The Space:
An ideal option for large families or group of friends, this 4,100 square foot home is spacious for you to spread out, relax, and enjoy multiple activities.
The main floor features a comfortable family room, large kitchen, dining area, 2 bedrooms, and an outdoor patio. Upon entrance, you will immediately see the family room with a cozy indoor gas fireplace, a flat screen TV, and enough seating for 7 people. Cook a delicious homemade meal in our fully-equipped gourmet kitchen with Viking commercial-grade appliances. Enjoy your dinner with loved ones in our spacious dining area with 3 extra stools in the kitchen bar.
On this floor, you will also have access to the master bedroom with a king-size bed, a sofa bed, a huge walk-in closet, and an en suite bathroom. The second bedroom, located next to the entrance door from the garage, has a queen size bed and sofa for you to relax in. The full bathroom is right around the corner for your convenience. As you make your way outside to the patio, you will find a brand-new private hot tub, where you can indulge yourself after a long day of fun-filled activities.
The lower level of the house boasts a common area with a pool table, a flat screen TV and additional seating. Down the hall, you will have access to two bedrooms. The second master bedroom on this floor features a king-size bed, a walk-in closet, and an en suite bathroom. The room down the hall has 2 twin size bunk beds, plus a nook with a full size bed that can sleep 2 additional people. This room comes with an en suite bathroom, and easy access to the backyard.
The upper level of the house features a second family room with space in the sofa for up to 6, plus a table with seating for 4, and a flat screen TV. Through the double doors, you will find a private and luxurious third master bedroom that has a king-size bed, a sofa bed, a large walk-in closet, and an en suite bathroom with a jacuzzi tub and a separate shower.
Enjoy the serene view of the trees and Peak 10 slopes in the loft while relaxing in our bench seating area that will comfortably fit up to 4 people.

The Neighborhood:
The home is located in the Warriors Mark neighborhood that provides the perfect starting point for hiking and mountain biking. The serene forest area is the perfect backdrop for a peaceful getaway for families and friends. If you'd like to venture to Main Street in Breckenridge for experiences in dining, shopping, museums, bars, and other festivities, you will be only a short 6-minute drive away. Also, depending on snow conditions and skill level, the home is ski-in/ski-out during the winter season.
Getting Around:
Winter Shuttle Service available during ski season: There’s a shuttle stop less than 50 yards from the driveway. Take the shuttle to the Marriott on Columbine Rd. From there, it’s a five-minute walk to the Quicksilver Lift at the base of Peak 9.
The Breck Free Ride bus is also a great option, especially during the summer. The Flinstone Lane bus stop on the Gray Route is only a 13 minute walk from the house and will take you to the heart of downtown Breckenridge. The Main Street trolley is also a great choice for wandering around historic downtown. Uber/Lyft are always available.
Other Things to Note:
Please note that, like most homes in Breckenridge, this home does not have A/C. The house does have a thermostat with a fan that blows cool air from the outside.
4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.
There is parking for 2 vehicles in the garage (no large SUV's or trucks) and 3–4 spaces in the driveway.
Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use!
Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
