The Palm Springs community is a vibrant place to enjoy all that the area has to offer. There is a great downtown area, full of restaurants and shopping, and the city of Palm Springs is investing heavily to become a top-tier destination for travelers.
The 48@Arenas community was built between 2002-2003, and are contemporary town homes located in central Palm Springs, a short distance from restaurants and shopping. The community offers 4 pools and 4 spas, private gated covered parking area, tanning decks, and plenty of extra storage for each unit.
Please note that there is another rental unit managed by Open Air Homes in this same HOA complex, available for month+ rentals. This option is ideal for groups who want to stay together but prefer their own private spaces. Contact us for more details and availability.
This property is close to a lively main street with bars, restaurants, and clubs open until 2 AM daily. Guests seeking a quieter stay may want to consider this aspect and come prepared for the energetic atmosphere of downtown Palm Springs.
Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you’re an explorer, we recommend a car. This home is in a very walkable area as well.
If you’re the type that wants to arrive and relax at the house on your vacation, Uber and Lyft are readily available as well.

Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!
All 30+ day stays require mid-stay cleaning by our professional housekeeping team. This is a full cleaning of the house and a change of linens. We pay our cleaners a fair, livable wage and we always strive to hire the best, most reliable and honest cleaners in the business. This team is the backbone of our company, and they work tirelessly to ensure every stay is a clean one!
PET FEES: For stays under 30 days, there is a non-refundable fee of $150 per pet. For month+ stays, there is a non-refundable fee of $300 per pet. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to the Owner and/or Company.
Please note this condo is located within a non-smoking community. There is no smoking of any substance allowed in the home, private courtyard, or community grounds. Any fines incurred will be owed by guests. Any violation of the no-smoking policy will result in a minimum $250 fine.

- The AC cannot be set lower that 75 degrees when the outdoor temperature exceeds 100s. If tampering with the HVAC equipment causes any issues which require a service call and/or repairs, this will be billable to your party
48 ARENAS HOA RULES:
- No noisy, offensive, illegal, or disruptive behavior is allowed that would disturb other residents’ quiet enjoyment.
- Smoking, vaping, and e-cigarette use are prohibited in all Common Areas and Exclusive Use Common Areas (including patios, balconies, sun decks, carports, etc.)Any violation of the no-smoking policy will result in a $250 fine.
- No hanging or displaying of laundry, towels, or personal items in Common Areas or over balconies.
- No signs, banners, flags, or other advertising devices may be displayed without prior approval, except for specific real estate signs managed by the Association.
- Guests should respect the community’s tranquility and avoid engaging in obnoxious or disruptive conduct.
- Pet Rules: Pets must be leashed in common areas and cannot disturb others, such as through excessive barking or aggression. Owners are responsible for cleaning up after their pets and preventing them from urinating on plants or shrubs. Pets should not be left unattended outdoors, and pet food must not be kept outside. Any damage caused by pets to property or landscaping will be billed to guests. Guests must ensure their pets do not create disturbances and will be responsible for any liability caused by their pets.
- Vehicle Parking & Motor Ports: Recreational vehicles, oversized, commercial, or unlicensed vehicles are not allowed, except for temporary loading/unloading (max 2 hours). Vehicles must be stored in motor ports, not left for 7+ days. No maintenance or repairs are allowed. Unregistered, inoperable vehicles cannot be parked. Do not block driveways or park on entry-exit roads or brick pavers. Guest parking is limited to 48 hours. Overnight vehicle occupancy and use of Common Area services require approval. Vehicles must be in good condition with current registration and insurance. Guests are responsible for any fluid spills or damage. The Association is not liable for vehicle theft or damage unless due to gross negligence.
- Gate Access: Only one vehicle may pass through at a time. The gate closes automatically, and tailgating is prohibited. If a vehicle ahead uses the access of the waiting vehicle, the waiting vehicle must turn around and return to the directory. Guests are responsible for any damage caused.
- Trash & HHW Disposal: Do not leave rubbish or unsightly materials in common areas. Oversized items must be arranged for disposal for an additional cost. Recyclables should only go in the designated bins. Household hazardous waste, like paint, batteries, and chemicals, must be disposed of at the Palm Springs HHW Facility. Do not dispose of flammable liquids, explosives, or large appliances in trash bins.
POOL USAGE:
- Pool hours are from 6 a.m. to 11 p.m. daily. A maximum of 6 guests is allowed in the pool area at one time without prior approval. Children under 14 must be supervised by an adult, and children of diaper age must wear leak-proof pants when in the pool and are not allowed in the spa.
- Safety & Responsibility: There is no lifeguard on duty; guests use the pool at their own risk. Pool gates must be kept closed and securely locked at all times.
- Food, Drinks & Attire:Food and drinks are allowed only in paper or plastic containers, and guests must clean up after use. Glass containers and pets (except service animals) are not allowed in the pool area. Appropriate swimwear is required; no street clothing or nude swimming.
- Conduct & Etiquette: Loud music, disruptive behavior (e.g., running or ball playing), or tampering with pool equipment is not allowed. Personal audio devices must be used with headsets. Pool furniture must remain in the pool area and be returned to its original spot after use.
- Cleanliness & Maintenance: Guests must remove all towels and personal items when leaving.
