We want to ensure full transparency so you can plan your stay accordingly. Please note that construction will be ongoing nearby for an undetermined period. While we anticipate some noise during these hours, our space remains a comfortable and relaxing retreat. We’ve taken steps to ensure minimal disruption, and our home still offers all the comfort, convenience, and amenities you need to enjoy your visit.

STATE LAW STRICTLY PROHIBITS PARTIES/EVENTS at the property. This is a residential area with quiet hours from 10 pm to 7 am to be respectful of our neighbors. The home is outfitted with a Minut device that measures volume decibels (does not record) and notifies us when noise levels exceed a set limit. Violating noise ordinances is an initial $2,000 fine.
We have installed a doorbell camera and cameras at the sides of the house facing the gates. This is here to ensure property and guest safety. There are no cameras on the inside of the house or in the communal space of the backyard.
We use TRUVI (previously Superhog) as part of our guest screening process. Your TRUVI application must match the primary guest name on the reservation. Per city and state laws, your background check must be completed within 48 hours of receiving your booking confirmation. Your reservation is NOT confirmed until these requirements are fulfilled. Once confirmed and before check-in, guests must also sign a Rental Agreement agreeing and acknowledging to:
- Abide by our rental terms and conditions.
- Provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- That we collect a non-refundable damage waiver of $50, paid via TRUVI.
- The waiver will cover you for any accidental damage during your stay.
The pool can be heated for an extra charge, which must be requested and paid 36 hours before your check-in date. The charge is $100/day (2 consecutive days minimum), and for 7 days or longer, there's a discounted rate of $85/day.
HOUSE RULES:
- Travelers must be at least 25 years of age or older to book.
- The primary guest who made the reservation must stay at the property.
- Local guests within a 4-hour drive must contact us before booking.
- No smoking of any kind is allowed inside the home. Failure to comply will incur a penalty if damage to furniture or any smoking odor is detected.
- Recreational drug use or any illegal or dangerous activity at the property is also strictly prohibited. Failure to comply incurs a $300 penalty.
- No pets are allowed at this property.
- Guests must comply with maximum occupancy and obtain approval for additional guests or incur a fee.
- Cleaning service is available at an extra cost. Please let us know 1-2 days in advance to arrange it.
- For stays of 25 nights or longer, there is a mandatory mid-stay cleaning that's complimentary. Our team will contact you during your stay to coordinate the best day to do it.
- Guests are responsible for keeping the property well-cleaned and maintained.
- Guests are responsible for damages or extra cleaning costs incurred during their stay, including cleaning charges needed in the event unauthorized pets are discovered during or in a reasonable time after the stay. These amounts are charged to the credit card on file, followed by an email explaining the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500.
- Please adhere to check-in/check-out times to avoid fines and vacate the property at the agreed-upon time.
- Property undergoes regular inspections to ensure compliance with rules and maintenance standards.
- Thermostat: Temperature controls must be maintained to prevent damage.
- Guests are advised not to have mail or packages sent to the property.
- Guests are responsible for their valuables and personal property.
- Prompt reporting of any maintenance issues is required, though refunds are not guaranteed.
- The property is for vacation rental only; no commercial use allowed.
- Guests must adhere to all local vacation rental laws and regulations. Failure to comply with rules may result in eviction without a refund.
- Pool operating hours are 8 am to 10 pm.
- Placing items in the fireplace, removing the screen, or moving the logs will lead to a fine of $300. Disrupting these rules can cause danger to you and your guests.
SWIMMING POOL SAFETY ACKNOWLEDGEMENT & RELEASE:
1. Supervision is key to preventing drowning accidents: never leave children unsupervised in the vicinity of the pool - not even for a second!
2. Always watch children around the pool. Do not rely on barriers. They only slow a child's access to the pool.
3. In case of an emergency, act immediately.
4. Shout for help.
5. Pull the child out of the water.
6. Stay with the child and dial 911 (or the local emergency number) for help.
7. Check the airway and breathing. If needed, start CPR immediately (if you are trained).
Interaction with Guests:
The home uses an electronic door code for entry. The code and instructions will be provided before your arrival.
