The Space:
This property is located on an expansive and well maintained lot of land surrounded by gorgeous trees and lots of open space. Both indoors and outdoors will not disappoint!
Everything is on one level. The design is clean and cohesive and each room offers up treats for all of your senses.
SLEEPING/BATHROOM ARRANGEMENTS:
-The gorgeous master bedroom has a King bed, en suite bathroom and large walk-in closet.
-The second bedroom has 2 Queen beds.
-The third bedroom has 1 Queen bed
-There are 2 Hotel Style twin beds available
-The second full bathroom is adjacent to the bedrooms as well as a laundry area with full washer and dryer.

-40" TV in the bedroom with the 2 Queen beds
-Streaming capabilities - guests can use their own logins to use streaming apps.

PET RULES: DOGS ONLY - up to two under 50lbs
Leashes: Dogs must be leashed when outside
Clean up: Guests must pick up after their dog and use the provided dog bag station

Supervision: Dogs should not be left unattended. Dogs need to be crated if left alone in the house
Housebroken: Dogs must be housebroken
Crates: Dogs should be crated if left alone inside
Potty areas: Guests should use designated potty areas
Noise: Guests should ensure their dog doesn't cause excessive noise

A great deal of passion went into the design and decorating this home for ALL of guests to enjoy and have a great experience. We assume all of our guests will be respectful and will naturally follow "common sense" rules, but just in case, we still want to make sure you understand the house rules and expectations so we are all on the same page. Please help us preserve this house for yours and others' future stays by accepting these rules before you book:
-There is NO smoking of ANY kind allowed inside the property. If smoking outdoors, please walk to the street to smoke.
-Absolutely NO parties. The owner lives nearby so if you try to have a party, it won't last. There are exterior security cameras that would allow us to see if there is a party going on and how many guests are ACTUALLY staying at the house.
- GUEST COUNT: The guest count that you include in your confirmed reservation is the guest count that we both agree on. The exterior security cameras are there to help verify your guest count should we have any concerns. Any visitors in excess of your confirmed guest count must first be communicated and approved by us.
-Decorations: NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls due to your decorations may result in being charged.
-Please leave the house in the undamaged and tidy condition it was when you arrived. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The cleaning fee covers the expense of hiring our awesome cleaner to wash all of the linens, sanitize the kitchen, bathrooms, & living areas, dust, and general up-keep of the home. It does not include cleaning up of an unreasonable amount of messes left behind. Please follow my easy check-out instructions in the welcome book. If you follow those, you’ll be in good shape!
-Please communicate with me about anything that has been broken during your stay. I am a reasonable host and will understand if a small accident happens, and if it's a bit more significant and is a result of carelessness, I may ask you to cover the cost to replace it. Please do not try to "hide" it from me as I want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECT OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. I ask that you respect my neighbors and neighborhood by keeping your exterior noise level down at ALL times during the day. ANY complaints received from my neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit.
-Internet Use: NO illegal downloading of any sort, no p2p file sharing
-NO ILLEGAL ACTIVITY will be tolerated.
EARLY CHECK-INS OR LATE CHECK-OUTS:
Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask the day before or the day of arrival as I will NOT be able to honor it. I have cleaners scheduled at specific times and they're unable to make last minute changes to their full schedules. Any non pre-arranged late check-outs may result in withholding of a portion of the deposit.
The only way to can guarantee an early check-in is if the night prior to your stay is available. I can block it off for you at half the price. Same goes for late check-out. If there is no one booked the night of your check out date, I can block off the night for you for a guaranteed late check-out at half the price.

Guests have access to the entire house with the exception of any locked closets.
A lot of time, care, and money has been put into this home that we LOVE. I only want to have the best guests who will respect my property AND my neighbors. Not looking for rowdy crowds to stay here!
**There is an additional $300 fee for guests wanting to book the property for filming and/or photography. A location agreement must be provided to me prior to your shoot date.**
The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.
Guest Access:
Guests will have access to the home described in the listing. Guests will not have access to the garage or back house where I live.
The Neighborhood:
There will be no shortage of exploring to do in hip and artistic East Nashville! Take in the food, drinks, and sounds at anywhere in the Five Points area, enjoy local favorites like Mas Tacos, The Pharmacy, Rosepepper, Margot, Edley`s BBQ and more, or grab a coffee at Dose Coffee before heading on over to Shelby Park for a stroll. The possibilities are endless!
Getting Around:
Lyft/Uber are readily available and show up in just minutes from the time you request a ride. Had to downtown Nashville and visit the famous Honky Tonks, Ryman Auditorium, Bridgestone Arena, and Country Music Hall of Fame all within about 10 minutes.

** While staying with us, PLEASE make sure ALL doors are shut and locked when not in use! PLEASE do not leave any valuables in your vehicle if parked on the street. Nashville is a BIG city so please make sure to be vigilant with our property and yours!!
***Please note that the homeowner lives on the same plot of land and will NOT access the rental home during your stay. The only shared space is the driveway. All indoor and outdoor spaces, as pictured and described, are just for guests. All communications will be managed through my co-host Steph with Epicbnb, a local Nashville hospitality management company.

Interaction with Guests:
Pete lives on the property and will be glad to meet you and say "Hey!". However, because his work schedule, to make sure you have someone fully available to you during your stay, he is partnered with Steph at Epicbnb, a local hospitality management company. Steph and her team manages all communications and will be available to you during your stay.
