Brought to life by AIA award-winning architects — XS House is a visual gem in the heart of Philadelphia. Make a quick pour-over coffee in our state-of-the-art, kitchens then walk just mere blocks to the Philadelphia Convention Center or hop a Lyft or Uber into the middle of Center City. Visit some of the best restaurants in the Philly in its nearby Chinatown and curl up in front of our smart TV to binge the latest Netflix series on our CB2 sofa bed. This, my friends, is living!

The Space:
This property does NOT have an elevator. Multiple steps required to access the home. Available units in this listing are located on the 3rd floor and have two levels within the apartment. The living room and kitchen are located on the ground floor, while the bedrooms and full bathroom are located on the 2nd level of the unit.

Please Note: This property is located next to a freeway. Audible road noise can be expected.

We have multiple Abode’s at this property. Each one is designed to provide our guests a beautiful, clean, and comfortable place to stay. The photos will give you a sense of this building’s style. While your Abode may vary slightly, it will be just as well designed.

This spacious, 2BR top-floor unit, with bedrooms on the second level, boasts spectacular views from its numerous huge picture windows. A fully-appointed kitchen, state-of-the-art washer/dryer combo, Nest thermostats, ceiling fan, and 1 full bath with glass-enclosed shower and ample storage.

• Spacious 2 bedroom loft with Queen sized bed featuring Tuft & Needle mattresses.

• Extra (3rd bed) sleeping accommodations include a CB2 convertible sofa bed that sleeps 2 comfortably. Comforter, sheets, and extra pillows provided.

Modern kitchen with state-of-the-art appliances, and quartz countertops. Kitchens are fully equipped and include dishware, flatware, glassware, pots, pans, and ovenware.
• Appliances include 4-top electric stove and oven, microwave, refrigerator with freezer, pour-over coffee carafe and water kettle, traditional coffeemaker, toaster, and blender..

ENTERTAINMENT
Your Abode is equipped with a smart TV or streaming device (Roku) which allows guests to access their own streaming accounts that are automatically logged out at checkout. Your Abode does not have cable or satellite service but the streaming device does provide some free TV and movie content.

Guest Access:
As our guests staying in street-level apartments you will have access to their units only. Those staying in the tower will have front door access as well as access to their individual units.

Interaction with Guests:
You will have access to our team 24/7. You will be provided with contact information for your host, available during the day, as well as our 24 hour concierge service team in case of emergencies.

We make certain you have all of the information you need for a smooth check-in, navigating the space, getting around, recommendations for the best eateries, nightlife, events, as well as information about the necessities (grocery stores, pharmacies, gas stations, ER, etc).

The Neighborhood:
XS House is located several blocks from everything. It’s a hip residential/industrial neighborhood a stone’s throw away from the Philadelphia Convention Center, Chinatown, Center City, and Drexel University College of Medicine. Walking directly south on N. 12th Street will put you in the center of it all with world-class restaurants, shopping, the famed Rittenhouse Square. It’s a diverse, eclectic city with a renewed energy and appeal. Chinatown features a plethora of insanely good Chinese and Vietnamese restaurants. A short Uber ride to Fishtown will put you in the newly adopted cultural center of Philly with live events venues, craft coffeehouses, award-winning restaurants, and a vibe akin to Brooklyn or San Francisco’s Hayes Valley. About 1,5 miles down Vine St. you will run into the famed “Rocky Statue” and same stairs Sylvester Stallone ascended in that iconic scene from the first Rocky movie. The adjacent trail is the perfect stroll or tempo run past Boathouse Row and along the beautiful Schuylkill River. Rent a bike from the numerous kiosks throughout Philly and make an outing of it. It’s not to be missed!

Getting Around:
Heel-Toe Express (walking) is the preferred method of getting around. Philadelphians walk everywhere or grab an Uber/Lyft for anything over a mile away. There is a public transportation bus stop just across the street as well as another a block away headed in the opposite direction along Vine. About an 8-minute walk away you can hop on the underground metro and travel throughout Philadelphia on numerous train lines. Newly-built, clean, and super popular with the locals. Of course, driving is always an option an option too given our nearby parking access.

