Das Kickin Back befindet sich im Herzen von Concan, direkt an der River Road an einer Landstraße. Auf der anderen Straßenseite befindet sich ein saisonaler See und eine malerische Bergkette. Es gibt keine Häuser, die die Aussicht auf die Berge blockieren. Das Grundstück ist recht groß und bietet ausreichend Parkplätze für alle. Der Vorgarten verfügt über 2 Sätze von Hufeisengruben mit Getränkehaltern sowie Cowboy-Golf. Die breite, überdachte Veranda bietet schwere Schaukelstühle aus Holz, um die Aussicht auf den Sonnenuntergang zu genießen.

Dies ist ein perfektes Zuhause für diejenigen, die ein außergewöhnliches Outdoor-Erlebnis mit Blick auf die Bergkette und eine super coole Hinterhofoase suchen. In der Mitte gibt es einen benutzerdefinierten Stein-Tauchbecken mit einem Wasserfall, der in einen Fangpool darunter fällt. Das Geräusch von fallendem Wasser wird Ihre Sinne beruhigen, um sich zu entspannen und den Doppelklubsessel zu genießen oder unter der neuen Custom Cabana zu essen.

Es gibt mehrere Sitzbereiche auf mehreren Terrassen auf verschiedenen Ebenen, die alle durch gebeizte Betonpfade miteinander verbunden sind. Der gesamte Garten ist für ultimative Privatsphäre hoch eingezäunt, professionell gestaltet und das Beste, wenn das super coole Cowboy-Bad am Pool mit einer rustikalen Dusche, einem Waschbecken und einem WC ausgestattet ist.

Treten Sie ein und das Wohnzimmer ist geräumig, mit Saltio-Fliesenböden, gewölbter Decke, raumhohen, weißen Rock-Kaminen und Ledermöbeln. Die Küche und das Esszimmer sind als offenes Konzept mit Edelstahlgeräten, einem separaten Weinkühlschrank und einem charmanten roten Schranktürschrank konzipiert.

Das große Schlafzimmer verfügt über viele Fenster, ein Kingsize-Bett und ein eigenes Bad mit separater Dusche und WC vom Waschbecken und vom Ankleideraum. Schlafzimmer 2 verfügt über ein Queensize-Bett und zwei Einzel-Etagenbetten. Das 3. Schlafzimmer hat ein Doppelbett und ein Etagenbett. Zwischen den beiden Schlafzimmern befindet sich ein zweites Badezimmer. Es gibt auch einen Hauswirtschaftsraum mit Waschmaschine und Trockner.

Excellent stay!

This house was located close to the river, quick drive to the stores and was just perfect for our family. We had a great time, kid enjoyed the pool a lot as he spent most of his time in it, and we can’t wait to go back again soon! Last but not least the leasing manager Nanette was awesome, super helpful and made sure our stay was comfortable!

Great place to stay!!

This was our second year to stay at this property and had noticed the kitchen was remodeled which was really nice. Plenty of room for our 2 families. This time around we mostly stayed outside of the property due to the frio being low. Swimming and hanging out by the pool was my favorite part. And if you want to see a beautiful view of the landscape or wildlife just sit upstairs by the fireplace. And while swimming in the pool we were amazed by the hummingbirds and butterflies flying around us. The only downside was the beds could be better. But overall another successful vacation stay!!

Amazing property!

Let me start by saying WOW about the outside areas of the property. And I mean AREAS! We watched the stars from the upper deck, cooled off in the pool, played corn hole and such in the front, and used the picnic table to play cup pong. We really didn’t go inside until it was time for bed. Another plus is that they have satellite and wifi! We were able to watch our beloved Astros every night. The inside of the property is rustic, but that’s exactly what our hearts needed at the river. The beds could use some updating, as the mattresses aren’t super comfortable, but when you’re worn out from playing outside, it doesn’t even matter. Great property, and we will definitely be back!

Family time is priceless no matter the circumstances

AC didn’t work, toilets didn’t flush well, uncomfortable beds and I chose not to complain at all and chose to let the property manager know when leaving so all issues could be addressed for the next guests and she was extremely rude and abrupt even tho I wasn’t asking for anything I was merely letting her know so they could fix the issues I never asked for a refund or demanded anything yet she was VERY unprofessional in her quick responses calling me an idiot basically for not saying something when I checked in....I was thankful I didnt complain when I first checked in because if that response is what I would have gotten it would have ruined our entire weekend.....

Issues

First, having to bring all your own linens (sheets, towels, pool towels, kitchen towels) is a real pain, and we were not told that linens were not provided until after we had already rented the house. Further, the house had some cleanliness issues. The control panel on the stove was covered in grease, the refrigerator apparently had not been cleaned in quite some time, and there was even trash in the floor of the master closet and bathroom when we arrived. The beds were like sleeping on slabs of plastic. In fact, the beds were so bad that we checked out a day early and left, even though we had already paid for the whole period. The pool is much smaller than it appears in the photos, and there is not room in it for two adults and three teenagers. Overall, we were not happy.

Our 1st Adventure to Concan

I wish we knew that there is no phone service unless you have AT&T. Not a deal breaker but we could have prepared with burner phones and had a back up if there was an emergency. All in all, the owners went out of their way to help us out and we appreciated that! Thank you again! We made a last minute reservation for this house 2 days before our stay. They do not provide linens and you must let them know 2 weeks prior to your stay. This is not anywhere on the VRBO description. I made a recommendation to add this to the description of house on VRBO and not just their Frio Fun website as many people use different search tools. We got in late around 6:30pm so we looked past the lack of cleanliness. Bunk bed needs new mattress the springs are broken in several spots (my son didn’t notice he’s 7, but I did when I laid with him). We were outside about 90% of the time during our stay and enjoyed the beautiful landscaping, plunge pool, and river. There is dust all over the wood ceilings in bathroom, black mold on shower curtains, trim around shower, and bathroom baseboards. Both showers did not drain well and need to be un-clogged. Dead bugs inside light fixtures in kitchen, dead bugs behind couch in living room, the outdoor shower was capped off so we could not use. We would stay again with the Frio Fun owners as they have fantastic customer service, but at a different house they have with a pool.

The first night the ac wasn’t working so it was miserable. We called the office the next day, they sent someone out quick but it did not fix the problem. So we had to call a second time that evening. After that the house was decent. The property was great, the pool was nice.

Amazing outdoor retreat!

The home was nice, and clean and the pool was a great plus! the kids loved it. The younger kids ages 2 and 5 were able to play in the overflow splash pool and it was perfect for them and for us to not worry! It all looked bigger in online pics but was still the perfect size for everyone to enjoy. Was hoping for a fire pit to roast marshmellows but we just used the grill instead lol. Staff was super nice, my keys ended up getting locked in my car right at checkout and the guys knew a locksmith to call. Toilets didnt want to flush that great but we were able to just fill up a trash can of water and pour in the toilet and it would flush then. The back yard was a little grown up around the house like it needed to be pruned a little but was still so beautiful! The extra ice box was a plus too because we used it as a drink fridge and the other for normal food. House had everything we needed to be comfortable and enjoy our hill country vacay.

Overall we had a great time!! Thank you!! I paid for linens....they were minimal. Flat sheets only. Only one bath towel per person. It was difficult. The washer dryer helped. Kitchen utensils, pots and pans, were less than adequate. I will bring my own linens and kitchen needs in the future, Just needed to know this before I packed.
