Amazing family vacation!

We had a wonderful stay at Xaman Ha with our 4 kids and parents (8 people total). We almost don’t want to tell others about this gem because it is just perfect. The location is absolutely the best. A beautiful beach and pool view because both are right outside the door. The pool bar staff are awesome and make great drinks. You can walk to 5th avenue in minutes but you can hear anything from the condo. We had everything we needed in the suite. It was better than the photos. Ask for Robin if you want groceries or a meal prepared. He’s lovely. Thank you!! We will be back!

Beautiful Condo, Great Location

We loved our stay at the Xaman Ha Condo! It's a nice, clean condo with a beautiful view. Daily maid service helped keep us clean. The condo facilities and staff are great. And you can't beat this location! It's within walking distance to everything. We would definitely stay here again!

This place is truly a hidden gem, the condo is beautiful, clean and fresh (the air conditioner worked amazing as the weather was very hot) the view from from balcony, and bedrooms is breathtaking with ocean view. This home has everything you would need in a home away from home. 10/10 recommend.

Spring Break with Our Adult Children and Their S.O’s

We had a great time! Loved the condo, loved the oceanfront pool & bar, loved Playa del Carmen, which you can walk to for restaurants and shopping. We didn’t rent a car. We hired the driver (Orlando) the owner suggested to get us to and from the airport and we hired Robin, suggested by owner, to leave us groceries, quesadillas, margaritas and beer for our evening arrival. We used the front desk for help with a Chichen Itza/Cenote tour and a snorkeling tour to Cozumel. Highly recommend this condo.

Upon checking in the door code was incorrect but we managed to locate a property employee who placed a phone call to get the correct code, no problem. The following day while at the pool my daughter called me from the room stating there was an intruder in the condo. I ran to the room to find A male subject leaving out the door of the condo. He claimed that he misread the condo door room number, but somehow his pass code allowed him into the room. Immediately called the owners, ran it by them what just had occurred and they looked into the issue. After several phone calls it was determined the male subject and his family had made a mistake in room number but had the same pass code. Never saw or heard from that family again. Overall it went well and no one was hurt. I would recommend this location to others. Lots of seaweed at the beach but that mother’s nature at work.

This condo, I thought, was actually better in person than the photos show. the kitchen is newer. Lots of space to sit and read in two of the bedrooms. You cannot beat the location - a small condo complex with a short walk to the pool and beach as well as the south end of the famous Fifth Avenue for shopping and restaurants. We ate in all breakfast and lunch and made meals times for our family of six throughout the week. Check-in, however, was less than ideal. We went to the lobby to get our wristbands, but our code did not work. It took about 45 minutes to have someone come with a completely different code to get into the unit than we were provided. Also, the warm water was not plentiful in the shower for the six of us. All that being said, we’ve stayed at another unit in Xamen-Ha a few years ago. This was the best. We’d return.

Excelente lugar!!!

El condominio está muy bonito, mucho espacio. A mi familia y a mi nos encanto este lugar. Es como estar en casa. Tiene todo lo que necesita para cocinar. Incluye agua para tomar y tiene lavadora y sequadora, eso ayuda muchísimo. Los dueños muy amables siempre están al tanto, contestan pronto a cualquier pregunta o duda que tengamos. Nosotros disfrutamos mucho nuestra estancia aquí. Viajamos mi esposo y yo con tres adolescentes y cada uno tenía su cama. Esta muy cerca de la quinta avenida y del ferry para ir a Cozumel. La dueña nos recomendó a Orlando para transporte y muy buen servicio. Nos llevo a Xplor y nos trajo de regreso, se los recomiendo. Pero igual si camina un poco hay servicio de taxis o está el camión Ado. Mi familia y yo si regresaremos a este lugar.

Absolutely wonderful!

Perfect accommodations, centrally located to all the activities we wanted to do. My husband and I stayed with our 2 teens for 11 days in June-July 2022. We visited several Xcaret parks, Tulum, Cozumel, Playa’s Fifth Avenue, Isla Mujeres and more. Excellent communication with the owner. We couldn’t have asked for a better condo in Playa Del Carmen. We already miss the sound of the waves crashing on the beach, our gorgeous views from the condo, the pool, the breeze from the balcony, the pool bar, etc. Everything exceeded our expectations! We hope to return someday.

Better than expected!

Can't think of a better place than this unit in Xaman-Ha. Property is very close to everything in Playa, while also in a gated neighborhood with 24/7 security and the feeling of being somewhat secluded. Property owners were very responsive. We had a mishap on our end getting into the condo at 9pm on Friday and they answered the phone and got us corrected and in the unit. Condo is right on the beach with a private pool that overlooks the sand. The only negatives we encountered were: 1-the seaweed. However, this is not a problem of the condo. It's a problem in the whole Riviera Maya. And the condo association did a great job of cleaning a good portion of it up every morning. We still enjoyed the sand and the beach in the areas that were fairly cleaned up. It should be noted that many public beaches are closed due to seaweed, so the fact that this beach was usable was fortunate. 2 - The swim up bar attendant was not very friendly and had more than just our group on edge. While there, we spoke with 2 other parties that had unpleasant interactions with Robin, the swim up bartender/cook. We understand he's been there a long time but from the first minute it was like walking on egg shells while he was there and even when ordering from him, it was just like we were an inconvenience that we were there swimming in "his" pool. Nothing that would cause us to not return, but we did only order lunch and drinks from him the first of 6 days we were there. We made other arrangements for drinks and lunch after day 1. If you're looking for a place to stay in Playa, don't hesitate to stay here. We'll definitely look to book here again in the future.

