RIGHT ON THE WATER in one of Kailua-Kona's most sought after complexes! This open and spacious, 2-bedroom condo has a spectacular, 180-degree, Kona coastline and ocean view. From the private lanai, watch spinner dolphins as you savor your morning Kona coffee. Later, experience a beautiful sunset after a fun day exploring the island or enjoying the beautiful oceanside pool and hot tub. The location is convenient to historic downtown restaurants and shops, and many popular island activities.
This condo is the largest of the Sea Village 2-bedroom floor plans at almost 1000 square feet. Guests enjoy the roomy and open kitchen/dining/living area with ocean views, but especially love watching dolphins, whales (Dec-Mar), and fish just off the lanai. As new owners in 2021, we are continuing to make upgrades. Extensive renovations were completed in 2024, including new flooring, windows, cabinets, countertops, en suite bathroom, and more.
We've ensured the unit is equipped with everything you need to enjoy a wonderful vacation in paradise, including wifi, a well-stocked kitchen, extra toiletries, full-sized washer and dryer, a new 55" television, and beach gear. The no-stairs entry is helpful for transporting luggage or bikes, or for those with mobility concerns.
Bedrooms/Bathrooms:
The master bedroom has a California King mattress and an en suite bathroom that's been upgraded to a tile walk-in shower. The second bedroom has a queen bed and the guest bath with walk-in shower is just steps away. Both bedrooms have ample closets and dressers for storage and are cooled by the breezes and fans.
Grounds:
The grounds of Sea Village are lush and well-maintained. The beautiful pool and hot tub are centrally located and oceanside. Just behind the pool is a large common area with BBQ's area for grilling. There is also a popular, privately-owned coffee, sandwich and smoothie shop on the property.
Other things to note:
A/C:
There was no air conditioning built into the Sea Village complex and due to the proximity to the ocean we cannot install an exterior-based system in our condo. However, if your stay is June though mid-October, a portable A/C unit will be set-up in the main living area (which gets the afternoon sun). We also have fans in each room, which along with the lanai blinds and typically the trade winds, help to keep the condo comfortable. In addition, the mauka (mountainside) breeze usually develops after sunset and helps cool the bedrooms if the windows are open. The fans and trade winds are enough to keep the condo comfortable in the cooler months (and even most of the day in the hottest months), but if you would like to have the A/C unit set up outside of dates it is automatically included, there will be an additional fee of $10/night (to cover Hawaii's exhorbitant electricity costs).
Please note: the portable A/C unit is only able to cool the common living space (living/dining area and kitchen, which is the area that gets warm during the afternoon). It isn't to be run overnight because the A/C unit is not rated to cool all the way to the bedrooms and the air temperatures are naturally cooler outside. Please request the portable A/C when making your reservation, or at least two days prior to your arrival, otherwise to set it up during your stay, there will be a $50 call-out fee.
Travel Insurance:
We STRONGLY recommend "cancel for any reason" travel insurance for our guests. We hope you understand, that as an individual owner, we cannot take on the role of travel insurer so will only provide refunds in line with the VRBO cancellation policy. If you would like to be eligible to receive a refund beyond the percentages specified relative to your check-in date for issues such as health or family emergencies, flight changes or cancellations, volcanic eruptions that do not threaten the condo, work schedule changes, the potential for reduced air quality, and more, please purchase coverage from your favorite travel insurer. (We've had requests for refunds for almost all these reasons from guests who didn't purchase coverage.)
Winter Waves
A couple of times a winter the waves gets big enough that they break against the sea wall and the spray can shoot rather spectacularly (and forcefully, but not dangerously) toward our lanai and front windows. If the forecast indicates that this may occur during your stay, we will message you with a request to make sure that the oceanfront windows are locked closed and to bring the lanai furniture inside for the duration of the high surf, typically not more than a day. If you don't feel comfortable bringing the furniture inside, we will coordinate with our on-island manager to come take care of it.
Don't be alarmed!
There is a monthly practice tsunami warning alarm, typically on the first business day of every month at 11:45 a.m.
What's that sound?
The Sea Village complex was built without air conditioning. As a consequence, it is an open windows community. The ocean waves are audible throughout the unit, but less so in the bedrooms. Most find the sound soothing, but if you need complete silence when sleeping, this may not be the location for you. In addition, you may hear the occasional coqui frog after dark. This is an invasive species that is actively exterminated so it is not common. Additionally, the living portion of the unit faces the ocean to maximize enjoyment of the view, which means the bedrooms are on the same side of the building as the parking. Everyone's windows are open, so we encourage guests to be quiet when coming and going and when talking or taking calls in the bedrooms. You will, inevitably, hear some guests move their luggage down the stairs or talk a bit too loudly on their way in/out during quiet hours. We hope the pleasant sounds outweigh the others. Happily, road noise is not a problem.
Construction:
Construction at the Sea Village complex or areas surrounding the condo is beyond our control. We do not offer refunds, relocations, or discounts for construction. If there is excessive noise beyond normal working hours (typically 8 a.m. to 5 p.m. weekdays), we will attempt to contact the construction site manager regarding working hours.
Bugs:
Some bugs are part of living in the tropics and can be present in even the cleanest accommodations. Therefore, routine insect spraying is part of life in the tropics. If treatment is scheduled during your stay, a notice will be posted in advance. Remove garbage regularly, store all food in containers, and keep screens closed. If you do notice insects, please let us know and we'll have extra treatment done on the next monthly treatment cycle. Infestations will be treated ASAP.
Reality check.
We work to make our unit a beautiful, comfortable, place for your vacation. We hope you'll love all the extras we provide and accept any little quirks that come with staying in our place rather than in a cookie-cutter hotel room, but we know the most spectacular parts of your visit will be the ocean, the island, wildlife, and Hawaiian culture.
