Situated just half a mile from the Kentucky Fair and Exposition Center, this ideal location caters perfectly to festival-goers, concert lovers, sports fans, and those attending the Kentucky State Fair.

This newly remodeled, spacious home features six cozy beds in private bedrooms and two full bathrooms, each decorated in calming color schemes, allowing guests to select their preferred space.

With multiple gathering areas available, you’ll find the perfect spot to relax and enjoy. Gather for movie nights in the living room, engage in friendly card games in the upstairs loft, or host dinner on the back patio, illuminated by party lights and equipped with a gas grill. Enjoy the convenience of private, off-street parking for up to four vehicles right upon arrival. The striking “Bourbon Barrel” inspired front door sets a welcoming tone—you’ll quickly realize we’ve truly “poured” our passion into this property!

The open kitchen is equipped with a farmhouse table that seats 12, making it ideal for group dining. Stainless steel appliances, granite countertops, and an abundance of natural light ensure that meal preparation and cleanup are a breeze. The generous living room and dining area comfortably accommodate the entire group, with the private primary suite and two guest bedrooms located on the first floor. Upstairs, three additional sleeping areas and a full bathroom provide ample space for everyone.

The fenced backyard offers a private retreat featuring a spacious patio, tables, 12 chairs, a fire table, and a gas grill—perfect for creating memorable gatherings. The home also comes with updated bathrooms, fresh linens and toiletries, extra towels, a full coffee bar (coffee provided), and a washer/dryer for your convenience.

Please Note: The home shares a back wall and basement with a real estate office, but all areas are completely private with separate entrances. You may hear some activity in the office below during your stay.

Smoking/vaping is permitted only on the back patio.
Please keep all gates closed and locked at all times.
Avoid leaving doors or windows open to maintain security.
No pets are allowed on the premises.
Quiet hours are observed from 10 pm to 7 am.

Rental Policies:
RENTAL AGREEMENT/REQUEST FOR CONTACT INFORMATION: In accordance with booking platform policy and local regulations, guests are required to provide contact information and sign all Rental Agreements within 24 hours of booking. If guests do not complete or refuse to sign the rental agreement, host reserves the right to cancel the reservation without penalty and the cancellation policy will still apply.

WIFI: All guests will be asked to enter email and phone number in order to access the free WiFi at this location. Contact confirmation is optional. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!

NO SMOKING: Absolutely no smoking or vaping inside the home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. Otherwise you may be subject to a fee and you may be asked to leave.

NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

PARTIES/EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check in.
