2nd floor 2BR/2BA Gulf front, common access balcony/walkway facing the beach, WiFi. This lovely two Bedroom condo with WiFi, directly on the beach, is located on Okaloosa Island, which is between Fort Walton Beach and Destin.
Sleeps 6 with a maximum occupancy of 6.
*** The building elevator is expected to be inoperable until 5/24/25***

It is the best vacation destination for the family, golfer, shopper or fisherman. There are no high rises in sight, as nothing over 7 stories is allowed on Okaloosa. This building has a mere 24 units, and plenty of waterfront. It is never crowded, making it simply paradise! Many people say that these are the most beautiful beaches that they have ever seen. Television, surveys and magazines rate the Emerald Coast among the top ten in the world for its beautifully colored waters and sand as white as snow. Your can watch the dolphins jumping less than 100 yards away from the walkway balcony outside your front door! Need more units; ask us about our others.

Bedding: Master-King/Spare- Double, Twin, Twin floor mattress
- The elevator fails a lot, and should not be relied upon until replaced by 1/31/25.
- Exterior building maintenance will be performed 9/30/24-3/1/25. This may involve stucco replacement, metal scraping and grinding, painting, workers in the area, restricted views from the unit at times, foot traffic rerouting, noise, dust, etc. This inconvenience has already been factored into the posted prices with a reduction.
- We rent Saturday to Saturday in the spring and summer, when we have 6 night minimums.
- A limited supply of towels, bed sheets, soap, toilet paper, and pillows are provided
- Must submit Driver's license and rental agreement to manager within 24 hours of booking.
- Extra $10/night + tax per guest of any age over 6 guests (of any age) will be collected.
- Must pay additional fee if bringing pets ($10/ni + tax per pet). 2 max, 25 lb. max.
- Smoking allowed outside in marked location only.
- Guests must take out all trash and wash all dishes (or leave in running dishwasher) prior to checkout.
*Guest must submit a $250 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 14 days prior to arrival and released 14 days after departure, if no damages are reported. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.
- Must be at least 25 to rent.
- We include 2 folding chairs and an umbrella in the unit for your use, and you may also rent them on the beach.
- A second cleaning fee will be collected after booking for stays over 2 weeks, and for checkouts on Easter, Independence Day, Thanksgiving, or Christmas.
- Building, resort, HOA and/or COA amenities are not guaranteed to be open during your stay.
- Check-in time is after 6:00 P.M. local time. In some instances, access to your unit may be unavoidably delayed due to cleaning or maintenance issues. There will be no discounts offered due to a late check-in. Your patience will be appreciated in these circumstances. If you arrive after 4:00 P.M. and see that the unit is ready (it usually will be), you may begin your stay for no extra charge. Earlier check-ins require special arrangements and may be available for an additional fee.

Pet Policy and Pet Agreement Aqua Villa Condominium

We will permit renters to bring dogs to our unit, provided that the following Aqua Villa Rules and Regulations are strictly observed. There are owners living here that want desperately to ban pets forever, so please follow these rules, so they don’t have any more reason to force this to happen.
PROHIBITED BREEDS: Chow Chow, German Shepard, Pit Bull (or mix), Presa Canarios, Rottweiler.

No pet is allowed to defecate or urinate on any portion of the lawn or other common areas of the condominium property, even if the contamination is subsequently removed. Renters and owners must take pets off the Aqua Villa property for the pets to relieve themselves. A cleanup bag and cleaning materials must be used to pick up all waste and the bag disposed of properly in the Aqua Villa trash dumpster on the northeast edge of the property.

Pets left alone in the condo unit while the pet owners are away must be quiet. Incessant barking in a unit is disturbing to all guests. If your dog is expected to bark while you are away, we suggest you kennel your dog in the back bedroom where there is less visible activity to excite your dog, or muzzle it. Pets must be current on rabies shots, and flea/tick medications.

