Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the Renter authorizes any said damage or missing items charged to their credit card identified above. The listed maximum capacity may not be exceeded during any time for the duration of your stay. If it is exceeded then Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. No smoking, or parties of any kind are allowed at this property.


Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.

RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be notified.

PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.

ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-In and Late Check-Out options are not available during Peak Times. If Early Check and/or Late check out are approved, you will get an email confirmation from the reservation team.
PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 30 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 30 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. We offer Vacation Rental Insurance

CANCELLATIONS & REFUNDS: If Reservation is cancelled inside of 30 days of arrival, Deposit Payment will be forfeited, and Guest is released from financial liability on remaining balance owed. Outside of 30 days deposit will be refunded to the card charged only minus all transaction costs.

UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.

STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.

APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.

OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.

SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or damages cost are above damage deposit amount, any charges above the amount of deposit, the Credit Card on file will be charged for any of these costs. Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.

CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.

PETS: If this is a non pet friendly home then Pets are NOT allowed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.

NO SMOKING: No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. Guest will also be responsible for any losses incurred if following reservations are unable to occupy the home due to smoking smell or damage

CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.

LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.

MAIL SERVICES: You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. **We are not responsible for any lost, damaged or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping.

MAXIMUM OCCUPANCY: No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amounts and or security deposit.

We really enjoyed and was a good fit for the price with. Lot of space including Theo small houses that has its own kitchen and bathroom with laundry. Can fit multiple family. One thing was when we came in the cleaners wasn’t done cleaning but we were fine with it because it was a big house with 2 mid additional houses and only just one wasn’t cleaned. But they got it done fast and think it was mistake on the cleaners part but the house is amazing and if we come back we will definitely book with them.

Seriously, we had a great family beach trip! This is in such a great quiet spot! Fantastic accommodation and kitchens are well stocked with items you might of forgot. As for the communication and host is amazing!! Incredible and the host responds super quick! I’m not joking. Host was amazing and went above and beyond with us! Dont hesitate and go ahead and book this place! Perfect price and even better experience than we expected for this price range! They should charge more 😆

Baseball Trip

In town for a week-long baseball tournament. The house/property was awesome - right on the ocean and plenty of room for our families. Todd and Kim were terrific - very informative and quick to reply to our outreaches. We’ve been doing this for the past seven years at various locations and this was our favorite. Beautiful location and stunning view of the Gulf! Rowdy neighbors and we couldn't figure out how to gear the hot tub but we made do. Excellent overall experience and plenty of space. We would definitely recommend as a beach getaway.

Great venue for beach lovers

Home was very large with several separate buildings ideal for multiple families. Right on the beach with private access and no crowds. Interior very much as pictured on website, with some normal wear-and-tear as expected for a rental, but nothing unattractive. Only TV with normal network access (NBC/CBS/ABC and CNN/ESPN etc) was in main living room but all other TV's throughout had ROKU. Manager Todd was responsive and helpful. Our only major problem was the hot tub/spa had inoperable heater so unusable during our entire week's visit, but Todd agreed to a modest but fair rental credit to offset that inconvenience. Credit received shortly after check-out. Positive ending to a fun week.

Beachfront All Around Great Location

Our family had a wonderful time making memories. The house has tons of space. There is 8 separate sleeping areas not counting couches in the 3 separate living rooms. The main kitchen was fantastic. We cooked a lot and it met our needs with all the cooking utensils, etc. The kids had a blast playing and going crabbing at night time. The place does need a good cleaning. There was tons of sand under our bed and the a/c vents had to be cleaned while we were there. They hadn’t been touched in a while. The hot tub was big, fun, and relaxing.

Great location - great beach access

We had my entire family here for the week, 20 people ranging in ages from 10 - 75. There are not many properties that offer enough bedrooms and bathrooms to accommodate this many people. The main house fits 12-14 comfortably, but there is not enough couches or living room furniture to fit more than 7-8 people, however there is plenty of dining space. 2 of our guests require a wheel chair to the house and down to the beach, which was very difficult given the steps required to enter the property and to get down off the property and onto the beach. Overall the property is well maintained and clean, but some general maintenance items need to be addressed. Shower with little/no pressure (middle 2nd floor bedroom). HVAC returns and vents filthy dirty in the out buildings on the property. The main kitchen could definitely use more silverware, as there is not enough to serve even half of our guests. The small house right on the beach has a king bed with 2 twin bunks and a sleeper sofa. If you have 4-5 people in this area, it will be TIGHT and the bathroom is small. The carriage house above the garage is a little more spread out but does not have any bunks. These are minor items and in no way take away from the location and beach access that this home offers. Overall, a wonderful vacation!

Amazing Beach Access

This is the second year staying at this property. We were so impressed the first year and everything was top notch. This year we were a little disappointed by the cleanliness and condition of the property. There were a few items that should have been kept up and or repaired/replaced for the rental amount that is being charged for the week. Overall though we had a great time.

The property is well laid out and provides plenty of space for large parties. The property is in Panama City and not MirMar Beach. Overall a very good experience. The bungalow could really use some updating, bed and sofa are in average shape. Four stars, the back porch and beachfront location is fantastic.

The Best 3 in 1 property accomodations~

This property offers 3 houses in one price! It allows privacy for each party but the opportunity and convenience of togetherness if desired. The beach access was superb and cleanliness was second to none! Highly recommend and we intend to visit the property in the future.

Best family vacation ever!

My mother in law was recently diagnosed with terminal cancer and had one last request- one final Beach vacation with her entire family. There were 23 of us and this property was just perfect! The house was super clean & the kitchen had everything you could ask for in order to cook for a crowd. Everyone had a comfortable place to sleep and lots of room to spread out. The views were stunning and Todd was a joy to work with. He checked on us a couple of times throughout our stay. Our family had the best time being together here and making memories that will last a lifetime. Costal Commodity is a gem!

Family Christmas vacation

Everything was wonderful at this property! The location, the house and the property manager Todd was fantastic to work with. He communicated quickly and was so very accommodating to us! The house had everything we needed for a comfortable stay! I would definitely recommend this property.

Fantastic vacation!!

The location and house were fantastic. Needs some updates to doors but nothing that bothered us. Todd was great and always available. Watching the wildlife in the wildflowers by the porch was an especially nice touch for being at a house on the beach. Such a peaceful stay. We were very sad to leave.

Nothing I say will accurately describe how amazing this place was. Went there for a surprise engagement. Everything was perfect. The management/owners were extremely helpful & responded quickly every time. Worth every penny! Don’t let the price tag throw you. Will definitely stay here again.

Twenty-two family members from TX, MS, and Al vacationed together.

Location location location is fantastic. Can’t say enough about beach front property. There were seven married couples., and eight kids. We served meals three times a day.. Todd, property manager, the best!

Great location!

Excellent location. The pictures on the listing do not do the house justice. Everyone had a great time. The beach was beautiful and it was great to be able to go back and forth to the house.
