Your cabin features a fully equipped kitchen and tea/coffee bar (Ninja Blender, Kitchenaid Stand Mixer, full spice rack, knife block, tons of drinkware for martinis, wine, Moscow mules, and more!) - no detail spared! You may never want to leave and with the inside entertainment options available to you, you don’t have to - big TVs, free wifi, included Netflix, board games and books, and all of our other hidden extras. PLENTY of room to cook and hang out with family or friends make for the perfect year-round getaway!

With your ultimate comfort in mind, the cabin has been completely remodeled and offers a brand new AC/Heating unit and free Wifi! We've also installed a gas fireplace so you can easily turn it on and off whenever you'd like. Slip into bed each night in the luxuriously soft linens and supremely comfortable beds. Room enough to sleep 6 with a queen bed in the bedroom, queen sleeper sofa in the living room, and built-in bunks (slightly more narrow than twins in the living room to the left of the fridge in the corner).

You can be bold and feed your adventurous side with a visit to the nearby Apache Ski Resort. Stroll through picture-perfect downtown Ruidoso and enjoy the many wonderful shops and local eateries. Main Rules:
- Be mindful of neighbors, but make sure to enjoy your stay!
- No pets allowed- NO exceptions.
- No smoking inside or on deck surrounding. (occasionally no smoking at all anywhere outside Ruidoso when the restriction is high enough due to fire hazards)
- Remove trash and wash/ put away dishes prior to your departure
- All trash bags must be placed in the large dumpsters around Ruidoso Midtown - leaving any trash outside of the cabin will attract unwanted creatures.
- Lock Hot Tub when not in use (HOT TUB IS CURRENTLY OUT OF COMMISSION)

SHORT TERM RENTAL AGREEMENT:
1. Property: The property is furnished and includes such items as fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets (including spare sets accessible to the guest), bath/beach towels, essential cooking spices, baking and cooking supplies, etc. [this is not a comprehensive list.]
2. Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
3. Term of the Lease. The lease begins at 4:00 p.m. on the “Check-in Date” and ends at 11:00 a.m. on the “Checkout Date” unless otherwise arranged.
4. Minimum Stay: This property requires a 2-night minimum stay. Longer minimum stays may be required during holiday and peak season periods. A 1-night minimum stay may be considered.
5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..
7. Rental Rate and Fees: Rental rates will be communicated via booking site. Payment in full shall be due according to the time frame specified by the listing site. Deposit: No security deposit is required
8. Charge for Damages: Claims of damage will be communicated by the Homeowner within 14 days of the - damage to the property or furnishings based on the following:
- dirt or other mess requiring excessive cleaning;
- failure to adhere to the rental rules outlined in exhibit A; or
- any other cost incurred by Homeowner due to Guest’s stay.
9. *Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% (minus $75 admin fee) if cancelled >30 days prior to Check-in Date 0% if cancelled inside of 3 days prior to the Check-in Date If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.

*When booked through Marriott HVMB, these cancellation policies do not apply. Please refer to Marriott HVMB for the cancellation policy that applies.

10. Insurance: We encourage all renters to purchase traveler insurance.
11. Notice of Surveillance: There are exterior cameras at the front and rear entrance of the cabin. These cameras are not to be tampered with, nor the smart hub unplugged. The cameras are for security purposes only and do not face the interior of the cabin.

Exhibit A:
RENTAL RULES

1. Smoking is NOT allowed inside the property. Fine of $500 plus expenses incurred, including any rental revenue from dates we have to block off or move/ cancel guests.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses
6. Pets- the policy will be outlined within the listing site.
6-1. Properties that do NOT allow pets- Pets are NOT allowed anywhere on the property- $500 fine + $25/day.
7. Parking: PARKING PASSES – 2 designated parking spaces provided. Trailers and RVs are not permitted unless otherwise stated.
8. Housekeeping: There is no daily housekeeping service. While linens and bath and beach towels are included in the unit, daily maid service is not included in the rental rate. Only pool towels are permitted to be taken from the unit for use at the hot tub. Please do not take our white towels out of the cabin!!
9. Storms: If there is a storm, earthquake, or anything that causes significant damage to the rental area which inhibits you from staying, no refunds will be given. We encourage all of our travelers to purchase traveler’s insurance.
10. Checkout: Please make sure all dishes are washed and put away and trash is removed and placed in city dumpsters on Rio St. Failure to do so may result in an excessive cleaning fee. Thank you!
11. Hot Tub: If using the hot tub, there are separate hot tub rules provided in your access instructions you must obey. Failure to do so may result in an excessive cleaning fee, fine or a complete dump of the hot tub.

We ask that you leave the property in a reasonable condition for our house cleaners, but enjoy your last day! The key-code to the door will automatically be disabled within an hour of your departure time. If you've left anything behind, please let us know and we'll arrange to get it returned to you!
