Summary:
Large family home with 4 bdrms, 3 bathrms. Private garden within easy reach of everything Auckland can offer. It has signs of being a very well loved and used family home but it still retains its sense of style & uniqueness.There are two lounges & two decks to be enjoyed. Easy access to Auckland city centre and harbour and all that Ponsonby and Jervois Road can offer. It's fully set up & ready for you & your family to enjoy. Sorry -fireplace is not operational! Street car parking only.
The Space:
The home is on two levels; on the main entrance level there is the lounge, kitchen, and dining which open onto the private decks and garden plus one bedroom and bathroom, with the other bedrooms and bathrooms upstairs.
Everything in the home, save for the garage, is available for your use - including the washing machine, dryer, and fully kitted kitchen.
Kick back and relax while watching TV or catch up with free, high speed Wi-Fi internet.
There is loading bay area and is only for packing and unpacking a vehicle. SMALL CARS ONLY - very tight fit. At other times vehicles MUST BE parked on the road. Sorry but if a vehicle is left here it may be towed away.
This is a lovingly lived in family home and while perfectly clean, it does have some signs of a life well lived and its age. Kitchen cabinetry is showing its age and sorry, fireplace is NOT currently operational & gas hob doesn't automatically ignite. But don't worry the heat pump keeps the property warm. As the property is near lots of trees and winter has begun as a preventative measure, we do have the dehumidifier running. We ask you to keep it on and empty as required.
Linen & Amenities – All bed and personal linen is provided. One spa towel & face cloth per person, bathmat, hand towel and tea towels. A small array of complimentary amenities is provided, to support your first day. Sorry these are not replenished.

Please note this is a STRICT - NO SMOKING OR VAPING & NO PARTIES, EVENTS & GATHERING Property. NO illegal Substances, Activities or disruptive BEHAVIOUR including LOUD NOISE (Inc inside and outside) . Neighbours are very vigilant and will let us know if there is a party (or gathering) and loud noise. There is a $50 fine if there is any evidence of smoking.
Please make sure you read the other T & C’s BEFORE BOOKING under the OTHER THINGS TO NOTE SECTION to ensure this property will suit your needs & you understand the property & booking restrictions & policies.

Close to Jervois and Ponsonby Roads famous for great eateries and premium retail shopping. Public park walkway right next door.
Other Things to Note:
This property is accessible via an on-site combination lock box. Parking is Drop Off and Pick up ONLY in the car parking bay and SMALL cars only.
Please note this property does have stairs to the bedrooms, including a mezzanine walkway to the main bedroom.
Unfortunately the beautiful gas fire is not currently operational & kitchen gas hob is not self lighting.
TV has a google chrome cast connection.

These apply to inside, outside and all common areas and nearby street. These apply to all guests and those associated with our guests while they are at the property. • No PARTIES, GATHERING OR EVENTS of any kind (formal or informal)
• No LOUD NOISES or UNACCEPTABLE or ILLEGAL BEHAVIOUR of any kind or activates or items in or on the property. Please keep noise levels down especially between 10 pm (22.00) & 9 am (09.00)
• No DAMAGE, MISUSE, BREAKAGES or REMOVAL of the property, building, common areas or neighbours property & any contents. You are fully responsible & liable for any repairs & replacements.
• ALL VEHICLE PARKING instructions and restrictions need to be compiled with. Otherwise you will be TOWED, at your cost! Please do not park across neighbours driveways or on yellow lines.
• No TAMPERING WITH ANY SAFETY & HEALTH DEVISES including smoke alarms
• Additional services or Items: Charges for hire and delivery may apply and MUST be prepaid for.(Inc additional bed linen)
• Beds: Only beds can be used for sleeping on. Linen hire is compulsory for extra beds (Inc SOFABEDS) & is an additional charge to the nightly room rental charged for guests staying.
• Any quests staying or stayed not included in booking will be asked to leave & extra guest booking charges will apply for the whole booking period.
• Cleaning: As part of your booking, a light after- stay guest clean is included. You are expected to leave the property in a tidy & cleanly state with all dishes cleaned & put away & beds left unmade, all table & bench tops cleared. All rubbish must be placed as instructed. If the property is not left in a tidy condition, dishes done & rubbish removed as requested you will be charged additional cleaning fees.
• For stays longer than 14 days, a guest paid refresh clean & linen change will be required as part of the booking.
• Amenities: This property is not serviced. Short stay is about self-catering but we do provide a small array of amenities to support you for your first day. These are not replenished during your stay.
• Luggage: Please note we DO NOT have facility to store luggage at our properties.
• Access Keys: If you lose, damage or take the access keys you will be charged the cost of replacement plus a Pillo admin fee.
• Locked out: If you lock yourself out you will be charged a Pillo call – out fee + any building management & security charges & any lock smith charges. You may be required to supply proof of identity & booking before being given access. Response time cannot be guaranteed.
• Left items: At your cost (& pre –paid) Pillo will attempt to retrieve & return any left items to you. Please note any retrieved items will only be held for one month before being disposed of
• We do not accept any MAIL or PACKAGE deliveries. Any received will be returned to sender at your cost.
• Cancellations: Please refer to listing cancellation policy. Please note there are no refunds if booking is cancelled once property is occupied.
