Located in the Sydney suburb of Roselands, this house features a spacious and comfortable layout with convenient access to shops, cafes, train stations, and the airport.
It’s perfect for groups of friends, couples, families, or business travellers seeking a convenient and relaxing getaway in Sydney.
Enjoy a great location within walking distance to Roselands Shopping Centre, Lantern Club, and Bennett Park, ALDI and Coles supermarket.
Getting around is incredibly easy! The bus stop is just a 5-minute walk away and it takes you to Narwee and Punchbowl station, and it’s only a 20-minute ride to Sydney CBD and Sydney International Airport.
Long-term stays are welcome! The house is fully furnished and equipped with an abundance of amenities, including:

• 2 bedrooms with queen-size mattresses which can converse to 2 king singles beds upon requested
• 1 bedroom with 2 king single beds which can converse to queen-size bed upon requested
• 1 extra double sofa bed in the living room
• 1 portable cot (available upon request)

Guest Access:
The entire house, including the pool, is available for your group or family to enjoy a comfortable, convenient, and affordable stay while traveling to Sydney.
The house is conveniently located next to the bustling Roselands Shopping Centre, with many great restaurants nearby. There’s a garage for two cars and plenty of free all-day street parking in front of the house.
By booking this space, guests and their entire party agree to hold the property owner harmless from all damages and injuries arising from or related to their stay.

Other Things to Note:
• No parties allowed. Please keep noise levels down after 9 PM to avoid disturbing our neighbours.
• No pets allowed.
• No bookings from anyone under 21 years of age.
• Persons using the pool do so at their own risk.
• No running, diving, fighting, or engaging in conduct likely to cause injury.
• All children under 14 years of age must be supervised by an adult aged 18 or older.
• Glass containers are not permitted in the pool area.
• No food is allowed on the pool deck or in the shower area.
• We are not responsible for any damage or injuries.
• We reserve the right to request IDs from all guests prior to check-in for security purposes.

Security Cameras:
There are external security cameras for the safety of our staff, tenants, guests, and visitors, including in the enclosed outdoor alfresco space and pool area.

Pool Rules:
• Please shower before you enter the swimming pool
• No running, diving fighting or engaging in other conduct likely to cause an injury
• All the children under 14 years of age need to be always supervised by adults of 16 years of age or older
• No babies with diapers are not allowed in the pool
• Glass containers are not permitted in the pool area
• No food is permitted on the pool deck or shower area
• No pets allowed in the pool area
• Persons under the influence of drugs or alcohol are not permitted enter the pool
• We are not responsible for any damage or injuries
• Persons using pool do so at their own risk
• No glass containers in the pool area
• No rough play in the pool area
• No oils, lotions, clips or pins allowed in the pool
• No scuba gear allowed
• No loud music allowed
• No diving
• No swimming alone
• Cameras are installed in the backyard and pool areas for your safety
• Pool hours are from: 8am to 9 pm
• By booking this space, Guest and entire party agree to hold harmless property owner from all damages and injuries arising from or related to Guest’s stay at the property.
• We reserve the right to deny the use of the pool to anyone at any time

Extra Charges:
Lost keys: $100 AUD
Lock out fee: $50 AUD from 9am to 7pm/ $100 from 9 pm to 11 am
Unregistered guests: $100 AUD per night
Uncleaned oven: $50 AUD
Uncleaned dish: $50 AUD

Extra Guests:
We only provide linens and towels for the exact number of guests based on the booking. An extra fee will be charged for additional guests, depending on the number staying at the house. Please enter the correct number of guests in your booking; any unregistered guests will be charged $100 per night, which may result in the entire group being asked to leave the property with no refund.
We do not accept third-party bookings. The person checking in must be the one who made the booking. If you are making a corporate or insurance booking, please contact us in advance to decide.

Additional Rules:
• No parties or events.
• No smoking: any evidence of smoking will incur a penalty of $500 AUD.
• No cooking of strong-flavoured foods or seafood, as it affects the next guests and may incur extra cleaning fees.
• Please take care of your dirty dishes and clean the oven.
• Please return the keys to the lockbox upon checkout.

Other thing to note:
In Australia’s tropical climate, it’s common to encounter harmless bugs and spiders. While we don’t offer cancellations for this reason, we’re always available to assist you.
Pest control is done every 6 months, but small insects may still appear unexpectedly. This shouldn’t pose an issue if you keep doors and windows shut when the house is unoccupied, food is properly stored, and rubbish is correctly disposed of.
Please understand that dead insects may appear in the few weeks after pest control is done.
We do request the security deposit before your arrival.