Local ordinances and condominium rules that prohibit dogs on the beach, in the pool, on the pool deck, in the elevator and on the parking lot must be observed. The beach rules are enforced by local authorities and hefty fines are imposed if pets are found on the beach. Try dog-friendly Liza Jackson Park on the bay, 388 Miracle Strip Pkwy SW, Ft. Walton Beach.

Pets are allowed on the Association common areas only while they are being escorted to or from a condo unit. At this time they must be under positive control, either on a leash or hand held. They are NOT allowed in or around the pool. They are NOT allowed in the elevator, unless CARRIED by their handler.

Pet owners carry the full responsibility for the behavior of their pets, and may be fined for violations. Pets may be removed from the premises if the pet owner is advised by the condo unit owner, the Association manager and/or the Board of Directors that their pet is:
a. In violations of the pet rules
b. Annoying in any way to other guests including barking within the unit
c. Threatening to other guests or residents

We have made minor changes in these rules to accommodate our particular circumstances. They do not change the essence of the Aqua Villa Condominium Association rules. Please read this agreement, sign it, and return it with your signed rental contract. Thank you.

Another amazing stay

The 1st 2 days we had double red flags. Rest of the time it was beautiful. We enjoyed the beach. The condo has an umbrella and chairs but we brought a tent and our own chairs. The condo was well stocked with all the dishes you need. It was very clean the grounds were very well kept. The pool was nice and we spent some of the time there. Everyone was really friendly. This is the 2nd time we stayed in this condo and it has been updated from the 1st time. There is a rental company if you want to rent chairs and umbrellas.

We arrived and there was no ac it was 75 degreees in the condo we went 3 1/2 days like that and I tried to message someone and it took forever to reply to me! Finally someone came to check ac and guess it need to be replaced and was told we were going to get a portable unit after some miscommunication we finally got a portable ac unit. I messaged asking if I could get part of a refund for the issues we had with no ac and how hot and sticky it was in the condo and they told me that per the policy there is no refund they can give me and sent me a link to what the weather was the week we were there saying it was mild weather when it was about 80 every day!!!!! Terrible customer service! Will never stay at a condo here at aqua villa managed by sv management! They did offer me $50 for road snacks!!! But when I’m paying close to $2,000 I better have ac when I get there!!

Nicely Decorated

The place felt safe, and the community was quiet. It was in a nice location. Communication with the property manager was excellent. We would stay here again! The carpets in the bedrooms could use some cleaning. Rather, I'd like to see them replaced with tile throughout the home. There is no entrance to the rooms from the front ofthe building. All rooms open on the back side. There are luggage carts by the elevator which were helpful. Overall, this is a more than decent place to stay. Amenities were ample!

No potholders. had to buy some for cooking no dishwashing soap to get started place needs to be painted. leaks fixed furniture needs to be cleaned or replaced blinds in master bedroom didn’t work leak under master room sink lock box is corroded hard to get into no outside light so we could even see the lock no parking is horrible area rug and front door rug need to be replaced as the rubber backing is gone, and they slid all over grout has mold in both bathrooms tracks on the shower doors are nasty microwave was nasty no lid for the trashcan smoking area needs to be better marked. it just said no smoking in units Loved the location to the beach. I rent from VROB a lot and this unit was the worse one.

Beaching good times

Perfect spot on the beach. Active spot for watching dolphins and the air bases jets and other aircraft fly by. Clean beach and very well maintained facilities. Everything was close by and the condo had a great view of the beach.

Nice older condo.

We stayed in aqua Villa unit 205. My hubby, my dad, my son and myself . Awesome location, that is first choice on our condo list wants, second on that list is a balcony there was no private balcony but my dad was able to sit outside our door anyway as we were second to the end and unit 206 was able to go down the stairs without passing my dad. Price is our third choice on our Vaca list. Great price for what you get. We always love to support our vets. They are Americas Best. 2 bedrooms with guest room providing 2 twin beds , master bedroom with California King bed, and a pull out sofa. Fourth on our list is A/C and we had that, fifth is ocean view and condo IS right on the ocean. Lastly we look for payment plan to make monthly payments, this in itself maybe the first actually. Lol , anyway we stayed Sept 25th to the 29th 2022. Weather was amazing at 85 to 90 degrees. Even though hurricane Ian was hitting Tampa and other southern cities we only had one red flag for ocean swimming last 2 days there. Though building is older, we seen no bugs, no mold, and everything worked fine. The only minor complaint is the lock box to get in. It is so hard to pull down to retrieve two keys and is high on the door, hard to see if someone is short. So we say thank you to Rick as we West Virginia hillbillies had a great time with great memories. We will be back next year to stay here.