A magical week in Playa Del Carmen

My wife and I have traveled the world through vacation rental properties and I don't think we've ever stayed in a place quite this good. To start, the hosts are amazing. Elva and Bob have a masterful understanding of the property and the surrounding neighborhood. They were extremely attentive and helpful, but also not at all overbearing. They helped us arrange for traditional Mexican meal served in our unit by the wonderful Ms. Rosie. They helped us secure groceries for the unit ahead of our arrival. All in all, they were truly wonderful. The property itself was fantastic. We've stayed in several other properties in Mexico where the unit has a sewer smell...or a mold smell...or just a smell. Not this place! Everything was sparkling clean and kept that way. The condo was newly updated. The shower had good water pressure and was HOT. The pool was convenient (even for very little kids) and the pool's swim-up bar was a hit for kids and adults alike. The property is perfectly located - close enough to Centro that any of it is walkable. But far enough away where the property was quiet and felt very, very safe. We are already looking forward to next year's stay! Thank you Elva and Bob!

Fantastic Property

This condo deserves every one of its five stars. The location in Playa del Carmen couldn't be better. Short walk to town, but in a gated community that gives you a lot more privacy. The condo is so close to the ocean you can hear the waves all night. The pool is perfect and right on the beach - it's the best of all worlds.

Nothing but the best to say about this property, very clean, excellent location, very responsive and friendly owner, great tips to enjoy the vacation, etc. etc.. Also, right above the water and pool it seemed. The best was the veautiful view of the sunrise over the ocean right from the bed in the master bedrom without having to even move. We'll be back for sure.

Wonderful week long stay!

Our family of five, including three grade school age kids, had a terrific week staying here. We chose this condo complex because if was on the beach and also offered a pool, as well as being close to 5th Ave, yet not directly in it. The location is great being just a 3-5 minute walk to 5th avenue yet also quiet. The space was very nice and provided more than enough room. The master is spacious and has a stunning view that pics don't quiet do justice. It was spotless and we enjoyed the every-other-day maid service. Terrific view off the balcony - we were there during new year's eve and the view of the fireworks were excellent. Large and spacious living area with vaulted ceiling. New and modern kitchen appliances yet still maintains an authentic mexican feel. We felt safe there the entire time (the condo sits within playacar which is a gated community). We also happened to meet the owners while there (they own a second condo) - they were both lovely and enjoyable to talk to . Highly recommended!!! Would return!

Amazing vacation

We stayed in condo 7201 and it is a 3 bedroom. Truly wonderful condo with all the amenities including fresh coffee everyday. There was also spices and loads of other stuff in the condo like Bluetooth sreteo and WiFi . The playing cards were a nice touch as well. We like to cook and had more than enough utensils and pots to cook with .The lady who cleaned our condo every second day was immaculate..wonderful job! We will definitely stay in this condo again. The beach was perfect as well ..no seaweed. And of course we were entertained by Robin with his humor, delicious food and drinks .. If you are looking for an awesome place to stay Xaman Ha is wonderful in every way 👍🏻

Fantastic Place to Stay in Playa

This was an amazing condo just on the edge of the main part of Playa del Carmen. Great rooms, wonderful AC, big beautiful well-stocked kitchen, cozy balcony to enjoy in the mornings, and nice bathrooms! The master and 2nd bedroom were particularly spectacular - huge rooms with couches in them too, king size bed in the master and two queen beds in the 2nd bedroom which was great for our couple friends and their toddler, huge fantastic bathrooms, and everything was super clean, with high quality materials like marble. The third bedroom is significantly smaller so I would say this is a good place for families, not so much 3 couples, as one couple would not feel like it was fair to stay in the 3rd bedroom. The pool was very nice, with great shallow areas for toddlers or babies, and a swim up bar for grown ups. The condo was literally 5 minute walk from a great part of Playa with tons of fun restaurants, shops, and the ferry to Cozumel. Unfortunately, the sea algae was really bad while we were there, the smell and the amount of seaweed on the beach made it difficult to enjoy the beach. Also, this condo does not have chairs or a large beach in front of it, although you can easily go next door to the 5 star resort's beach which is large, and they cleaned the algae from the beach there. On our last night, the AC in the master bedroom stopped working, and they could not get someone out until the next morning. It was fortunate we were only 2 couples, so we stayed in the 3rd bedroom. Elva was so great about the AC problem and gave us 1 night free because of the inconvenience. Definitely would recommend this place, it was fantastic for us!

Great Views and Relaxing Pool.

Everything was wonderful, except the beach was badly eroded with large deposits of seaweed. Obviously no fault of the property owners or managers, but videos/pics of current beach conditions and price according to those results would help. Wonderful property that unfortunately has been subjected to Mother Nature.

Go for the sunrise

Great condo w an amazing sunrise every morning. Location is approx one block from the end of 5th Ave, near the ferry to cozumel but situated in a quiet area. While we’ve been to PDC 7 times prior our friends had not and were of course concerned about Mexico being safe - we saw several grounds security guards and felt 100% safe. Location is directly on the beach but with little beachfront. Seaweed was really bad the couple of days we were there but the pool was amazing and our kids loved it as well as the happy hour and swim up bar for the adults. We rented a car so it a quick trip a few blocks to Wal Mart to get supplies with easy access out to the main road to visit Ackumal, local Cenotes and Tulum. A local food village is a few blocks across the street that our guys loved visiting for an authentic taste. The condo had everything we needed (except a cutting board) toncook breakfast and make drinks. We had a fabulous time and our friends loved their first trip to PDC.

My wife and I have been vacationing in Yucatan since 1971. Upon retiring we decided

Xamanha in Playa del Carmen has some of the best beaches to be found anywhere in the world. Our complex is in a quiet gated community only a few blocks from all the action of 5th Avenue.
