Regency - 21st on the Boardwalk
Living Area and Master Bedroom directly on the ocean. Walk out through the sliders from either room onto the balcony and look down on the boardwalk and out at the ocean.
The master bedroom has a king bed and a private full bathroom
The second bedroom has a queen bed while the 3rd bedroom has a twin bed with a pull out twin trundle.
The sofa is a queen sleeper
Cook a wonderful dinner while looking directly out at the ocean from the well stocked kitchen. Even doing dishes is not bad with that view on a beautiful sunny day.
Room for 6 at the dinning table.

Oceanfront Gem

Our 2nd stay here for girlfriends weekend. On the boardwalk, perfect location, the big balcony facing the ocean is great for enjoying the morning sun, or evening drinks. The beds are comfy, rooms are clean, the kitchen has everything you need. The great communication with Phil is much appreciated! Thanks for a great stay! enjoy the balcon

What an awesome place and a wonderful host!

WOW is all I can say ! Phil made everything so easy. The place was exactly as described and even included little extra! Beautiful location with full ocean from /balcony along both the living room and master bedroom. We will surely return for another stay. PS this was the 2nd week in November and the weather was very nice 👍

Regency 7 was absolutely perfect. It was very clean and comfortable. Love the location. We come down every year for the old cars. Fall is our favorite time in ocean city.

Perfect fit

Great location, comfortable and clean. Only thing I’d add is a heads up that the assigned parking spot is under the building and the ceiling is REALLY low (our car didn’t fit and our friends couldnt fully open their tailgate). Nothing Phil can really do about it… we would have just brought a different vehicle. Overall, Thanks so much! Wish we would have geabbed it for next year!

Great stay

I really recommend renting this condo. It was clean, big enough for 6 ppl. Close to lots of restaurants and shops. Area is safe for family. Kitchen had all the necessary pots n pans.

West meets East Coast in Ocean City, MD

The condo was perfect for us and our daughter's family from California who joined us for a week in Ocean City. The owner could not have been more helpful and even let us enter the condo early. The condo was comfortable and well maintained. The location was perfect. Would definitely want to stay there again.

Just perfect

Absolutely perfect location. You’re on the boardwalk but you hear none of the outside noise. Easy access to the beach, convenience store 1 minute away. Honestly, not a bad thing I could say about the condo. I travel quite a bit and am unable to say that very often. Phil was a great host and I would highly recommend. Best Host, Location & Property for a Relaxing Vacation

The host is the best - very personable, excellent communicator (instructions for the property, WiFi, TVs, check-in & check-out which is amazingly easy) & is exceptionally responsive to questions. Property is priced fairly, balcony is full-length windows/patio doors extending the entire width of the condo & providing a beautiful ocean view. Kitchen is convenient, well stocked & open to dining & living areas & the ocean view. Location on the boardwalk provides short walk to the ocean & easy walk to stores, restaurants, tram, bikes. Was a fun, relaxing vacation. Will be returning!

OCMD Family Vacation 2024

We had a great time at the beach with perfect weather in Phil’s spacious condo with a massive balcony across the entire front of the space giving us a panoramic view of the beach and ocean to relax and enjoy the ocean breeze. The layout of the condo was perfect for 2 adults and two teenage girls to have their own spaces and bathrooms. The decor was relaxed and comfy beach cottage. Location at 21st St was perfect because it was a short stroll up the boardwalk for the restaurants and attractions but still quiet and less crowded as if you were staying further north. Phil, has a wonderful place and was very hospitable and so responsive with the easiest check in and check out we have ever had. We highly recommend Phil’s summer place at the Regency and will certainly keep his place as our first option for our next trip to OCMD.

Wonderful trip

The building was clean, and it was easy for us to find it. The check in process was very smooth and Phil makes it very clear and fair. The condo is amazing, no smell, and the kitchen has everything anyone needs. I will definitely go again.

Great condo

First, if anyone needs to know, the height of the parking garage is 6ft, 4in. There appeared to be only one loading cart which may be a concern if the building is occupied. The condo was very clean and has lots of space to relax. Both the king and queen size beds were comfortable. Wonderful location, walkability to most everything you’d want or need. The communication with Phil was good. We would definitely stay here again.

This property was extremely nice, perfect location, close enough to walk but far enough from noise. My only complaint would be, and I could have missed it if relayed, is the parking. I have a grand Cherokee, which isn’t that high but does have a track that extends approximately 6 inches above my roof, we could not use the underground parking space. It’s very tight and no hight. Fortunately, we came in the winter and there was plenty of spaces available outside so it wasn’t an issue but during the summer, there probably would have been a problem. This needs to be in the email that’s communicated, and if it was, my apologies. Other than that, perfect! Thank you!

Perfect beach front condo

We stayed off season and it was perfect. The view was amazing. Don’t forget you need to bring bath mats and hand towels in addition to bath towels and sheets. I highly recommend staying with Phil. He’s an excellent host.

Perfect Location

Travelled with girlfriends for a fall weekend at the beach, condo did not disappoint. Clean, and organized, helpful instructions for all electronics & wi-fi. The condo is right on the boardwalk, easy walking to restaurants, shopping, & steps to the beach! Enjoyed sitting on the deck & the hi-top chairs made the oceanview even better. Excellent communication with the owner! Had a great stay, highly recommend it!