This was the perfect place for our family vacation to the beach this year. Condo was furnished with everything and more that was needed! Location to the beach was amazing, the view of the ocean was the greatest!!

Pros: gorgeous view of the beach from 2nd floor and higher. Clean, large pool with many floats. Clean unit exactly as pictured. CONS: parking, remembering the KEY to condo, short child-size toilets, very low furniture (hard to get up for older crowd!), listed as pet friendly BUT you have to carry pets to staircase, down the flights, past the pool, thru a locked gate, out of the building, across the street - and then sit down the dog! Nuts! Large grass area at the complex that no one uses - I don’t understand why they don’t allow pets to potty there!!

Just about made it to an average rental stay

The building is old and it and he unit has not been well maintained. Large cleaning fees are charged to renters, but the unit was not well cleaned. There was dust everywhere and the shower was moldy. Windows were not clean and one had a huge piece of tape over it which made me think that it was broken. Otherwise, the location was quite good!

A few issues with the condo: dark due to some outlets inoperable so some lamps could not be turned on, beach chairs and umbrella could probably be replaced, would of been really nice to have a private balcony, having to walk pet across the street to do his business. Good: beachfront, quiet, big condo for two, comfy and relaxing. Overall, we really did enjoy our stay and short vacay in Ft Walton Beach!

Pet Policy and Pet Agreement Aqua Villa Condominium

We will permit renters to bring dogs to our unit, provided that the following Aqua Villa Rules and Regulations are strictly observed. There are owners living here that want desperately to ban pets forever, so please follow these rules, so they don’t have any more reason to force this to happen.

PROHIBITED BREEDS: Chow Chow, German Shepard, Pit Bull (or mix), Presa Canarios, Rottweiler.


No pet is allowed to defecate or urinate on any portion of the lawn or other common areas of the condominium property, even if the contamination is subsequently removed. Renters and owners must take pets off the Aqua Villa property for the pets to relieve themselves. A cleanup bag and cleaning materials must be used to pick up all waste and the bag disposed of properly in the Aqua Villa trash dumpster on the northeast edge of the property.

Pets left alone in the condo unit while the pet owners are away must be quiet. Incessant barking in a unit is disturbing to all guests. If your dog is expected to bark while you are away, we suggest you kennel your dog in the back bedroom where there is less visible activity to excite your dog, or muzzle it. Pets must be current on rabies shots, and flea/tick medications.

Local ordinances and condominium rules that prohibit dogs on the beach, in the pool, on the pool deck, in the elevator and on the parking lot must be observed. The beach rules are enforced by local authorities and hefty fines are imposed if pets are found on the beach. Try dog-friendly Liza Jackson Park on the bay, 388 Miracle Strip Pkwy SW, Ft. Walton Beach.

Pets are allowed on the Association common areas only while they are being escorted to or from a condo unit. At this time they must be under positive control, either on a leash or hand held. They are NOT allowed in or around the pool. They are NOT allowed in the elevator, unless CARRIED by their handler.

Pet owners carry the full responsibility for the behavior of their pets, and may be fined for violations. Pets may be removed from the premises if the pet owner is advised by the condo unit owner, the Association manager and/or the Board of Directors that their pet is:
a. In violations of the pet rules
b. Annoying in any way to other guests including barking within the unit
c. Threatening to other guests or residents

We have made minor changes in these rules to accommodate our particular circumstances. They do not change the essence of the Aqua Villa Condominium Association rules.