Other Things to Note:
PARKING
• There is ample paid, lot parking surrounding the building due to the close proximity to the Philadelphia Convention Center. Parking ranges from $12 per day for the day lot (attendant on duty during the day) to $38 per 24-hour parking (pay at automated kiosk)

PUBLIC TRANSPORTATION
• The SEPTA system is Philadelphia’s robust public transportation system. You can access areas all throughout the city and outlying areas. Not only do we highly recommend it but we’re actually conveniently located just a short walk to Jefferson Station located at the corner of Filbert & 11th and the Chinatown Station at Race St. and 8th.

HOUSE RULES
** Please be advised guests may be required to sign a guest agreement and provide government-issued identification prior to check in.**

Please be respectful of your new home, neighbors and community. We require our guests abide by the following rules:

• Check-in is 4PM or later.

• Please no open flames, this includes but it not limited to candles, sparklers, incense, cigarettes, cigars,

• Please no illegal activity or substances: The use or involvement of illegal substances is highly prohibited and will result in eviction from the property, and may also result in law enforcement participation.


DAMAGE
• We understand things happen but we do require that all guests report any and all damage during their stay.

LONG STAY CLEANING FEES
• Abode reserves the right to charge an additional cleaning fee when a stay exceeds 30 days. For each 30 days increment, an additional cleaning fee will be added to the stay.

ID & CREDIT CARD VERIFICATION
• Guests are required to digitally provide a valid government-issued ID and selfie prior to check-in. This specifically including a photo of the government identification near the face of the guest to verify possession. That identification and individual submitting it must match the name of the person making the reservation. There are no third party bookings allowed.
• Additional credit card verification is required for bookings where the OTA does not handle guest payments directly. This specifically includes sending a photo of the card used for the booking and confirming a test charge before check-in can be approved. The name on the card must match the name on the reservation.

BACKGROUND CHECK
• Please be advised Guests will be asked to provide a birthday and current address as building management requires proof of a basic public records search for the primary Guest making the reservation.

LOCALS
• Due to restrictions placed on us by our landlord and as a condition pertaining to our ability to host, we are unable to accept reservations from guests local to the area (within 60 miles of Philadelphia). By booking, you hereby accept and agree to this condition and that you'll be required to show proof of residency. Any reservation which does not comply with this restriction will be subject to cancellation.

SMOKING
• This building, per the onsite management and the individual lease agreements, is a 100% smoke free; including both private and communal roof-top areas, the unit itself and any other public areas within the building and the communal property regardless of whether inside or out. You must be totally off of the premises and on public property to smoke. If you're a regular smoker and feel you'll have a hard time following this rule we kindly suggest you look into another property. Evidence of smoking will result in a complete forfeit of your security deposit.

EVENTS & GATHERINGS
• We have a zero-tolerance policy with noise complaints, parties or gatherings of any sort. We ask that you please respect our neighbors and keep noise to a minimum. QUIET HOURS from 10PM-8AM.

VISITORS
• We ask that all guests let us know in advance if they plan on having any visitors during their stay. There is a limit of 5 visitors in the apartment itself. There is a limit of 2 visitors in any of the building's amenities. Please no unregistered overnight guests.

Adequate for our purposes

Couch and chairs have seen better days. Noticeable fist marks on walls. That being said, the price of the rental and the proximity to attractions made these blemishes acceptable.

Clean, convenient.

Clean. Had what we needed. Host was very prompt in responding to email questions. Pleasantly helpful. The walls are a bit beat up- not as posh as the pictures depict. 54 steps to get up to the apartment. A bit much to lug up a 45 lb suitcase. Beds comfortable. Overall met our needs.

Not bad if you wanted to climb tons of stairs or right off of the highway

I actually quite enjoyed the modern aesthetics of this place but the location left more to be desired. Getting to the location with all of our luggage with young children was a challenge. Also with young children, its definitely going to be tough for naps since you're hugging the highway. Not a terrible place, just OK. Do your research of your surrounding area before booking, otherwise its not a bad spot.
