner resides in the property between guests. Due to health and safety reasons, we can not allow pets or animals of any kind on the property.
Only registered guests are allowed on the property unless discussed prior. Our maximum capacity in the house at any time is 10. Exceeding this number can result in immediate termination of your stay. Within 24 hours of booking confirmation, owners require names and ages of all registered guests. Photo IDs are required of all guests 18 and older. This is very important for emergencie evacuation, so all guests can be accounted for. We require the refundable security deposit to be paid prior to the start of the reservation to receive access code. Within 5 days of checkout, we initiated a return of the security deposit so long as no damage occurred during the stay and the house rules were followed. Our goal is to return the entire deposit.
In the event of a MANDATORY EVACUATION, guests will need to comply. If already in the property, guests will need to vacate property. If a mandatory evacuation is in place, guests will not be allowed to check in. Please take travel insurance to cover this.
Please note that our property is beachside in Florida. You may see some WILDLIFE on the property, including palmettos (look like roaches), lizards, snakes, raccoons, etc. We can't stop them in the outside patio and deck areas.. Please don''t leave doors open so these critters remain outside. We have learned to live with this in exchange for a slice of paradise. To this end, we also ask that guests not bring any appliances or additional furniture or pantry items into the property. The house is well appointed for the maximum occupancy we allow.
Please wash off sand outside upon returning from the beach. Sand down the sinks, showers, or toilets will cause expensive plumbing issues that we pass on to the offender.The water spigot is located near the front door. We also have an outside shower in the rear close to the pool. Please do not wash sand down the sinks, showers, or toilets inside the house. Thank you!!
We have 3 Kayaks and life jackets that guest may use at their own risk. 1 kayak is inflatable.
Owners assume no liability for any issues that arise with guest use.
Our home isn't child proof and may not be suitable for toddlers due to the step stairs, but children are welcome with adult supervision.
We understand that the elevator can be exciting for little ones. We ask that children not be allowed to play/ride/use the elevator without an adult supervisor. This is for their safety.
If travel to our area is impossible due to a legal and official travel ban, you can request a refund from VROB at any time up until arrival day.
If, however, travel is possible and you must cancel for any personal reasons (family problems, financial reasons, personal health), we will not be able to refund your deposit. Please take travel insurance to cover this possibility.
Guests will be charged and pay $250 or actual costs, whichever is greater, if guests leave property excessively dirty, i.e., mud on carpet, excessive sand,or if upholstery requires deep cleaning.
Guests will be charged and pay $500 if pets are found in or on the property plus actual costs to repair any damages. WE don't allow dogs or pets on this property.
Smoking is prohibited in the house, pool area including the patio and deck.Guests will be charged and pay $500 if guests smoke in the property plus actual costs to repair any damages.
No wipes are to be flushed(including those that say flushable)Guest will be charges a fee of $500 if it is found that wipes of any kind were flushed into our sewer system plus actual cost to repair the damages.
Guests will be asked to sign a rental agreement acknowledging and accepting the above, and continuing with the booking guest agrees to our house rules.
Security Cameras:
We have a ring system doorbell outside at the front door that continuously records video and audio, which is for guest safety and to monitor check-in.
We have a camera monitoring the driveway that contiously records sound and video and is activated by motion.
We have a camera on the side of the house covering the path to the jacuzzi, which is activated by motion and records sound continuously. The kayaks are monitored via a ring camera that records movement and sound.
We have a camera covering the back yard/pool area, which records sound in an effort to make sure our property complies with local noise ordinances. It also records video. Please refrain from loud noises ,screaming in the pool area,sound carries to the property next door. Our area observes queit hours after 10 pm. Playing loud music or screaming in the pool may result in the neighbors submitting a noise complaint.
We have no cameras in the interior space that guests rent.
Parking is within a designated area on the driveway. We can accommodate 4 cars.
Self-Check in with a digital key, or myself, or co-host, will meet you at the property, maintaining a safe distance.
Check-in time is 3 pm. Check out time is by 10 am.
We don't allow smoking of any kind in/on the property, including the pool deck and patio area.
Please see the attached supplemental documents and guest agreement prior to booking. Continuing with the booking is acceptence of our agreement and house rules. Reservation may be terminated immediately if house rules are broken with no refunds
