⭐This gorgeous unit has everything you need to make you and your family feel right at home. The open concept design ties in the living and dining spaces with the kitchen. The kitchen is stocked for the chef of the family and has room at the breakfast bar for an audience. In the living room you will find a large sectional sofa that is a comfy vantage point for watching the large flat screen TV or enjoying the views. The wrap-around balcony is a Guest favorite for morning coffee or evening appetizers and wine! Wake up to the sunrise in the Master Bedroom that features a King bed, en-suite bathroom, and private access to the balcony with sweeping gulf views. In the 1st Guest Bedroom, you will find a Queen bed, a private bathroom, and offers access to their own private balcony with stunning bay and golf course views! The 2nd Guest Bedroom includes bunk beds (Twin over a Full) and a twin trundle which will be perfect for teenagers or children. The 2nd guest bedroom also has their own bathroom access which is shared with the hallway entrance. Whether you stay for a week or a weekend, Morning Raes is the place to ensure you will make memories, have fun and get in plenty of relaxation!!

RESORT
⭐Located within the community of Seascape. Ariel Dunes condos offer partial views of both the Gulf of Mexico and the Choctawhatchee Bay. Boasting access to 12,000 square feet of pools sprawled around Ariel Dunes and 2,000 feet of beach, this high-rise vacation accommodation is sure to please friends, family, and even business travelers! If tennis or golf is your game, be sure to pack your sports gear! Sports activities are optional and will require an additional fee.
Ariel Dunes is located on the east end of Scenic Gulf Drive in Miramar Beach near wonderful dining and shopping options. Visit local favorites such as Pompano Joe's for beachfront dining or head to the Silver Sands Premium Outlets to find terrific outlet shopping as well as delicious restaurants. Destin Commons is also a nearby favorite that offers some of the area's best shopping as well as entertainment such as a movie theater and local events.

GUEST ACCESS
⭐You will have access to the entire property (excluding the Owner's Closets). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

Other things to note:

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides Resort Wi-Fi and is considered an "open/public network." The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ 2 parking passes are provided with your stay! These will be on the kitchen counter for you. You will receive a temporary parking pass at the guard gate upon arrival but please, replace this pass with the parking pass in the unit once you get settled. All motorized vehicles (including golf carts and motorcycles) must display a valid Seascape vehicle pass. Passes must include the unit number, arrival/departure dates, and vehicle license plate number. Please make sure your pass is filled out in its entirety to avoid receiving a ticket. The resort is very strict on this policy. If you need additional parking passes for your stay, please contact our office at least 48 hours prior to your arrival. There is a $15 fee for additional parking passes.

BEACH SERVICE
⭐ Staying within the Seascape Community at Ariel Dunes I grants you access to 2,000 feet of beach. Bring your own beach chairs and equipment to relax on our White Sand Beaches with breathtaking Emerald Waters! Complimentary beach service is NOT included. Rentals are available through La Dolce Vita. Typically, you can find beach chairs, toys, and umbrellas in the guest bedroom closet. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival.

POOLS/HOT TUB
⭐ There are two pools at Ariel Dunes. However, this condo only comes with the use of the Ariel Dunes I pool and amenities. Pool bands will be left in the condo for you. The property wristbands are not souvenirs. You will be charged for any wristbands not in the unit on your departure. No alcohol or glass is allowed near the pool/hot tub. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.

FITNESS CENTER
⭐ Fitness center is located on the 1st Floor of Ariel Dunes I and you will receive the access code by email prior to your arrival.

SECURITY
⭐ Our property currently does NOT have an entry camera, but the resort does have cameras and security personnel who monitor the resort and amenities. If you touch or tamper with the cameras or cause any disturbances, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. We cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

SMOKING:
⭐ Except as otherwise permitted by applicable law, smoking or vaping of any kind, including without limitation via cigarette, cigar, pipe, vaping pen, or other smoking or vaping device, shall be prohibited on unit balconies and in the common elements (lobby, stairwells, elevators, floor hallways & pool decks) with the exception of areas of the common elements specifically designated by the Board of Directors. The prohibition in this section shall include the smoking or vaping of tobacco, marijuana, or any other substance. Smoking in common areas or on unit balconies will result in a fine of $100.00 per violation. Designated smoking areas are located on the ground floor by the concrete benches, as well as at the concrete table facing the parking lot.

