This home was completed in 2019 specifically for the vacation rental business. This was new construction and is fully equipped with all the modern amenities and an open floor plan. The property is located at the back of a 2-acre lot in the quiet and picturesque Smith Hollow neighborhood of Edgartown. It is located far from the main house with its own private yard, landscape screening, and generous parking The house is located just steps from the town bike path, and directly on miles of hiking trails and public preserves.
There is lots of parking to the west of the house in a gravel parking area.
The lawn and gardens are to the East and this is what one would call the front door. The west door is next to the large outdoor shower and enters the kitchen. We call this the back door.
There is central air conditioning.
Enjoy a large gourmet kitchen with top-of-the-line LG appliances. The large kitchen island has very comfortable seating is perfect for hanging out with your friends and family while you create a delicious meal. The furnishings are all new and feature carefully selected pieces. The large open first floor also has a dining area for 6, a cozy living room, and a sofa bed for extra guests. The second floor features the master bedroom and a bunk room, both of which share the full bath.
Bedroom 2 has a bunk bed that has a single on the top and a double on the bottom so this room can sleep 3 people total.

EDGARTOWN: You are 2.9 miles from Edgartown which is a 7-minute drive and 13 minutes by the bike path. You are also on the MVTA bus route.
BEACHES: You are close to three great beaches
Edgartown Beach aka the Bend in the Road is a 6-minute drive or 15-minute bike ride 3.1 miles
Joseph Sylvia State Beach is an 8-minute drive and 20-minute bike ride 4.3 miles
South Beach Edgartown 12-minute drive 28-minute bike ride 5.6 miles
No permits are required for these beaches. Arrive early or late to find good parking.
PARK: You are across the street from the Mass Audubon's Felix Neck Wildlife Sanctuary. Spectacular.
PETS: We charge a $25 fee per night per pet. Otherwise, no pets are allowed at the house per the lease. Properly documented service animals (not support animals) are allowed per Airbnb policy and also per prevailing laws. The fee helps us defray the cost of additional cleaning.

ARRIVING: This Vacation Rental guest house is set all the way back of the property behind the main house. You drive up the driveway 70 yards past the main house and the guest house is right in front of you.
