Welcome to Rosemary House - a quintessential 1920's Bungalow that has it all and more. Historic charm, modern conveniences, tons of Overland Park venues nearby, and within a short drive of downtown Kansas City.

Completely restored, this quaint farmhouse exudes a modern warmth with all the amenities you will need for your short or long-term stay.

The main level consists of a living room, dining room, kitchen, master bedroom, full bathroom, and laundry facilities. Upstairs two bedrooms share a bathroom. There is also a reading nook/2nd media area with cable TV and WIFI.

Extend your entertaining space further by heading outside to grill, gather around the fire pit, play sports on the large lush lot, or relax on the front porch swing as you start or end your day.

With nearly 300 locally owned businesses in downtown Overland Park, this vibrant-walkable destination has something for everyone. Wedding/reception layover

Perfect location for our son’s wedding at Queen of the Holy Rosary in Overland Park. We used the house for mother of the groom and grandma wedding prep station, then as a place for out of town family to rest and refresh during the break between the wedding and reception. Bedrooms accommodated our nappers as the rest socialized and enjoyed the front porch and backyard spaces. Close to downtown for those that wanted to explore. Perfectly suited our needs!

Coming Home

KC is home and we were back for a family reunion. The location was perfect. We enjoyed a couple nice restaurants in walking distance. We had a small family gathering at the house. Host had extra chairs available and we enjoyed the outside patio areas. . The special touches by the host made our arrival welcoming (snacks & filtered water). The house is comfortable and met all our needs.

Comfy bungalow

The property was clean, comfortable and located conveniently in downtown Overland Park. We had a nice selection of snacks and Keurig coffee pods!!! And we had enough trash bags and dishwasher detergent which was much appreciated for a short stay. The swing on the front porch was a nice way to relax in the morning. Loved our stay.

Great location!

The house worked fine for us but seemed a little worn. The biggest issue was a lack of communication with the host prior to our arrival. Not sure if it was a technical issue but I had to follow several times to get a response. This was frustrating and caused concern. In the end, it all worked out but the stay didn’t meet my expectations for a 5 * rating.

Visiting friends in the neighborhood

The cottage is cute and well appointed. The HVAC system, dishwasher, washer/dryer all worked very well, and came with detergent. There were towels galore for both bathrooms, soap, shampoo, etc. All the basics you would need. The furniture and tables were comfortable, and the swing on the porch was used quite a bit! The cottage is a bit large for just two people, but we wanted space hold gatherings with friends, and having a kitchen along with space both outdoors and inside was a requirement. The location was great, within walking distance of the Overland Park farmers market, old town and Strang Hall. The proximity of businesses had us concerned when we first arrived, since it is close to Metcalf, however there was never an issue. As you'd expect in a 1920's home, the floors creak a bit and appear old (because they are), but it was definitely clean. I walked around in white socks and there was seldom anything noticeable. We stayed for ten days, and everything went great. Kitt came out to replace the Keurig coffee maker on the second day, but otherwise no issues at all! Definitely would recommend.

Christmas in KC

Our second time staying here. It is a great little house. Hosted Christmas Day for our family and celebrated our sons wedding on the 26th with dinner in the evening at the house for close family and friends.We were sad to see the house is for sale. It was our new go to spot while staying in KC. Such a cute house and little downtown area close by! Thanks for being a great host!

Family time

What a great place to stay! Absolutely adorable little home. Great place for a small gathering. Backyard was spacious and fun place to gather, bbq and play yard games. The front porch swing was a lovely place to read and swing. The kitchen was well equipped with everything you needed to cook a meal. Bedrooms were cozy and comfortable mattresses. Bathrooms were also well equipped with soap, shampoo and ample towels! I highly recommend. The host was very responsive! I give it a full 5 stars!

The Good Vibes Retreat

Peaceful, clean, remodel is in good taste. Loved the interior design - good colors, great furniture, just right accessories. My husband and I hosted a morning after brunch for our granddaughters wedding. It was come and go for 25 or so people. We set up tables and chairs in the back yard under the trees that overhang in th nook at the end of the lot. It was perfect.

Perfect getaway

Rosemary House

From the minute you pull into the convenient circular driveway you can see the charm emitting from the house with its darling porch swing and Rosemary House sign. Inside you step into a welcoming open concept, beautifully decorated and well organized house. The bathrooms are modern and the showers stocked with amenities with plush white towels. Closets are spacious with enough hangers for everything. The kitchen has all the gadgets needed and even included a snack box, which we indulged in throughout our couple of days. A couple of local eateries were just a block away so no need to drive and our last night was spent on the back patio with an enclosed fire pit and plenty of foliage that provides privacy. If you’re looking for a cute, updated house with plenty of parking this is the place for you!

Lovely cottage

This lovely cottage was the perfect place to stay during a family wedding. The beds were very comfortable. There was plenty of room for the 6 of us. The home was stocked with lovely touches to make you feel welcome. Thank you for having an iron for us to use. Our wedding clothes needed a good touch up after traveling to Kansas. Loved that the 6 of us took showers and the water was steaming hot for all. My family fell in love with the big chair in the living room. 🙂 You might want to bring a power strip if you have to use things like a cpap. We would definitely stay here again. Kitt has made this a perfect place to stay!

We loved the bungalow! Kitt and crew were extremely responsive the entire visit!

Would absolutely recommend this listing to anyone looking to visit KC. Kitt and crew were awesome hosts. We had little kids with us and the tv wasn’t working. Kitt’s husband went to the store, got a universal remote, and came over right away. Excellent hosts and property. 10/10!