BOOKING
⭐You must be 25+ to book
The person booking and paying for the reservation must be a group member staying at the property.
Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.
No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

REFUNDS
⭐Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!

We’ve vacationed at Ariel Dunes for 11 years
Just seems like the property is going down that really upsets us because we absolutely adore Ariel dunes or we used to. Even the restaurant tasted different (not to mention my daughter went in for an ice cream one day to which they told her oh we’re shorthanded. Sorry we can’t scoop your ice cream right now.) when we checked in we got there late we are exhausted I go to get in bed and there is a lipstick stain on the top of my sheet and when I pull the sheets back there, is this other stain underneath it I am a germaphobe(even if I wasn’t, gross) needless to say I did not sleep that night. I immediately mailed the property manager. This was a Friday night and did not hear from them till Sunday about the sheets. Also the master bath sink would not drain we called they sent someone he said it was fixed, guess what it wasn’t. so we just used the other sink from then on out. They have some little donut stand there where the office used to be. I don’t know maybe if it’s just on weekends I’m not sure but it’s eight dollars for a tiny little cup of holes. It was just nuts. we look forward to our vacation to Florida every year and we were just kind of let down this year between the weather and certain mishaps from the condo. I’m really not one to complain. I didn’t even want to write this review, but they kept asking for my input so here it is. I just hope that they get the standards back up to how they used to be at Ariel dunes because we pay a lot of money to stay there.

Great stay!
Great condo that was well stocked with what we needed for a great stay at the beach. The unit was very clean, had a great view, and was an easy, short walk to the beach. The pools were huge and it was very convenient that there was a restaurant/bar right on site. We would stay here again!

Nice place but needs a few tweaks
Condo is very spacious and overall nice. The floors were filthy. After arriving around 6 and showering our feet were black from the dirty floors. Not acceptable since the cleaning fees are so high. Also had to rewash the silverware because the drawer was full of sand. If you like to sleep in, you won’t be able to in the master room. The property has sheer curtains in the master bedroom and the living room. Apparently this has been brought to the owners attention before without any changes. Other than that the condo was very spacious and had a ton of beach items available and the kitchen had everything you need!

Family Vacation
The property is very clean and looks just like the pictures! Location is great with lots of shopping and restaurants within walking distance. We had a terrific time…would definitely stay again!

My vacation
Everything was great except the air conditioner was frozen up when we got there. They worked on it the day we arrived, Friday, but they didn’t really fix it until Monday. They did compensate us with a free boat ride which was very nice. Overall the place was great!

Shannon and I moved from St. Louis, MO to Destin, FL in the Summer of 2011. I have over 15 years in the Property Management field including Vacation Rentals, Multi-Family, and Senior Living. I am also a Realtor with The Beach Group Properties. Shannon is our “go to guy” and always goes above and beyond. He handles the majority of operations which includes Inspecting and Scheduling Turns, Owners Statements, Accounting, and helps to oversee our Housekeeping Department. You will find that we are passionate and very hands on. Not only are we available to our Homeowner's at all times, we are also available to our guest.

God has blessed us with our two children, Riley (15 y/o) and Jax (5 y/o). Our hearts and home are also filled with our fur babies! We support our local animal shelters and rescues. We are thankful for our cat (Mariposa) and our dogs (Rocky and Jubilee). We look forward to our Friday night movies at home with our children, fishing (although we aren't any good at it – haha), church, and of course, Sunday football. We are very family oriented and find that most of our homeowners become like family to us.

In the Spring of 2016, we expanded our business by hiring Debbie. She is my amazing mom! When it came time to hire someone, it only made sense to bring her on board! You honestly can't find a more caring, loyal and trustworthy person! Debbie handles all of our reservations and during the summer months, she helps with our inspections. If you ever want to hear a friendly voice and just be uplifted, give her a call!

We can't forget about the rest of our team! EVERY. SINGLE. PERSON. on our team is important to our success. Our goal is to hire folks with passion, enthusiasm and a motivation to win! We want them to know that no detail is too small, and a happy guest is a repeat guest! There is nothing more rewarding than to receive a complement about how genuine and hard working we are! Small gestures go a long way in this business! We love to WOW!
